Kanchanaphisek Road is close to the estate, and the wider road system connects toward Krungthep Kreetha, Srinakarin, Ramkhamhaeng, Lat Krabang and Suvarnabhumi. Ban Thap Chang rail station is useful but roughly 5 km away according to the brochure. In other words, this is a road-connected home with a rail option, not a rail-oriented home. That distinction should match how the household actually travels each weekday.

Land documents matter

Pruksa's brochure identifies Chanote title deed No. 20220 for the project land, which is more useful than a generic statement that the development sits on titled land. Yet a transaction still turns on the specific plot and the rights that can legally be registered for the buyer. A fresh title extract, encumbrances, building ownership and the contracting party all matter. This becomes particularly important for a foreign purchaser because Thai land ownership rules do not mirror the foreign-freehold condominium regime; a lawful structure must be documented for the actual home rather than assumed from a sales listing.

Three-car parking is not a decorative specification here; it fits the way this location is likely to be used. A quoted 340 sqm can sound close to a detached house on paper, but the space is distributed across several levels. The community itself is compact. Pruksa's brochure states a project area of about 8-3-47.5 rai and only 51 homes. Shared facilities include a clubhouse, swimming pool, fitness room, common garden and children's playground, with licence-plate recognition at the entrance, CCTV and 24-hour security. That is a fairly complete amenity package for a project of this size, and it may appeal to buyers who want a managed residential setting without the scale of a large estate. It does not, however, make running costs self-evident. A current standard common-area fee was not clearly published in the official material reviewed. The sensible cost comparison is therefore not just purchase price versus purchase price; it also needs the actual recurring fee, what it covers and what happens once any temporary developer promotion on common fees expires.

Location is one of the clearest reasons to choose or reject this project. The developer brochure places Kanchanaphisek Ring Road at roughly 100 metres, Ban Thap Chang on the airport rail line at about 5 km, and Suvarnabhumi Airport at around 14 km. It also lists shopping, international schools and hospitals within the wider catchment. This can work well for households whose daily geography runs through Krungthep Kreetha, Ramkhamhaeng, Srinakarin, Lat Krabang or the airport corridor. It is less compelling for a buyer whose priority is a walk-to-rail lifestyle. The nearest rail connection is useful, but it is not at the gate; most day-to-day journeys will still involve a car, taxi or another road-based connection. That distinction matters more than a generic claim that the project is 'well connected'.

The delivery timeline deserves a cautious reading. Pruksa's brochure says construction started in December 2024 and that partial completion was expected in December 2025. PropertyHub records 2025 as the year built, while a Connex project/listing page records completion in 2026. By 2026 there are both rental and resale listings, and Pruksa is inviting visitors to view the project while continuing to market remaining homes. Those signals indicate usable, transactable stock, but they do not establish one clean official date for completion of the entire estate. For a buyer, the relevant status is the specific house: whether it is physically complete, whether its plot documentation is ready, when transfer can occur and whether any common-area construction is still under way.

The pricing history is another reason to work at unit level. Project previews around launch in 2025 quoted a starting point of THB 14M, while an October 2025 update referred to THB 12.9M. On 8 September 2026, Pruksa's official page advertises a campaign starting from THB 9.9M and states that the campaign runs through 30 September 2026. At the same time, a resale asking price of THB 13.9M was visible for a 340 sqm home in August 2026. These numbers should not be read as a clean price index for one identical house. Plot position, land size, fit-out, furniture, readiness and seller terms can all change the number. The THB 9.9M figure is therefore a useful lower budget anchor, not a substitute for identifying the exact home included in the offer and comparing its all-in cost with alternatives.

Ownership is more complex than it would be for a qualifying foreign-freehold condominium unit. The official brochure identifies Chanote title deed No. 20220 for the project land and states that the land was not encumbered with a financial institution or another person or legal entity at the time of the brochure. That is useful project-level evidence, but it is not the same thing as a fresh title check for the particular plot being purchased. Once plots are transferred individually, the buyer needs the current title information, any registered encumbrances and the relationship between land and building rights. A foreign individual generally cannot approach Thai land ownership as if it were an ordinary unrestricted purchase; the Land Code contains only limited statutory routes.
