Why this project is worth a look
Only six homes
Upper Onnut is genuinely small: the main project sources agree on six units. That creates a more private setting than a large townhouse estate, but it also means there is no broad amenity package to justify the purchase. The decision is about the individual building, land, parking and flexible use rather than a clubhouse or landscaped common areas. On resale, the small number of homes also means there may be little same-project stock available for direct comparison, so value has to be judged against other large townhouses and home-office properties across Prawet and Srinagarindra.
A real live-work layout
The original product was designed to combine living and working rather than simply attaching an office label to a normal house. Lower and middle floors were intentionally adaptable, while the upper level was more private and residential. That can suit an owner-operated business, a professional practice or a family that wants substantial work-from-home space. The flexibility also makes inspection more important: a resale unit may now be very different from the launch plan, so the buyer should understand existing partitions, electrical loads, air-conditioning, plumbing and the cost of reversing any owner modifications.
310–330 sqm inside
The scale is closer to a large urban house than a typical compact townhouse. The two original types provide about 310 or 330 sqm over four floors with parking for up to four cars. Corner units trade some internal space for a larger plot and side openings; middle units put more of the site into enclosed floor area. That amount of space is valuable if it is genuinely used for offices, multi-generational living, a studio or storage. If the household only needs a normal family home, the same size can simply mean more air-conditioning, cleaning, maintenance and refurbishment cost.
Better for drivers
The Yellow Line has improved the wider area's rail access, but Upper Onnut still works best as a car-oriented address. Current directory data places two Yellow Line stations at around 2.1 km and Hua Mak Airport Rail Link at about 3.5 km. The stronger transport case is the road network: On Nut, Phatthanakan, Srinagarindra and Chaloem Phrakiat Rama IX provide several routes across eastern Bangkok and toward the airport and motorway system. Buyers who depend on a short walk to mass transit should treat that as a clear limitation.
Resale due diligence matters
Because the project has been completed since 2018, a buyer can inspect the actual home, access road, parking, neighbouring uses and noise rather than buying from a future promise. The trade-off is that technical condition and legal documents matter more than launch marketing. The developer's legal entity is not clearly identified in current public sources, and the public sales listing is old. A serious buyer should therefore focus on the specific land title, seller, encumbrances, building rights, alterations and engineering condition before treating the advertised price as meaningful.
About the project
Upper Onnut is a tiny six-unit, four-storey home-office townhouse development in Prawet, on Bangkok's eastern side. It was not conceived as a conventional mass-market townhouse estate with dozens of near-identical homes and a large shared amenity package. The original concept was closer to a row of substantial live-work buildings: enough residential space for a family, but with lower and middle floors that could also function as offices, meeting rooms or flexible commercial space. The project was completed in December 2018. A detailed contemporary review described a total project land area of 204 sq wah, two house types and only six plots. That small scale is central to the buying decision: there is little common infrastructure, but each home is significantly larger than the typical urban townhouse and was designed around adaptable internal use.
The strongest physical feature is size. Multiple sources consistently describe 310–330 sqm of usable area over four floors, four bedrooms and parking for as many as four cars. The 2018 review separates the stock into two layouts. Type A corner homes were quoted at about 310 sqm on roughly 41–43 sq wah of land, while Type B middle units were around 330 sqm on 30 sq wah. The trade-off is intuitive: the corner homes sacrifice some interior floor area in return for more land and side openings, while the middle homes push more of the site into enclosed usable space. Frontage is about 5.5 metres. This is therefore not a compact townhouse where every room has a fixed residential function. The original design left substantial areas open so an owner could decide whether the space became bedrooms, offices, meeting rooms or something else.

The floor-by-floor concept reinforces that hybrid use. The ground floor was arranged around a reception or living area, dining space and kitchen. The second and third floors were much more open-ended and could be partitioned later into offices, meeting rooms, bedrooms or multi-purpose rooms. The fourth floor was treated as the more private residential level, with two bedrooms, two bathrooms and dressing areas in the detailed review. That arrangement can work well for an owner-operated business, a professional practice, a family that genuinely works from home, or a household that wants a large amount of adaptable indoor space. However, a resale buyer should inspect the exact unit rather than relying on the original plan. After roughly eight years of occupation, different owners may have changed partitions, bathrooms, kitchens, air-conditioning and other systems in very different ways.
