Why this project is worth a look
An operating estate
Vista Del Mar can be assessed as a real place, not only as an off-plan promise. Completed homes are occupied or rented, while the roads, security and on-site management are already functioning. A useful viewing should therefore go beyond the show villa. Walk the internal road, look at turning space and gradients, inspect drainage and retaining conditions, see how close neighbouring roofs sit to each sightline, and note where construction of the remaining plots could affect noise or access. A completed house also gives the buyer evidence of how materials and waterproofing have performed through Phuket's heat and heavy rain.
The plot makes the view
The estate is sold around its Andaman Sea outlook, but the value of a particular home depends on its actual position on the slope. Elevation, neighbouring roofs, vegetation and future houses within the master plan can matter more than a difference in interior specification. For a new-build purchase, the plot number should be matched to the current site plan and then checked on the ground. For a completed villa, the test is easier: stand in the living room, main bedroom and pool terrace and look at the real horizon rather than a rendering.
Milestones need definitions
The published construction schedule uses six stages: 2% reservation, 28% on contract, three 20% construction payments and 10% at finishing and handover. A staged plan is easier to follow than a large upfront payment, but percentages alone are not buyer protection. The contract should define what counts as completion of each milestone, how the buyer is notified, whether an inspection can happen before payment, how defects are corrected, and what remedies apply to delay. Custom layout or material changes also need a written process because they can affect both price and timetable.
House and land differ
A foreign buyer is not acquiring the land in ordinary personal freehold. Vista Del Mar presents a structure in which the villa building is owned separately while the plot is leased for 30 years, with additional renewals promised contractually. This can be workable in Thailand, but the document package matters more than the sales shorthand. The buyer should review the land title, the registered landowner, the lease registered at the Land Office and the clauses governing transfer, inheritance and renewal. '30+30+30' is not a substitute for reading how those later periods are actually secured.
Management beats headline yield
The project promotes a rental program and publishes attractive return claims, but those figures should not be treated as a forecast. The more useful due-diligence questions are operational: who sets nightly rates, what the management fee includes, who pays for pool and garden work, how guest damage is handled, what owner-use restrictions apply, and whether an owner can leave the program. Because some villas are already in rental operation, buyers can ask for evidence from a specific property or at least a real management tariff sheet. Without net operating figures after all costs, a headline yield remains marketing.
About the project
Vista Del Mar Phuket is not a brand-new estate that exists only on renderings. It is an operating hillside community above Nai Thon where completed villas sit alongside the remaining plots offered for new construction. That distinction matters. In 2026 the project's own website says 15 villas have already been sold and are mostly owner-occupied or rented, while seven more are still to be built. The estate office, security and management operation are already in place. A buyer can therefore inspect how the finished part actually works — access roads, slope conditions, privacy between homes, landscaping and day-to-day management — rather than relying solely on a sales presentation. A new villa, however, is still a separate construction commitment with its own plot, drawings, specification, payment milestones and delivery risk.
The estate is at 15, Road 4018, Moo 4, Sakhu, Thalang District, Phuket 83110 on Phuket's northwest coast. The development covers about 17,000 sqm on a hill facing the Andaman Sea. The project states that the beach is roughly 700 metres away and that villas sit around 45–70 metres above sea level. The practical consequence of this topography is not limited to the view. A hillside scheme places more weight on foundations, drainage, retaining conditions and waterproofing than a flat suburban estate. The developer's fact sheet describes screw piles, roof waterproofing and insulation, double-layer walls and double glazing. Those are useful specifications to ask about, but they are still seller-provided construction claims rather than an independent engineering assessment of a specific house.

Vista Del Mar is relatively low-density. The current official project narrative adds up to 22 villas, rather than a large master-planned community with hundreds of homes. The project's principal published formats are two-storey VX villas of roughly 350–400 sqm and LX villas of roughly 600–700 sqm. More recent market price lists also show customized houses extending to around 790–860 sqm, which suggests that the final product is not perfectly standardized across every plot. That flexibility can be valuable for a family buyer, but it makes headline comparisons less reliable. Two homes with the same bedroom count may differ materially in land position, built-up area, elevation, sea-view exposure, furniture package, solar options and the amount of outdoor space included in the contract.
