Why this project is worth a look
Private, not shared
Each advertised layout has its own pool and self-contained living space. That is a tangible distinction from apartments with communal facilities, though privacy still depends on boundaries, screening and the orientation of neighbouring villas.
About the project
Casa Pecatu makes the most sense as a choice between two compact private homes, not as a conventional resort investment. The development is marketed as a collection of twelve villas in Pecatu, on Bali's southern Bukit Peninsula. Buyers are shown one- and two-bedroom layouts, each with its own swimming pool. There is no evidence in the material reviewed of a large shared leisure complex or an extensive list of communal services. That distinction matters: the attraction is having a small, self-contained villa rather than access to the facilities of a serviced hotel. A private pool may appeal to short-stay guests, but it also leaves the owner responsible, directly or through an operator, for upkeep and operating costs.

Pecatu covers a broad area with very different streets, gradients and journey times. This property is identified as being in Pecatu, Kuta Selatan, Badung. Two villa sales listings distributed through FazWaz and Realtor.com give Jalan Belimbing Sari as the street. That is more precise than an Uluwatu marketing label, but it does not establish the entrance to the twelve-villa site or identify its legal boundaries. A link labelled 'See Location' appears on one promotional page; it did not provide a verifiable project parcel in the material reviewed. No coordinates have therefore been assigned. Until the site plan and entrance are confirmed, claims about being just minutes from a beach or club should be treated as advertising, not as dependable travel information.
For someone buying a holiday base, the road and immediate surroundings may matter as much as the house. An occasional visitor can arrange airport transfers and spend most days away from home; someone living here for months will notice drainage during heavy rain, traffic at the end of the lane, delivery access and the ability to get around without a scooter. Short-let guests have different priorities again. Clear directions, reliable arrivals after dark, noise levels and the cost of transporting people to beaches can all affect satisfaction. None of these details can be inferred confidently from the name Uluwatu alone. A proper site visit should establish where the villa sits and what is being built around it, not simply confirm that the wider district is desirable.
The smaller layout has 39.32 sqm of advertised building space and a 60.6 sqm plot. The seller describes one bedroom, one bathroom and a 4.83 sqm private pool. The figures tell a clear story about the intended use: this is a compact retreat, likely to suit a single guest or a couple more readily than a long-stay family. Buyers should distinguish building area from the land allocated to the villa. Pool, circulation and planting will compete for the relatively limited outdoor footprint. There is also a big difference between a visually appealing rendering and a room that comfortably accommodates luggage, dining and a laptop. The public dimensions are helpful, but a measured plan and finish schedule would settle far more than a headline square-metre figure.
The two-bedroom option is advertised at 70 sqm of building space on a 125 sqm plot, with two bathrooms and a 9.25 sqm pool. The additional room could serve visiting friends, children or someone working from home, which gives it a broader range of possible occupants. Yet a Fondo unit card describes a 75 sqm two-bedroom villa. No supporting drawing was available to explain why that page differs from the 70 sqm used by the dedicated sales site, FazWaz and Rumavi. It could relate to a particular unit or to the way space was measured, but neither explanation is documented. The sensible comparison is between named units with floor plans, rather than assuming the larger number automatically applies to the entire two-bedroom collection.
Price is where the public record becomes especially difficult to use. Invest With Mono's earlier Casa Pecatu page lists USD 85,000 for one bedroom and USD 125,000 for two. FazWaz and Rumavi publish similar entry figures. A dedicated Casa Pecatu sales page instead starts at USD 115,000 and USD 160,000, matching the amounts shown for those types on Fondo. These are advertised asking prices, not executed sales or confirmation that a particular unit is still available. The difference is too material to dismiss as rounding. It may reflect a new release, changes to inclusions or different points in the sales cycle. None of those explanations is sufficiently established to present as fact. The buyer needs a dated quotation with the exact unit number and specification.
