Why this project is worth a look
Resale, not promises
Airlink Residence can be judged through actual units, actual common areas and an active secondary market. That gives buyers more pricing evidence than a launch-stage project, but it also means the advertised price says little without checking renovation, tenancy, debts and handover condition.
An airport-side location
The project is best understood as an eastern Bangkok option. It can suit airport, Lat Krabang and motorway-oriented routines well; it is less compelling for someone who expects central-Bangkok walkability. The same low purchase price can feel very different once daily commute time is included.
Building choice matters
A development of this scale is not uniform. Building position, noise exposure, phase, floor, view, common-area condition and the route from the entrance can all change the living experience. Comparing two Airlink Residence units without checking the building number is often too crude.
Low price needs context
The lowest asking prices are useful market anchors, not automatic bargains. Older resale units may need renovation, furniture replacement or work on air-conditioning and plumbing. A buyer should compare the cost of getting the unit ready for use, not only the number in the listing headline.
Quota is unit-specific
Foreign ownership is possible only if the selected unit can be transferred within the statutory foreign quota. The project has evidence of past Foreign Quota transactions, while current stock also includes Thai Quota listings. The juristic-person certificate is therefore a transaction document, not a formality.
About the project
Airlink Residence is an established resale condominium community on Rom Klao Road in Lat Krabang rather than a new-launch product. The developer is consistently identified as S.T. Perfect House, while current stock comes from individual owners. That changes how the project should be judged. The useful questions are not about construction risk or a developer payment plan, but about the condition of a particular unit, which building it sits in, how the common areas are being maintained, whether the title is clean, and whether the ownership quota works for the buyer.
The project is larger and a little more complicated than many listing pages suggest. Several independent databases describe the overall Airlink Residence development as seven buildings with 1,019 units. A separately indexed Phase 2 is described as six eight-storey buildings with 933 residential units, plus commercial space. Some portals appear to use the Phase 2 specifications as if they covered the entire estate, while others publish project-wide figures. For a real transaction, the building and juristic-person records matter more than the label on an aggregator. Buyers should match the unit title, building number and condominium registration rather than assume every Airlink Residence listing belongs to the same sub-phase.

The location makes most sense for an eastern-Bangkok routine. Rom Klao, Lat Krabang, Suvarnabhumi Airport and the motorway network are the practical anchors. Lat Krabang Airport Rail Link is the relevant rail connection, but online sources disagree materially on the exact distance from the project, so a walk-time claim should not be treated as a fixed project feature. Someone working around the airport, logistics corridor or Lat Krabang can have a very different commute experience here from someone travelling daily to Sukhumvit or Sathorn.
Resale pricing is one of the clearer parts of the story. An active September 2026 listing was asking THB 1.15M for a compact one-bedroom unit, while PropertyHub had a studio at THB 1.19M and other small units above that level. Two-bedroom stock stretches much higher depending on size and fit-out. These are asking prices, not evidence of what every unit is worth, and the cheapest listing should be treated as a negotiation anchor rather than a project-wide valuation. Older condos can show unusually wide price dispersion because renovation quality, tenancy, building position and seller urgency all matter.
The published unit mix is practical rather than elaborate: studios around 28–29 sqm, one-bedroom units around 31–35 sqm and two-bedroom units around 40–55 sqm in the Phase 2 profile. Current resale databases also show larger two-bedroom layouts approaching 70 sqm, which is another reason to identify the building and phase before comparing price per unit. A 40 sqm two-bedroom and a 70 sqm two-bedroom are not substitutes, even if both are filed under the same project name.
Amenities listed across project-era and current profiles include a swimming pool, fitness room, clubhouse or function room, landscaped common areas, lobby spaces, parking, security, CCTV and access-card control. Older material also mentions shuttle service and two passenger lifts per building. The more important ownership question is what is actually operating now and what it costs. A legacy project profile lists a common fee of THB 35 per sqm, but that figure should not be used for a present-day ownership budget without a current statement from the condominium juristic person and confirmation of any sinking-fund or special assessments.
For an overseas buyer, the legal structure is straightforward only after the quota is checked. Thai law allows foreign freehold in a registered condominium while foreign ownership remains within the statutory 49% ceiling. Current listings at Airlink Residence include units marked Thai Quota, while a recorded older transaction on Hipflat was marked Foreign Quota. That is useful evidence that foreign-quota ownership has existed in the development, but it is not proof that quota is available for the unit being sold today. The transaction should be built around unit-specific confirmation from the juristic person, the title deed, seller authority, outstanding common fees and the required foreign-funds documentation where applicable.
Ownership format
A unit in a registered Thai condominium can be transferred to a foreign buyer as freehold only while the building remains within the 49% foreign-ownership quota. Current foreign-quota availability at Airlink Residence is not publicly confirmed and must be checked for the selected unit through the condominium juristic person. Any leasehold offer should be assessed separately on its actual term and contract.
Unit types & sizes
The smallest published format and usually the lowest-cost entry point. It can work for one resident or a budget-focused rental, but condition matters disproportionately at this end of the market: replacing furniture, air-conditioning or a tired bathroom can quickly change the economics.
A practical size for one person or a couple. Live resale listings also include units around 29–36 sqm, so the registered unit area matters more than the marketing label. For rental use, bedroom separation, storage and fitted-furniture condition can matter as much as headline size.
Two-bedroom stock is not one product. Compact layouts around 40 sqm prioritise price, while current resale databases also show much larger units approaching 70 sqm. Those layouts serve different buyers and should not be compared simply because both carry a two-bedroom label.
The ranges come from published project and Phase 2 profiles, while the live resale market is broader. Compare units only after matching the registered area, building and phase. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 1.15M on an active resale listing updated 15 September 2026. This is a low asking-price anchor rather than a developer price; availability, unit condition, ownership quota and transaction terms are specific to the selected condo.
- Completed: 2013
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Owner-occupiers whose daily life is centred on Suvarnabhumi, Lat Krabang or eastern Bangkok and who value a low entry budget more than a central address.; Resale buyers comfortable selecting a specific building and unit rather than buying on developer brand alone.; Long-term rental investors who prefer an established tenant market and observable asking rents, while underwriting renovation, vacancy and recurring costs without guaranteed-return assumptions.; Foreign buyers when the selected unit has documented foreign-quota capacity and a clean title.; may not suit: Buyers who want a dense central-Bangkok walking environment with multiple rapid-transit lines, restaurants and offices close by may find the location too peripheral.; Someone who does not want to inspect an older building, renovation history and building-to-building differences may find a newer project with developer warranty more straightforward.; Anyone who requires pre-confirmed foreign quota, an assigned parking right or a fixed current common fee should not rely on portal data alone..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Project composition conflicts across sources. Several databases describe the full Airlink Residence as 7 buildings and 1,019 units; Phase 2 is separately documented as 6 buildings and 933 residential units, while some portals publish 1,099 units. The registry entry uses 1,019 for the umbrella development, but the condominium registration and phase boundaries should be checked before publication.
- Completion dates conflict. Sources variously show 2012, 2013 and 2019. Multiple independent project profiles and the Phase 2 record support 2013, so that is used in the main entry, but building-level documents remain the better evidence for a transaction.
- Current foreign-quota capacity and the current common-area fee are not publicly confirmed. Market records show both Thai Quota and historical Foreign Quota units, while an older profile lists THB 35/sqm; fresh juristic-person documents are needed for both points.
