Why this project is worth a look

A finished boutique scheme

Balitecture places Dasa in its completed and sold-out portfolio. Its twelve-home scale makes it identifiable, but a buyer now needs an actual resale rather than a developer price list.

About the project

The starting point with Dasa Uluwatu is availability, not architecture. Balitecture now puts the development in its completed, sold-out portfolio rather than among its current launches. The original scheme comprised twelve private pool villas with one, two or three bedrooms. A buyer interested in the development today would therefore need a genuine resale opportunity, rather than an unsold unit from the developer's original inventory. The searches conducted for this profile did not establish a current resale listing that could be confidently tied to one of those twelve homes. That distinction matters: a recognizable project name is not the same thing as a property available to purchase.

Dasa Uluwatu sits in the broader Uluwatu market on Bali's Bukit Peninsula. Balitecture places the development in Pecatu, which falls within Kuta Selatan district in Badung Regency. Its project description references Savaya and Sundays Beach Club as nearby landmarks, but supplies no verifiable plot boundaries or street number. Those venues are useful clues to the general setting, not an address for a title search or a reliable pin for viewing appointments. Without an identified parcel, road approach, and survey information, it would be misleading to assign coordinates to the development merely because the Pecatu neighbourhood is established.

There is a documented commercial timeline. Balitecture's announcement dated 24 July 2024 introduced twelve villas, three bedroom configurations and launch pricing from USD 219,000. A Front Row brand feature published by The Jakarta Post in August 2024 covered the release and said the units had sold out within a week. These are useful historical reference points, although the newspaper item belongs to a commercial content section rather than an independent transaction database. The developer's present pages say the scheme is complete and describe property management after handover. No public handover register for individual units was found, so the completion status remains grounded in the developer's account rather than in reviewed certificates for each home.

The old entry price should not be treated as a buying guide in 2026. It was a minimum launch figure, not a valuation of every layout, and today's seller could be an owner offering an assigned lease interest rather than a developer delivering a new villa. A resale price will reflect the actual unit, alterations made after delivery, its maintenance history and the rights that remain under its land agreement. None of those variables can be read from the 2024 launch announcement. This profile consequently does not publish a current asking price or imply that Balitecture has unsold Dasa stock.

What can be compared with confidence are the architectural types. Balitecture specifies 117 square metres of building area on 87 square metres of land for the one-bedroom design; 153 square metres of building area on 114 square metres of land for the two-bedroom; and 226 square metres of building area on a 172-square-metre site for the three-bedroom. These are design specifications presented in the studio's portfolio. They are not independently measured internal floor areas, and they should not be applied blindly to any future resale description. An as-built plan and a survey of the actual property are the relevant documents for that stage.

The smallest villa draws much of its appeal from the relationship between indoors and outdoors. Large sliding doors connect the living space with a private pool deck, allowing the garden to act as an extension of the main room. It may feel generous when the doors are open, yet that does not create an additional enclosed bedroom or a separate work room. Owners who intend to spend long periods in the house should consider how usable the outdoor living arrangement is through heavy rain and hot afternoons. A pool villa that works exceptionally well for a short holiday may require a different compromise for everyday remote work.

The two-bedroom scheme answers a different need. Balitecture describes two similarly sized bedrooms with their own bathrooms, a configuration that can suit two couples sharing a holiday rental without one pair receiving a noticeably inferior suite. A family may value the same layout for entirely different reasons, including distance from the pool, whether the bedrooms are on the same level, and the visibility of children from the living area. The developer's description establishes the design intent but does not show the current condition, furnishing or safety features of an individual unit after occupation.

The three-bedroom villa is the most substantial published layout, with a building area of 226 square metres. Its plan combines open living and kitchen space, direct access to the pool and three ensuite bedrooms separated from the central gathering areas. That arrangement may give a family or a group of friends more privacy, particularly when several people keep different schedules. It also means more bedrooms and bathrooms to clean and maintain. A buyer comparing this version with the smaller types should look at the actual circulation and outdoor spaces, not only at the extra rooms or the total building figure.

Architecturally, the scheme was developed around contemporary tropical materials and strong transitions between rooms and planted courtyards. Concrete, dark-framed glazing, timber ceilings and stone surfaces appear repeatedly in Balitecture's presentation. The effect is intentionally modern without making every interior feel hard or austere. For someone buying a completed villa, however, the attractive design language is only part of the story. Exposure to Bali's humidity, intense sunshine and rain can change the condition of timber, waterproofing, pool finishes and exterior metalwork. A careful inspection can tell a buyer far more about ongoing ownership costs than an untouched launch rendering.

