The trade-off is that condition varies by property and the age of the housing stock makes a technical survey more important than a project brochure.

Genuinely varied stock

The resale market includes both single-storey and two-storey houses with materially different internal areas and plots. That creates real choice, but it also means there is no clean developer price ladder. Land, pools, extensions, refurbishment and documentation can explain a large part of the spread between asking prices.

Strong road access

The village's position near Motorway 7 is practical for residents who drive around East and North Pattaya or toward the wider Eastern Seaboard. It is less compelling for someone whose priority is a walkable beach or city-centre lifestyle. The location works best when a car is part of the normal routine.

Resale pricing reality

The THB 3.59M lower anchor is a single current resale offer, not a project-wide developer price. A low asking price can come with renovation needs or a weaker plot, while a much higher one may include more land, a pool, upgraded interiors or simply different seller expectations. Several property portals label the project as Nong Prue, but the Home.co.th location is more precise and is supported by local resale descriptions that refer to Nong Pla Lai.

The housing stock is visibly mixed. Listings show both single-storey and two-storey homes, and the available sizes do not point to one standard house type. A current FazWaz resale advert offers a three-bedroom, two-bathroom house with 280 sqm of indoor area on a 328 sqm plot at THB 3.59M. CasaPattaya lists a two-bedroom, three-bathroom pool villa with 320 sqm of built area on a 384 sqm plot at THB 15M, while another local agency has advertised larger houses on plots up to 880 sqm. The price spread is therefore not something that should be reduced to a single project-wide rate per square metre. In an older village, plot quality, extensions, refurbishment, private pools, furniture, title documentation and maintenance condition can move the value of two homes in very different directions.

The location suits a car-based East Pattaya lifestyle more than a walk-to-the-beach routine. Motorway 7 is close, which makes the village practical for drivers heading toward North Pattaya, Highway 36 and the wider Eastern Seaboard. Schools, hospitals, supermarkets and the Mabprachan area are part of the broader catchment, but this is not a dense urban neighbourhood where daily needs are naturally handled on foot. One local listing describes Pattaya Beach as roughly 8 km away and about a 15-minute drive; traffic will determine the actual journey. For a buyer, the important point is not the exact minute count but the character of the location: quieter and more suburban, with a stronger dependence on a car.

The project is clearly an established, occupied village, yet historical metadata is inconsistent. Public databases give conflicting historical figures: one set shows 2008 and 60 units, another shows 2003 and 47 units, while current project pages generally mark the village as completed and more often converge on 60 homes. Rather than manufacture certainty, the project record uses 60 as the best-supported current unit count and leaves the completion year out of the core data. For an actual purchase, this is more than a database issue: the house's age should be confirmed from its own records, and a technical inspection matters more than a portal's project date. Roofs, waterproofing, wiring, water systems, drainage, air-conditioning and any private pool may have had very different maintenance histories.

Baan Busaba Estate Co., Ltd. is identified as the project owner and operating company, and a historical land-and-location statement for Thai Garden Hill remains available. I did not find a current standalone official website for the project or a separate active developer profile that could independently document the original specification. In a completed resale village, that absence shifts due diligence toward the seller and the property itself. The buyer needs to verify the seller's authority, the land document, ownership of the building, registered encumbrances or access rights, the chain of registration and the current obligations to the village. A brand name from an old sales brochure is far less useful today than clean documents for the specific house being transferred.

Foreign buyers also need to treat Thai Garden Hill differently from a condominium purchase. Thailand generally restricts direct foreign ownership of land. A foreigner may be able to own a building separately from the land, but that does not create ownership of the underlying plot. A long-term registered lease can be relevant in some transactions, subject to the terms and the legal position of the landowner, and any renewal beyond the registered term depends on enforceable arrangements rather than marketing language. One current FazWaz listing at Thai Garden Hill states Thai land ownership and a Nor Sor 3 land document, but that is evidence for one advertised house only. The exact title and structure must be checked lot by lot, and nominee arrangements should not be treated as a shortcut around Thai land law.

As of 5 September 2026, the lowest public resale price I found is THB 3.59M, while other live or recently crawled offers sit far higher. That makes the phrase 'starting price' inherently imperfect for Thai Garden Hill: it describes the bottom of the current listing market, not a developer price list or a standard unit. A lower-priced house may require capital expenditure or come with a less attractive plot; a much higher asking price may reflect a larger site, a private pool, renovation, furnishings or simply a seller's stronger expectations. A sensible comparison starts with plot size, bedroom needs, structural condition and the legal package, then compares several actual homes on those points instead of treating the lowest portal figure as the value of the whole village.

Ownership format

Thai Garden Hill is a landed housing village. As a general rule, a foreign buyer cannot directly own Thai land, so ownership of the building and rights to the land must be checked separately. A registered long-term land lease or another lawful structure may be used for a particular transaction.