Location is Prawet, around the On Nut–Phatthanakan–Srinagarindra–Chaloem Phrakiat Rama IX road network. When the project launched, the strongest transport argument was road access; rail was relatively distant. The situation is better today because the Yellow Line now runs through the wider Srinagarindra area. BaanFinder currently places Si Nut and Srinagarindra 38 stations at about 2.1 km and Hua Mak Airport Rail Link at about 3.5 km. Even with that improvement, Upper Onnut is not a walk-to-rail proposition. Daily life is easier with a car, taxi or motorbike. For drivers, however, the wider road grid gives several ways to move between On Nut, Phatthanakan, Srinagarindra, Chaloem Phrakiat Rama IX and the expressway/motorway system, which can matter more than straight-line distance in eastern Bangkok traffic.
The houses sit slightly inside from the main road rather than directly on a busy frontage. The detailed project review describes a short access lane of roughly 50 metres, a barrier at the entrance and the row of four-storey homes facing the internal road. With only six properties, the physical setting is more private than a normal commercial shophouse strip. Buyers should still keep expectations realistic. The published facility list is short: security measures, CCTV, an entry barrier and parking. There is no verified clubhouse, pool, gym or large estate-management operation. In other words, the project's value proposition is the building itself — space, parking and the live-work format — rather than a resort-style communal environment.
Pricing needs careful separation between launch history and live resale evidence. In November 2018, the detailed review quoted THB 8.9M for a Type A corner unit and THB 7.9M for a Type B middle unit. When checked on 16 September 2026, Dot Property displays one Upper Onnut sale at roughly THB 7.88M and FazWaz shows THB 7.9M for a 330 sqm, four-bedroom townhouse. The issue is freshness: the individual FazWaz listing is marked as having been updated years ago. The fact that a public asking price in 2026 appears close to a 2018 launch figure should not be turned into a market-performance conclusion, because the listing may simply be stale. Before using the number in any investment model, a buyer should confirm that the property is genuinely available, obtain current photos, understand renovation history and condition, and get the seller's present asking terms.
For a foreign buyer, ownership is a more important constraint here than it would be for a condominium unit. Upper Onnut is landed property. Thailand's government information portal explains that direct foreign ownership of land is generally restricted, with only narrow statutory exceptions, while long-term registered lease arrangements are one of the legal routes used for property occupation. The public Upper Onnut material does not disclose the actual land title, the registered landowner, a building-ownership structure or a ready-made foreign-buyer tenure package. Those documents have to be examined for the specific resale unit. This means the legal structure should be established early, before a meaningful deposit is paid, rather than treated as paperwork to solve after the commercial terms have already been agreed.
The developer record is also incomplete. Older marketing and review material uses Upper Onnut as the project name and sometimes labels that same name as the project owner, yet major current portals list the developer as not specified. I could not verify a separate legal company that can confidently be named as the developer. For a completed resale property in 2026, that does not automatically prevent a transaction: the seller's title, encumbrances, building rights, tax position and the physical condition of the home matter more than the original sales company. Still, the missing legal developer identity is a genuine gap in the historical record, and it is better to leave that gap explicit than to present the project name as if it were a confirmed corporate entity.
Ownership format
This is a landed townhouse/home-office rather than a condominium unit. A normal foreign buyer cannot simply take freehold title to the land in Thailand except under narrow statutory exceptions. For any specific Upper Onnut resale, the land title, registered landowner, ownership of the building and any long-term registered lease structure need to be checked from the actual transaction documents; the public project sources do not provide that package.
Home types & sizes
The corner homes occupied the two end plots. The detailed 2018 review gives roughly 41–43 sq wah of land, about 5.5 metres of frontage and parking for up to four cars. The side strip and additional openings provide more external space and daylight, while internal floor area is slightly smaller than the middle-unit type. The historical November 2018 asking price was THB 8.9M; I did not find a clearly current public resale for this exact type.
The middle homes were originally described with about 30 sq wah of land and roughly 330 sqm of usable area. They do not have the side strip of a corner plot, but they provide slightly more internal floor space; frontage is again about 5.5 metres and parking is up to four cars. The historical November 2018 price was THB 7.9M. FazWaz still displays a 330 sqm unit at THB 7.9M on 16 Sep 2026, but the listing is old, so that matching figure should not be treated as a confirmed live transaction.
Published bathroom counts conflict: older project material gives a 4–6 range, the detailed review describes six, while the current FazWaz unit card shows four. I have therefore not assigned a fixed bathroom count to each type; the actual resale home needs to be checked. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.