One feature that sets Dasa apart from a simple single-level pool villa is its usable rooftop space. The developer presents covered pergolas and outdoor showers, with saunas and cold-plunge installations available as optional additions. The word optional is material: it would be inaccurate to advertise a wellness suite as standard in every villa. Rooftops can offer pleasant evening living space and a degree of separation from the pool courtyard, but they also put a premium on water drainage, waterproofing, safe access and routine maintenance. Those practical details may affect rental downtime as much as they affect the owner's own comfort.

Each home is described as having a private pool and a gated entrance. The development therefore reads more like a closely grouped collection of houses than a large serviced apartment complex with extensive communal infrastructure. Neither a shared gym nor a centralized residents' clubhouse is established by the project documents reviewed here. Privacy will depend on more than the gate: neighbouring balconies, future development on adjacent land, traffic along the access road and the use of nearby villas all influence the experience. The precise site plan would be valuable before making comparisons with other parts of Pecatu.

Balitecture originally offered the villas partly furnished, including kitchens, integrated cabinetry and appliances. Its present project narrative also refers to 24-hour butler support and a management team arranging bookings, guest services, upkeep and owner reports after handover. This gives an indication of the operating model envisaged for the scheme, but not a binding description of what will transfer to a resale buyer. Some owners may have changed furnishings or service providers. Management charges, reporting rights, exit provisions, cleaning standards and responsibility for major repairs belong in the relevant agreements rather than in assumptions based on the developer's general marketing.

Dasa Uluwatu has a documented design credential. The organizer of the BLT Built Design Awards lists the project and Balitecture among its 2024 architectural design honourable mentions. Balitecture separately reports a 2025 International Property Awards result in the Indonesian Residential Development 10–19 Units category. These distinctions provide context for the original design team's work; they should not be read as third-party certification of lease documents, construction permissions, rental income or resale value. An architectural jury is judging a different set of questions from those a property buyer must resolve before signing a contract.

The legal structure deserves particular attention because these homes were originally marketed on a lease basis. Balitecture states a 25-year lease with a further 25-year extension. A contractual lease is not the same as registered freehold ownership of land, and the shorthand does not explain the terms of a future extension. It is not yet established whether extension requires another payment, the original landholder's consent, a particular notice period or other conditions. For a resale, the purchaser must also know when the first term started and how much of it actually remains. A nominal 25-year term advertised at launch is not necessarily a fresh 25 years for the next buyer.

Indonesia distinguishes land titles from contractual rights to occupy or use land. Hak Milik refers to landownership title and is not a title a foreign individual can simply register in their own name. Hak Pakai is a distinct use right, available only within applicable rules and circumstances. The source material for Dasa Uluwatu describes a private contractual lease proposal, but does not provide a copy of the underlying land certificate or the chain of rights for any particular villa. Without that paperwork, neither a promise of direct ownership nor an assured renewal outcome would be justified. The relevant legal analysis follows the title and the signed transaction documents, not a sales label.

Balitecture is clearly identifiable as the commercial and design brand associated with the project, and says its teams handled design, construction and later management. That level of continuity is useful when trying to reconstruct a development's history. But a brand name should not be substituted for the legal entity on a land certificate or sale agreement. The reviewed materials do not identify, with supporting corporate and property documents, which entity would accept payment for an eventual resale, which party owns the underlying land interest, or what transfer consents may be needed. These are not merely formal questions if the resale buyer intends to rely on the remaining lease term.

The company's website describes Dasa as completed, yet that is separate from statutory documentation. Under Indonesia's building framework, PBG concerns building approval and SLF concerns a building's fitness for use. No project-specific PBG, SLF or parcel-level spatial-use confirmation was available for review in the public sources located. Their absence from an online dossier is not evidence that the approvals were never issued. It does mean that completion, lawful occupancy and permission to operate short-term accommodation cannot simply be treated as interchangeable statements. An owner-occupied home and a commercially let villa may raise different questions about use and licensing.

For an income-focused buyer, the best evidence would be the financial and operating record of the actual villa being offered. That includes booked nights and realized revenue, but also cleaning, staffing, utilities, pool care, insurance where applicable, routine repairs, management commission and periods taken out of service. One should also learn who controls the listing accounts and guest reviews and whether those can continue after ownership changes. Dasa's location in a recognized holiday area may support interest from travellers; it does not establish a particular occupancy rate or return. Yields projected for other Balitecture launches are not evidence of what an existing Dasa villa has earned.

Dasa Uluwatu is easiest to understand as a small, architecturally defined project with a known original product and a less transparent present-day resale market. Its twelve-unit scale, three layouts, private pools and developer-reported completion make it more concrete than a conceptual off-plan brochure. Yet the next investment decision is unavoidably unit-specific. A credible offer would have to identify the precise site and villa, its present condition, the assignment route, remaining lease term, actual asking price and operational record. Those details—not the speed of the original sell-out—will determine what the future buyer is really acquiring.