The dedicated sales page also prices furnishing separately: USD 20,000 for the one-bedroom format and USD 25,000 for the two-bedroom format. That can change the economics significantly for an owner intending to let the home to visitors. A quotation should make clear whether appliances, linens, kitchenware, outdoor furniture and the systems needed to operate the pool are supplied, and whether the purchaser may choose independent suppliers. The marketing material discusses furnished and unfurnished options but does not provide a complete, signed schedule of inclusions. Nor does the headline villa price establish final acquisition costs, taxes, notarial expenses, maintenance reserves or the amount needed before the first rental booking. A cheap entry figure should not stand in for a total project budget.
Although both styles are marketed as private pool villas, privacy is not automatic in a small development. The boundaries of each plot, screening between pools, access paths and orientation of bedrooms may be more revealing than photographs of a sample interior. A compound with twelve houses also needs practical arrangements for drainage, utilities, refuse collection and any jointly maintained road or security provision. Rumavi lists conveniences such as parking, air conditioning, internet and security, but the reviewed material does not establish the exact specification for every home. For an owner who visits only intermittently, unclear shared obligations can lead to bills and disputes that were not visible at the time of reservation.
Construction and handover dates should be regarded as unresolved. Rumavi presents 2026 as the completion year and categorises the scheme as off-plan. Another seller-facing Casa Pecatu page refers to handover in the first quarter of 2027. The dedicated project's website says building work is under way while directing purchasers to ask for an up-to-date completion date. An additional agency profile displays a 2025 built-year field without proof of practical completion. These are not four equivalent records of the same event. A marketing completion target, visible building progress, lawful occupation and a contractual handover are separate milestones. No independently dated construction report or handover certificate covering the twelve units was available for this dossier.
Kemala Villas Development is identified as the developer brand on the dedicated project page. Another website associated with project marketing, as well as Rumavi, names PT Manajemen Properti Sukses in connection with that business. The published profile says the team began in 2023 and refers to previously sold villas around Canggu. The historical portfolio is an assertion by the seller, not proof that the same legal entity developed, completed and transferred every building. More importantly, the name of a development brand does not answer who will sign the land agreement or receive the payments for Casa Pecatu. The company registration, landholding party, builder and account beneficiary need to be matched to actual transaction documents rather than grouped together under the marketing name.
The proposed purchase arrangement is described as a 25-year contractual lease with an option for another 25 years. That language does not make a 50-year interest certain. What matters is the date from which the initial term runs, the lessor's authority, whether the additional period is binding and how its price will be fixed. Fondo provides an instructive unit-specific example: its listing shows a lease ending on 27 July 2051. That date is part of one listing, not proof that every villa has the same expiry. Indonesian land titles such as Hak Milik, Hak Pakai and Hak Guna Bangunan carry different legal meanings; a private lease does not confer the underlying title on a foreign buyer. The land certificate and draft agreement are essential to understanding what is actually being acquired.
The seller states that PBG and SLF approvals are in place. PBG concerns permission to undertake building work; SLF concerns certification that a building is suitable for its intended use. No readable project-specific copies, document numbers or villa-by-villa references could be verified in the publicly accessible sources reviewed. Consequently, the approvals should be reported as claims made on the seller's site, not as permits independently examined for this project. Equally, the lack of a publicly downloadable certificate does not establish that it is absent. Land use and the legality of short-term accommodation need their own checks; a promotional reference to an appropriate tourist area or a rental projection does not settle zoning and operating permission.
Payment terms add another layer of uncertainty. Rumavi advertises a sequence of 35%, 25%, 20%, 15% and 5%, reaching final payment at key handover. The dedicated seller website describes a special one-bedroom arrangement in which 75% is paid during construction and 25% over twelve months after delivery. However, the percentages set out for its internal construction stages do not reconcile with the headline 75/25 split. It also uses the word escrow for a notarial payment arrangement. Without knowing the account holder, bank, release conditions and remedies after delay or default, that label offers no established protection. A buyer should insist on a single signed schedule governing the specific villa, not assume that different online presentations are interchangeable.
