Why this project is worth a look
You can inspect reality
The estate has been occupied for years, so buyers can inspect the roads, neighbouring houses, drainage, security and common areas as they actually operate. There is no construction timetable to underwrite. The trade-off is that a 2007 house deserves a proper condition survey: roof, wiring, plumbing, air-conditioning, moisture, drainage and the quality of later alterations can matter more than the original specification.
Resale pricing is uneven
The current market starts around THB 3.6M, with other three-bedroom houses asking roughly THB 3.9M to THB 4.3M. Those gaps are not explained by floor area alone. Plot size, renovations, furniture, tenant status and seller urgency all affect the ask, while different agencies may measure covered areas differently. A low price per square metre is therefore not enough to identify the better house.
Built for daily living
SP Village 4 is primarily a low-rise residential estate rather than a resort product. The recurring evidence is for detached single-storey homes, private plots, parking and 24-hour security. The shared amenity set includes a communal pool, with a gym or fitness room, landscaped areas and a play area also shown in current project material. That profile suits a household looking for space and a quieter base more naturally than a buyer who wants hotel-style services or a beachfront setting.
A car changes the experience
Nong Pla Lai sits outside Pattaya's walkable tourist core. Highway 36 access is a practical advantage for drivers, and useful local landmarks sit within a few kilometres, but most city errands still work better by car or taxi. Buyers who want restaurants, nightlife, beach access and shopping directly outside the project should compare central or coastal locations before committing.
House-level due diligence
The estate is complete, so the key risks are tied to the selected resale property: land title, registered owner, encumbrances, building ownership, plot boundaries, renovations and transfer terms. This becomes even more important for foreign buyers because the land cannot simply be assumed to transfer in the buyer's own name. The public record also does not give us a primary, verified developer source, so developer reputation should not be used as a shortcut for the legal review.
About the project
SP Village 4 is an established gated housing estate in Nong Pla Lai, East Pattaya. It is no longer a developer-led new-build purchase: buyers are choosing an individual resale house with its own history, condition and ownership documents. Multiple project databases agree on the core identity — roughly 100 homes, completion in May 2007 and a largely single-storey detached-house format. As of 13 September 2026, active three-bedroom asking prices are clustered around THB 3.6M to THB 4.3M, with several rental listings running alongside the sales stock. That makes the project easy to visit and inspect, but it also means the real due diligence sits at house level rather than in an old project brochure.
The resale evidence shows substantial variation between houses. Current three-bedroom listings are advertised with two bathrooms but with very different quoted internal areas: about 150 sqm, 238 sqm and 288 sqm, while one 150 sqm house sits on a 288 sqm plot. A four-bedroom rental is listed at 180 sqm of indoor space on 388 sqm of land. Those figures should not be treated as an original developer unit schedule. Homes may have been extended or renovated over time, and agencies do not always measure covered terraces, parking or enclosed additions in the same way. For a purchase, the useful numbers are the ones supported by the title documents, approved plans and a physical measurement of the selected house.

The location works best for residents who drive. Local property specialists describe straightforward access to Highway 36, which connects the estate with East Pattaya and routes out of the city. Ban Nong Ket Yai Health Center is about 0.7 km away, Ka Ting Lai Beach about 3.6 km away, and Regents International School Pattaya roughly 2.72 km away. The practical takeaway is not that SP Village 4 is a beach project — it is not — but that schools, local services and road connections are reasonably close while central Pattaya remains a drive. This is a residential suburb rather than a walk-out-of-the-gate tourism location.
The weakest part of the public record is the developer attribution. Public project directories conflict on the developer: some attribute SP Village 4 to TRImiti Group Co., Ltd., while others leave the developer blank, and we did not find a primary project document or corporate filing tying that company to this estate. We therefore leave the developer field out rather than turn a repeated secondary attribution into a fact. Foreign-buyer tenure also needs property-specific review. These are houses with land, not condominium units, and Thai law generally restricts direct foreign land ownership. Current listings even label some houses as Thai ownership or Thai quota. The selected land title, registered owner, building ownership and any lawful lease structure should therefore be reviewed before money changes hands.
Ownership format
This is a landed house rather than a condominium. A foreign buyer generally cannot register the land directly in their own name, apart from narrow statutory exceptions, so the land title, ownership of the structure and any registered land-use or lease arrangement must be checked for the specific house. Current listings include Thai-owned properties, which means tenure cannot be assumed project-wide.
Home types & sizes
A current resale house on a 288 sqm plot. The single-storey layout, private garden and parking make it a useful example of a relatively compact internal footprint paired with a full residential plot. The THB 3.6M asking price is the lowest verified active sale used for the page's price anchor.
Another active three-bedroom house illustrates how widely quoted size can vary within the same estate. The listing includes a private garden and is tenant-occupied until 20 September 2026. A buyer should review the tenancy, handover timing and the basis of the quoted floor area rather than treating the number as directly comparable with every other listing.
A renovated three-bedroom resale is also on the market. Its condition reinforces a key point about SP Village 4: the age of the estate tells you less than the maintenance history of the individual house. Renovation quality, approved alterations, wiring, plumbing and roof condition should be checked rather than inferred from the listing description.
A current rental provides evidence for a larger four-bedroom configuration on a 388 sqm plot. We use it only to show that four-bedroom houses exist in the estate; it is not an official developer floor plan and does not imply that the same configuration is currently available for purchase.
