The range runs from about 221 sqm to 352 sqm rather than offering many minor variations of the same floor plan. Buyers can narrow the choice quickly around household size, work-from-home needs, guest accommodation and the amount of land they actually want to maintain.
Designed around driving
Nong Pla Lai is not a walk-to-the-beach address. Its value is road access and a daily routine built around schools, Highway 36, the motorway and trips across greater Pattaya, which makes the project much more compelling for some households than for others.
Land rights need structure
Foreign buyers do not get the condominium-style foreign freehold route here. The land-use right, ownership of the building, plot title, registration and resale mechanics should all be checked together before the price becomes the main focus.

Official Thai records identify Thana Napadol Co., Ltd., while several commercial databases use the Baan Sirisa name. The purchase documents should make the seller's authority and the relationship between project branding, land title and payment recipient unambiguous.
About the project
The Palm Grandio's is best understood as a car-oriented family housing estate in Nong Pla Lai rather than a beach-resort product. The official land-allocation record covers 117 detached homes on roughly 39 rai, giving the development the scale of a genuine residential neighbourhood rather than a small villa enclave. That distinction matters when deciding whether the location fits daily life. Buyers who need space, school access and road connections may find the northern Pattaya setting practical; someone expecting to walk from home to the beach, cafés and central nightlife is choosing the wrong geography before house design even enters the discussion.
The project is built around three main two-storey house sizes. The entry plan has three bedrooms and four bathrooms with about 221 sqm of living area. The middle plan moves to four bedrooms, five bathrooms and roughly 272 sqm, while the largest reaches about 352 sqm with four bedrooms and six bathrooms. Project profiles show base plot sizes of around 56 sq wah for the smaller house, about 63 sq wah for the middle one and roughly 80.5 sq wah for the largest. Those numbers are useful for comparison, but they should not be treated as fixed for every resale: individual plots can differ, and the land component can materially change both the price and the way the house feels in day-to-day use.

The practical appeal is space rather than a hotel-style villa concept. House descriptions consistently mention high ceilings, large windows and a flexible room on the ground floor that can work as a bedroom, study or space for an older family member. A private swimming pool is not confirmed as a standard house feature, so buyers should not assume that the word “villa” means a pool villa here. The development does have a communal pool, and the overall format is closer to a modern gated detached-house community with shared amenities and security.
Those shared facilities are relatively broad for a suburban housing project. Published project information includes a clubhouse, communal swimming pool, jacuzzi, onsen, gym, yoga space, children's areas, co-working and meeting space, landscaped outdoor areas, EV charging, CCTV and 24-hour security. For a long-term resident, the useful question is not how long the amenity list looks on a brochure but whether the facilities are actually operational, well maintained and convenient from the selected house. A viewing should therefore include the common areas, access-control system and roads inside the estate rather than focusing only on the show house.
Nong Pla Lai suits a particular Pattaya routine. The area gives comparatively direct road access toward Highway 36 and the Bangkok–Pattaya motorway, and it is positioned for families whose daily destinations may include international schools and the northern side of the city. Launch material described the motorway as approximately five minutes away; that is an orientation point, not a guaranteed journey time. A sensible test is to map the buyer's real weekday movements—school drop-off, work, grocery shopping, hospital visits and trips into central Pattaya. If those journeys are already car-based, the location can make sense. If walkability and immediate beach access are core requirements, it probably will not.
The legal identity of the project deserves closer attention than the marketing name alone. Thailand's official land-allocation information and environmental records identify Thana Napadol Co., Ltd. as the project owner or land allocator, and the company was also named in coverage of the 2025 project launch. Several commercial property sources, however, attribute The Palm Grandio's to Baan Sirisa. We did not find a public document that clearly establishes the corporate or contractual relationship between those names. A buyer should therefore make sure the reservation, sale agreement, land title and payment instructions all identify the parties consistently and show why the seller has authority over the exact property being purchased.
Foreign ownership is the other major diligence point. This is a landed-house project, not a condominium where a foreign freehold quota can provide a straightforward route to unit ownership. Thai law generally does not allow a foreign individual to hold land directly in the ordinary course, apart from narrow statutory exceptions. The house and land should therefore be analysed separately. A registered land lease may form part of a lawful structure, while rights in the building need their own documentary support. One current listing in the development states that the plot uses a Chanote title and that the land ownership is Thai, but that evidence relates to a specific property and should not be assumed for every lot.
Current pricing is easier to observe in live listings than in an official developer price sheet. The lowest published offer found on 13 September 2026 starts at THB 7.49M, with several other project portals clustering around THB 7.79M for an entry house. The middle house type is commonly shown from around THB 9.89M, while larger four-bedroom homes are offered at materially higher levels. These are market anchors, not a promise of stock at a standard price. Plot size, furnishing, fit-out, orientation, seller type and whether the house is newly delivered or being resold can all move the number. The practical use of the THB 7.49M figure is to frame a starting budget before asking for an exact availability sheet.
Completion information is not consistent enough to compress into one definitive project date. Several portals mark the development as completed in April 2025; another records a 2025 completion year while still showing an under-construction status; and a current listing for an individual house gives July 2026 as its construction completion date. The public launch was reported in August 2025. In a detached-house estate, individual homes can move through construction and handover on different schedules, but that should not be assumed without documents. For an actual purchase, the relevant evidence is the selected house's completion, inspection and handover record rather than a generic project label in a portal database.
Ownership format
A foreign buyer needs separate legal checks for the house and the land. Direct personal ownership of the land is not the standard route for a foreign national, so the selected property needs a lawful land-use structure, such as a registered lease, together with a separate check of ownership rights in the building. Current listings describe land on individual lots as Thai-owned; title and encumbrances must be verified for the exact plot.