Public pricing in September 2026 varies by channel and by villa. DDproperty currently shows offers from about THB 38.7M up to THB 111.1M, while a March 2026 price list described by a specialist platform as developer-supplied started at THB 37.78M for a three-bedroom, 350 sqm villa. The project's own website describes the entry point more broadly as about THB 40M. For that reason, THB 38.7M is best treated as a lower public-market anchor, not a universal developer price. Vista Del Mar also contains both completed resale stock and build-to-order opportunities. Those are different transactions: the resale buyer is assessing an existing asset and its title history, while the off-plan buyer is also underwriting construction, specifications and milestone payments.
Ownership structure deserves separate attention from the house itself. The project markets freehold ownership of the villa building for a foreign buyer while the land is held under a registered 30-year lease with contractual renewal arrangements. Thai rules generally restrict direct foreign ownership of land, so the land lease cannot be treated as a footnote. The buyer should see the land title, identify the registered landowner, understand exactly what is registered at the Land Office, and read the resale, inheritance and renewal provisions rather than relying on the shorthand '30+30+30'. Future renewals are contractual arrangements and should not be presented as automatic statutory extensions.
The estate also offers on-site management and a rental program. That can be useful for an owner who will not live in Phuket full-time, but the return figures published by the project should be kept in the marketing column rather than treated as a forecast. The more useful questions concern execution: who handles bookings and guest turnover, what the management commission includes, how repairs and consumables are charged, what happens when the owner blocks dates for personal use, and whether participation is optional. Current third-party listings for some villas publish a common-area fee of THB 50 per sqm per month and a one-time sinking fund of THB 300 per sqm. These figures are useful budget markers, but they still need to be checked against the selected villa and the current contract.
Ownership format
For a foreign buyer, the project markets freehold ownership of the villa building together with a registered 30-year lease of the land and contractual renewal arrangements. The renewals should not be treated as automatic statutory extensions; their value depends on the lease wording and the landowner's legal position.
Home types & sizes
The smaller of the two principal formats. Current market inventory in this band includes three-bedroom villas around 350–390 sqm. It is still a large house, but the scale of furnishing, cooling and maintenance is materially below the 600 sqm-plus options. Plot selection remains important because two broadly similar layouts can have different outlook, privacy and access conditions.
This is the format for buyers who want substantially larger entertaining areas, terraces and private accommodation rather than merely an extra bedroom. A simple price-per-square-metre comparison can be misleading because plot position, elevation, outdoor space, furniture and customization may differ substantially. The buyer should obtain the full specification for the exact villa before reserving it.
The official site presents VX and LX as the two principal families, but current inventory includes customized sizes and different bedroom counts. These cards therefore describe practical bands rather than a rigid type schedule for every plot. Land size, furniture, outlook, elevation, pool details and the final layout need to come from the specification of the selected villa.

Best for: A buyer seeking a large sea-view villa close to a beach without living inside a dense tourist district.; A family that values substantial indoor space, a private pool and the ability to customize a new-build layout.; An owner who expects to use the Phuket home seasonally and wants an operating estate-management team on site.; A buyer who prefers an established community where completed homes and functioning infrastructure can already be inspected.; may not suit: Not the simplest choice for a buyer who wants a single straightforward title structure, because the foreign-buyer land position is lease-based and separate from the villa building.; Less suitable for someone who wants a dense, walkable urban amenity base; Nai Thon is quieter and less service-heavy than Bang Tao or central Phuket.; A poor fit for low-maintenance ownership: 350–800+ sqm homes, private pools and hillside conditions require materially more upkeep than a condominium..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Unit counts differ across portals. The project's own 2026 wording says 15 sold plus seven still to be built, which totals 22; some aggregators show 20 or 24. we therefore use 22 as the current first-party figure.
- The estate does not have one clean completion date. Some villas are finished while remaining plots are sold for new construction; the project gives roughly 15–18 months for an individual build, whereas portals often apply a blanket 2025 or 2026 completion year.
- Public availability changes by source. Some current feeds show seven units, others eight or more, including resale stock. Availability, price and specification need to be confirmed for the exact villa before reservation.
