A genuinely small estate
Seven villas is a very different operating model from a large Phuket compound. The upside can be privacy and a quieter shared environment; the trade-off is that the economics of security, landscaping and common management are spread across a small owner group. Buyers should understand the post-handover management structure, not just the facilities list.
Space is delivered vertically
The active four-bedroom inventory shows 561.42 sqm of indoor area on plots of roughly 358–445.6 sqm. That is a lot of house relative to the land footprint, which suits buyers who want substantial internal rooms and separation by floor. It is less compelling for someone looking for single-level living or an expansive garden, so the circulation plan matters as much as the headline size.
Cape Yamu lifestyle
This location is about Phuket’s east coast rather than a resort-strip address. Yamu Pier is close, the surroundings are lower-density, and the visual story is sea and mangrove scenery rather than direct access to a west-coast swimming beach. The fit is strongest for buyers comfortable with driving and attracted to privacy; a rental strategy should target the same preferences rather than assume generic Phuket tourist demand.
Milestone-funded construction
The published instalments follow physical build stages, which gives the payment plan a clear logic. The important question is whether each stage, the handover date and the consequences of delay are equally clear in the sale contract. Without that contractual layer, a milestone schedule describes when money is requested but does not by itself define when the home must be delivered.
Verify the transaction structure
The developer is consistently named, but the public portfolio visible through major portals is still limited. That makes specific to the project verification more valuable: company authority, land title, construction permission, seller identity and current build progress should all be matched against the contract. Foreign buyers also need the land-use structure confirmed separately from ownership of the villa building.

Attara Yamu is a seven-villa development in Pa Khlok on Phuket’s quieter east coast, close to Cape Yamu. Current project records consistently name SSTL Capitol Co., Ltd as the developer. Current live inventory shows seven three-storey villas, each with four bedrooms, five bathrooms and 561.42 sqm of stated indoor area. Plot sizes vary more materially, from about 358 sqm to 445.6 sqm in the listings reviewed. That ratio says a lot about the product before you even open the floor plans: this is a large house delivered vertically rather than a low, sprawling residence on a broad garden plot. Buyers who value generous interior volume and clear separation between living and sleeping zones may like the format; anyone prioritising single-level living or a large lawn should study the site plan rather than judging the villa by total square metres alone.
The current four-bedroom listings share a similar feature set: private swimming pool, private garden, terraces, covered parking and balconies. The lowest-priced unit listing goes further and states two parking spaces plus a 52.02 sqm pool, but those are listing-specific figures and should not be treated as guaranteed across all seven villas. Furnishing also varies. Most current inventory is shown as unfurnished, one villa is listed as fully furnished, and the entry-level listing separately offers a furniture package for THB 2 million. That makes specification comparison more important than the headline asking price. A buyer should ask for a room-by-room inclusion schedule covering built-ins, kitchen equipment, air-conditioning, sanitary ware, lighting, loose furniture, landscaping and pool equipment, because a villa that looks cheaper on the portal can become more expensive once it is equipped to the same standard as another unit.

The setting is a different proposition from Phuket’s west-coast resort strip. Multiple independent property records place the project at 333/5, Pa Khlok, Thalang, Phuket 83110. Yamu Pier is roughly 0.9–1 km away and Phuket International Airport about 25.9 km away by road. The appeal here is not a walkable beach-town lifestyle. It is the east-coast atmosphere: sea horizons, mangrove landscape, lower-density surroundings and access to the Yamu area. In practical terms, a car will be part of daily life. Families considering full-time residence should test the school and shopping routes at the hours they actually expect to travel, while rental-oriented buyers should recognise that the guest proposition is privacy, space and views rather than being able to step out of the gate into a tourist centre.
The three-storey layout is one of Attara Yamu’s defining design choices. Project descriptions place the main suite on the upper level and associate it with the infinity-pool and sea/mangrove outlook. That can create a strong sense of privacy and give the owner’s suite a distinctive position, but it also makes circulation a real part of the ownership experience. Large total floor area does not automatically mean effortless living if the kitchen, social areas and bedrooms are separated by several flights of stairs. We did not find a verified private-lift specification in the sources reviewed, so it should not be assumed. Buyers with young children, older relatives or mobility concerns should obtain the full floor plans and check stairs, handrails, bedroom distribution, service access and the relationship between indoor living spaces and the pool before committing.
Construction status deserves careful wording. English-language project records label Attara Yamu as off-plan, while Thai-language and local records describe it as under construction. Those labels are not necessarily contradictory — portals often use off-plan for any new-build inventory sold before completion — but they are not a substitute for a site-specific progress report. We did not find a reliable public completion date for the overall project. The published payment schedule is tied to milestones such as foundation, roof structure, windows and built-ins rather than to fixed calendar dates. Before reservation, the useful documents are therefore the current progress record for the selected plot, the contractual handover date, any grace period, the definition of completion, snagging procedure and remedies if delivery slips. A milestone schedule can protect cash flow only if the milestone itself is objectively defined and evidenced.
Published running costs are detailed enough to flag a point that needs clarification. Published project data shows a common-area fee of THB 30 per sqm per month and calculates THB 10,740 per month for the 358 sqm plot listing. It also shows a sinking-fund rate of THB 300 per sqm, but different sections of the same portal describe the calculation base differently — plot size in one place and indoor area in another. Rather than choose the more convenient interpretation, we treat the base as unresolved. The management pack should confirm which area is charged, when rates can change, what services are included, who controls the common budget and exactly how the one-off reserve contribution is calculated. On a large villa, the difference between charging land area and built area is not trivial.
Foreign-buyer ownership is another area where the transaction documents matter more than portal labels. Thai property law distinguishes the villa structure from the underlying land, and foreign land acquisition is governed by specific statutory rules and exceptions. An ordinary foreign villa buyer should therefore not assume direct ownership of the land. For Attara Yamu, the public material reviewed does not establish the land title for each plot or one uniform foreign-buyer structure. The transaction should therefore be checked from the land up: current registered owner, title deed, seller entity, ownership of the building, lawful right to use the land, registration mechanics, succession and resale. If a long-term lease is proposed, the registered term and any renewal promises should be read as separate legal elements rather than bundled into a marketing label.
SSTL Capitol Co., Ltd is consistently identified as the developer, but its visible public track record is relatively limited; available developer profiles commonly show one project with seven units. That is not evidence of poor quality, yet it means buyers have less completed history to use as a substitute for project-level verification. For a small development, corporate and land documents become especially important: company registration, authorised signatory, project land ownership, construction permission, contractor arrangements and evidence of progress should all line up with the sale contract. A seven-villa scheme can be attractive precisely because it is small and private. The same small scale, however, makes it sensible to base the decision on documents and build quality rather than on brand reputation alone.
Ownership format
A foreign buyer may be able to hold the villa structure separately, but land ownership must not be assumed. The land title and the lawful land-use arrangement for the selected villa need to be checked in the project and transaction documents; the public project material does not establish one clear structure.
Home types & sizes
This is the only configuration consistently confirmed across the live FazWaz inventory: seven three-storey villas with the same stated indoor area but different plot sizes and asking prices. Listing features include a private pool, garden, terrace, covered parking and balconies; the lowest-priced unit specifically states two parking spaces and a 52.02 sqm pool. Most units are shown unfurnished while one is listed fully furnished, so comparison should be plot-by-plot and specification-by-specification rather than assuming identical delivery.
Current live inventory confirms only four-bedroom villas. One project profile describes the range more broadly as 4–5 bedroom pool villas, but we did not find a current five-bedroom floor plan or active unit record, so it is not treated as a confirmed unit type.
