About the project
CHIEFTAIN by PATTA is a gated estate of two-storey detached houses in Nong Pla Lai, on the eastern side of the Pattaya property market and directly off National Highway 36. It is not a beach resort and it is not a downtown product designed around walking to cafés, malls and the seafront. The proposition is space: a substantial family house, a private plot, multiple parking spaces and estate facilities in a relatively small community. The current project page lists 58 homes across 28-3-81.6 rai and three principal house designs — Ascot, Bedford and Cambridge. All three are four-bedroom homes, with meaningful differences in usable area, plot size, bathroom count and service spaces. That makes CHIEFTAIN easier to understand when viewed as a permanent-living project rather than a holiday villa development.
As of 25 August 2026, the developer presents CHIEFTAIN as completed and ready for occupation. That materially changes the buyer’s risk profile. The central question is no longer whether the clubhouse, pool or internal roads will eventually appear; the shared environment can be inspected now. The current specification includes a two-storey clubhouse, swimming pool, fitness area, central park, jogging lane, street basketball court and children’s space. A two-checkpoint gate arrangement, 24-hour security and CCTV are also listed. For a family, those facilities create useful daily space outside the private plot without requiring a drive into town for every activity. Completion does not, however, mean that every model or plot remains available. With only a few dozen houses in the estate, live stock can change quickly.

The three core layouts are large by normal urban-villa standards. Ascot is currently described at about 303 sqm of usable area on land from 316.8 sqm, with four bedrooms and five bathrooms. Bedford steps up to roughly 344 sqm on plots from 360 sqm and adds a sixth bathroom. Cambridge is the largest of the three designs detailed on the present project page, at about 354 sqm on land from 369.6 sqm, again with four bedrooms and six bathrooms. Bedford and Cambridge have three-car garages; Ascot uses a 2+1 arrangement. All three include two living rooms, a kitchen, dining area, storage and a washing zone, while Bedford and Cambridge also specify a separate laundry room. These are not cosmetic brochure distinctions: they show that the homes were planned around full-time household routines, storage and multi-car living.
The published material and engineering specification also point toward permanent occupancy. The current developer description lists granite flooring downstairs, engineered wood upstairs, timber entrance doors, American Standard sanitary ware, digital door locks and doorbells, and EV-charger infrastructure in each garage. Staircases are 1.3 metres wide, while the main bedrooms are described as having additional acoustic treatment. Utilities across the estate are underground. A buyer should read this as the baseline project specification, not as proof that every resale or remaining developer unit is delivered in exactly the same condition. Individual houses may differ in furniture, kitchen packages, landscaping, private pools and owner-added improvements. The actual inventory list, specification schedule and physical inspection of the selected plot matter more than generic project marketing once a house is already built.
The Highway 36 position works best for households whose routines extend beyond central Pattaya. Nong Pla Lai sits on the road network linking Pattaya with Laem Chabang and routes toward Bangkok and Rayong. The developer gives indicative travel times of around 15 minutes to central Pattaya and around 20 minutes to Laem Chabang Port, but real times will depend heavily on traffic. International schools in the north-eastern Pattaya area are an important part of the location story for families. The trade-off is straightforward: this is car-dependent suburban living. If the priority is to step outside and walk to the beach, restaurants and central nightlife, CHIEFTAIN is not naturally aligned with that lifestyle. If school runs, road access and a large house matter more, the location becomes more logical.
Pricing needs to be read as a live market signal rather than a fixed project tariff. On 25 August 2026, DDproperty shows a starting point of THB 14.84 million, while PATTA’s current project page advertises from roughly THB 14.8 million. Completed houses on the market can be materially more expensive because plot size, furnishings, private pools and upgrades vary. The headline number is therefore an entry point, not a representative price for every four-bedroom house. Before paying a reservation amount, the buyer should match the quoted price to the exact plot, approved plan, usable area, furniture and appliance schedule, pool specification if any, transfer costs and handover condition. The developer currently states a common-area maintenance charge of THB 45 per sq wah per month, so the actual recurring bill depends on the selected land plot.
For a foreign buyer, the legal structure deserves as much attention as the house itself. Property portals may label CHIEFTAIN homes as freehold, but that label does not override Thailand’s restrictions on foreign individuals owning land directly. The building and the land must be analysed separately. Foreigners generally cannot register ordinary residential land in their own name except through narrow statutory exceptions; a common transparent route is a registered long lease of the land, while ownership or rights over the building can be documented separately. Before any non-refundable payment, a foreign buyer should review the land title for the selected plot, the proposed lease or transfer documents, the registered lease term, renewal language, succession provisions and the identity of the landowner. A nominee Thai-company structure should not be treated as a routine shortcut.
Buying a completed house shifts due diligence from promises to the condition of the actual asset. The inspection should be plot-specific: roof and façade condition, signs of moisture, air-conditioning, water pressure, electrical systems, site drainage after heavy rain, gates and the delivered finishes all matter. The buyer should also obtain a clear inventory of furniture, appliances and fixtures that remain after transfer, because two houses carrying the same model name can have very different fit-out levels. If the selected property has a private pool, its approved status, equipment and maintenance history should be checked. At estate level, it is sensible to review the current management rules, the common fee for the exact plot and any restrictions affecting alterations or parking. None of these checks imply a defect in CHIEFTAIN; they are simply the normal shift in focus when the product is already built.
There is one data conflict that should remain visible rather than being hidden behind a blended number. PATTA’s current page says 58 homes and describes the development as completed. DDproperty and several older project profiles still show 61–62 units and use a 2026 completion or under-construction label. Older portals also commonly list Ascot, Bedford and Cambridge at 260, 300 and 307 sqm, whereas the current detailed developer page gives 303, 344 and 354 sqm. PATTA’s main projects page additionally advertises an overall range reaching 405 sqm, which appears consistent with larger modified or “Plus” versions seen in the market. For an actual purchase, the practical approach is to use the current developer specification as the project baseline but let the approved plan and title documents for the selected house control the transaction.

Ownership format
Portals label the houses as freehold, but for a foreign individual that does not mean direct ownership of Thai land. The plot and the building need to be treated separately: foreigners generally cannot register ordinary Thai land in their own name, so a registered long lease of the land with separately documented building rights is a common structure. The title and exact structure for the selected house must be checked before purchase.
Home types & sizes
The most compact of the three currently detailed core designs, although it is still a substantial four-bedroom house. Five bathrooms, two living rooms and 2+1 parking suit a family that wants the CHIEFTAIN format without taking the largest plot. Land starts from 316.8 sqm, and individual available houses may be larger or carry additional options.
The middle core layout at about 344 sqm of usable area on land from 360 sqm. Six bathrooms, a separate laundry room, two living rooms and three-car parking give it more capacity for a large household, regular guests or live-in help. When comparing listings, the actual plot and delivered specification matter more than the model name alone.
The largest of the three base models detailed on the current project page, at about 354 sqm of usable area with land from 369.6 sqm. Four bedrooms, six bathrooms, two living rooms and three-car parking make it a long-term family house rather than a compact villa. Larger modified versions appear in market listings, so the approved plan for the exact plot should be checked.