The business case is presented aggressively in sales material. It includes a first-year 'guarantee', optimistic occupancy assumptions and a management model with an advertised fee of about 12%. None of those claims can be treated as a verified return to an owner. If a payment really is guaranteed, the relevant contract must show who owes it, when it falls due, what exclusions apply and what security supports the obligation. The difference between guest revenue and net cash received also matters: vacancy, marketing commissions, cleaning, utilities, pool care, repairs, replacement furniture and taxes all affect the outcome. A professional operator can be useful, but the right to change that operator, block dates for personal use and inspect accounts deserves as much attention as the sales forecast.
Resale prospects deserve an equally practical look. A compact one-bedroom villa may be easier to manage and require less capital, but some subsequent buyers will want more living area. The two-bedroom layout can serve a wider range of guests, yet its purchase and furnishing costs are higher. Both must compete with other villas available in the area when it is time to exit. A shorter remaining lease, a poorly maintained pool or a disputed access road can damage marketability regardless of how enthusiastically a brochure describes Pecatu's growth. There is no basis here to promise an increase in value. The most defensible conclusion is that Casa Pecatu offers an understandable small-villa concept with significant deal-specific questions still open.
Unit types & sizes
The marketing plans show 39.32 sqm of building space on approximately 60.6 sqm of land, with a private pool advertised at 4.83 sqm. It is designed more for a solo occupant or couple than a large household. Published asking prices vary substantially between sales pages, and the furnishing package may be extra. Confirm which specification and plot accompany the actual unit offered.
Get floor plans and current pricesThe dedicated site lists a 70 sqm building on 125 sqm of land, with a 9.25 sqm pool. The second bedroom gives owners more flexibility for family visits or a wider guest mix, although the shared living space still needs careful scrutiny. One third-party listing cites 75 sqm instead of 70; no unit-specific drawings were available to resolve that discrepancy.

Best for: Someone seeking a private Bali base for periodic visits, provided a compact interior is acceptable. The one-bedroom unit offers a smaller property to furnish and care for, but buyers staying for long periods should judge the storage and living area rather than rely on photographs.; A couple or small family that values an extra bedroom for guests or remote work. The two-bedroom villa is a more adaptable arrangement, subject to confirmation of the actual floor area, plot boundaries, layout and final equipped price.; A purchaser prepared for an off-plan commitment only after receiving a signed delivery schedule, proof of the landholder's authority, project approvals and a payment mechanism with clear protections. Marketing-level disclosure is not enough to release significant funds.; An owner exploring managed holiday rentals who is willing to build a cash-flow model from actual costs and conservative demand assumptions. A management agreement, operational permission and exit rules need to be understood independently of any promotional first-year guarantee.; Buyers needing an immediately occupiable home with independently documented completion, operating readiness and confirmed handover. The publicly available status information does not establish those conditions.; Anyone requiring direct personal ownership of the underlying land, a fixed-price guaranteed lease extension or an enforceable rental return without reviewing the supporting contracts. None is established merely by the public offer.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Price and timing conflict: earlier material lists USD 85,000/125,000 and completion in 2026 or Q1 2027; the dedicated project sales page lists USD 115,000/160,000 without a firm current handover date. Live unit availability and verified construction progress remain unknown. Lease and payments: a 25-year term plus a 25-year option is advertised; one Fondo listing gives 27 July 2051 as its expiry. The underlying title, landholder's authority, renewal pricing, executed lease and one reconciled payment schedule have not been reviewed. Project evidence: Kemala Villas Development is the stated brand; PT Manajemen Properti Sukses is named by sales sources but its deal role is not independently documented. PBG/SLF copies, zoning clearance, site boundaries and verified coordinates were not obtained. One two-bedroom listing gives 75 sqm rather than the advertised 70 sqm.
