There is no current developer inventory with one specification and payment plan; buyers are choosing between individual houses with different renovation histories, plot sizes, furnishings and title documents. Asking levels found in September 2026 range from about THB 2.9 million to the high THB 3 million range, but the very lowest figure is attached to an NPA asset sold by Sukhumvit Asset Management. Conventional broker listings start higher. The estate can therefore look inexpensive for a detached Pattaya home, but headline price alone is a poor comparison tool here. Land size, physical condition and title position carry more weight than a project-wide price-per-square-metre number.

The location is more suburban and road-oriented than resort-oriented. Raviporn Baanromsai sits in Nong Pla Lai, close to the Route 36 corridor with connections towards Sukhumvit Road and Motorway 7. A published access description for one house inside the estate is unusually specific: from the Bang Lamung–Rayong road, Route 36, the approach continues past the railway crossing before turning onto a Nong Pla Lai local road for roughly 1.16 km to the project. The same broader area is commonly described as the Krating Lai side of East Pattaya. This is not a beachside or walkable central-Pattaya address. The practical trade-off is straightforward: quieter residential surroundings and easier regional driving in exchange for routine car dependence for the beach, shopping and much of everyday life.

The original housing product appears simple and fairly consistent. Thai project data describes a one-storey detached-house type with three bedrooms, two bathrooms, about 95–105 sqm of internal area and plots of 60–83 sq wah. The resale stock is already much less uniform. Current listings show examples around 160 sqm, 200 sqm and 240 sqm, and one seller advertises an additional knockdown building used as extra flexible space. That is typical of a mature Thai housing estate: owners extend kitchens, add rooms, change finishes and sometimes rework the property substantially. A buyer should therefore treat old project specifications as a starting point only. The selected house needs to be measured and inspected as it stands today, with any extensions checked against the documents rather than assumed to be part of the original approved design.

Shared amenities are relatively modest. The points repeated across the stronger project profiles are 24-hour security, CCTV, parking and communal green space; a children's area and security booth are also reported. Some active resale advertisements mention a clubhouse and communal swimming pool, but those features are not confirmed consistently enough across the principal project pages to treat them as estate-wide facts. The same caution applies to recurring charges. One source publishes a maintenance fee of THB 10 per square metre per month, while another displays zero in a differently structured fee field. Before committing to a purchase, the useful document is not an old portal figure but a recent invoice or written statement showing the current estate charge, what it covers, whether there are arrears and who manages the common areas.

The developer identity can be traced with more confidence than is often possible for older local Pattaya projects. Public registration data shows ROMSAITONG PROPERTY COMPANY LIMITED under registration number 0205556012561, registered in Chon Buri on 5 April 2013 and still operating. This helps establish the project lineage, but it does not remove resale-level due diligence. The seller of a house today is the current owner, not necessarily the developer. The land title, ownership of the structure, encumbrances, plot boundaries and any later building works still need to be checked. For one asset within Raviporn Baanromsai, Chanote title no. 201130 is published together with a statement that the internal concrete road is part of an approved housing development. That is strong evidence for that particular property, not permission to assume identical documentation for every neighbouring plot.

Two estate-level facts remain inconsistent. Most major property profiles put completion in July 2013, whereas one Thai project database gives Thai year 2559, equivalent to 2016. The overall land area also varies between 12 and 16 rai. The 60-home count is much more consistent. In the absence of the original subdivision approval or a primary master plan, the sensible position is to treat the estate as completed and the unit count as well supported while leaving the precise project-wide completion year and total land area unresolved. For a resale buyer, those discrepancies matter less than the selected plot's title, access, building condition and legal ownership route, but they are a useful warning against relying on a single internet profile for an older landed project.

Ownership format

Raviporn Baanromsai is a landed detached-house estate. A portal label such as freehold does not mean that a foreign individual can automatically register the underlying land in their own name: Thai law generally restricts foreign land ownership, subject to narrow statutory exceptions. For any selected resale, the Chanote title deed, registered land owner, building ownership and buyer-specific legal structure should be checked. One house inside the estate is publicly documented with Chanote no. 201130, confirming an individual land title for that asset but not a uniform ownership structure across all 60 homes.
