Why this project is worth a look

Only 29 units

This is a very small scheme by Bangkok standards. There are rarely many comparable units on the market at once, so the condition and exact position of the house matter more than a broad project average.

Purpose-built home office

The original product was a four-storey home office of about 242 sqm with roughly five metres of frontage. It makes most sense for an owner who genuinely needs work and private functions in the same building.

Resale, not launch stock

With completion reported in 2012, each house now carries its own maintenance and alteration history. A physical survey and document review are more useful than relying on an old sales specification.

Road network plus Pink Line

The scheme remains car-oriented, but the Pink Line gives staff and visitors an additional public-transport option within roughly 1.5-1.6 km in published location data.

Title structure matters

A home office with land is legally different from a condominium foreign-freehold purchase. Foreign buyers need unit-specific title and acquisition advice before treating any resale listing as straightforward.

About the project

Work Place Ratchada - Ramintra is a 29-unit home-office scheme on Ratchada-Ramintra Road in Ram Inthra, Khan Na Yao, Bangkok. SC Asset Corporation developed it as a low-rise product for owners who wanted business space and everyday living under one roof. Older Thai databases often call the same scheme Work Place Ratchada-Ramintra 2, while current aggregators usually drop the “2”. The developer, unit count, road, site size and original house format all line up, so the dossier treats those names as one project rather than inventing a separate phase that the available evidence cannot substantiate.

The product itself matters more than the amenity list. Period sources describe a four-storey home office with roughly 242 sqm of usable area and a frontage of about five metres. Historical project data records a total site area of 4 rai 3 ngan 20 sq wah. That makes this a fairly specialised property: there is much more internal space than in a typical two-storey Bangkok townhouse, but much of its value comes from how well the floors can be divided between reception, work rooms, storage and private living. Resale units are no longer identical inside. Current and recent advertisements show different room counts and fit-outs, which is exactly what one would expect after more than a decade of owner occupation and business use.

The project is mature rather than newly completed. Two independent property databases date completion to 2012, while several other directories simply leave the year blank. For a buyer today, that shifts the due-diligence focus away from launch specifications. Roof condition, water ingress, electrical capacity, air-conditioning, drainage, facade repairs, alterations and the quality of past maintenance can matter more than the original brochure. Two units with the same headline floor area may therefore deserve very different prices once the actual building condition is inspected.

Public resale pricing is thin and scattered. Listings checked in 2026 ranged from roughly THB 7.95-8.0 million at the lower end to around THB 13 million in another public listing, with a bank-owned property advertised at about THB 9.72 million. A 29-unit development does not generate enough transactions for those asks to form a clean price index, and the land plot, corner position, fit-out and building condition can all move the number materially. The dossier uses THB 7.95 million as a lower public asking-price anchor, not as a promise of availability or a project-wide valuation.

The location works differently from a central Bangkok condominium. Ratchada-Ramintra is primarily a road-based business and residential corridor tied into Ram Inthra, Nawamin and the expressway network. Published location data puts Ram Inthra Kor Mor 9 station at about 1.5 km and Wongwaen Ram Inthra station at about 1.6 km on the Pink Line. That is useful for staff and visitors, but it does not make the property a walk-out-of-the-lobby transit product. A buyer should still evaluate daily access by car, turning movements, parking and peak-hour traffic as part of the business case.

Security is better supported than most of the old amenity claims. Historical sources consistently mention guarded access and CCTV, and one older project database specifically recorded 24-hour security, 12 CCTV points and a keycard system. Some older databases also mention a swimming pool, while other project records do not confirm it. Rather than reproduce every legacy checklist item, the sensible approach is to verify what actually exists and is maintained today, including the entrance, internal roads, security staffing and any current common-area charges.

Foreign-buyer due diligence is the key legal issue because this is a land-attached home-office property, not a condominium unit. Thailand’s Department of Lands materials make clear that foreign land ownership is restricted and only available in narrow statutory circumstances. One major property directory labels the project leasehold, but the available project pages do not provide the title deed or project-level legal documents needed to treat that label as conclusive for every unit. Before any reservation or deposit, a buyer should obtain the specific land title, registered owner details, evidence of building rights, project restrictions and a lawful acquisition or lease structure appropriate to the buyer. A nominee arrangement is not a substitute for that work.

The home-office label also deserves a practical check rather than being treated as blanket permission for any activity. A future owner may want a design studio, consulting office, clinic, showroom or another client-facing use, but building rules, local regulations, signage, parking, fire-safety requirements and community restrictions can all affect what is workable. The original marketing concept is evidence of the intended format, not a substitute for confirming that a specific business use is permitted today.

A viewing should therefore be closer to a small-building inspection than a condominium walk-through. Four levels create more stairs, wet areas, electrical circuits and maintenance points. A house that has spent years as an office may have added air-conditioning, cabling, partitions and altered rooms. Those changes can be valuable when they match the next owner’s requirements, but they can also create cost if the buyer wants more residential space or needs to restore systems that have been heavily used.

Exit liquidity should be considered before purchase as well. Scarcity helps because there are only 29 units, but the buyer pool is narrower than for a standard house or condominium: not everyone wants a four-storey property that combines private and commercial functions. A clean title, practical parking, understandable floor use and well-documented maintenance will usually matter more to the next buyer than decorative fit-out alone. In a thin market, avoiding a difficult-to-explain property is part of protecting resale flexibility.

Home types & sizes

4-storey home office
about 242 sqm

The launch-era format was a four-storey home office. Historical project data records about 242 sqm of usable area and roughly five metres of frontage, and an independent directory also corroborates the 242 sqm figure. Resale interiors vary because owners have reconfigured floors for offices, meeting rooms and residential use, so the actual layout should be checked on the individual property.

Launch-era material points to one core house format, but resale units now have different internal layouts and room configurations. Floor area and the current use of each level should be verified on the specific property. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 7.95M in a public resale listing checked on 7 October 2026. This is a lower asking-price anchor for one property, not a project-wide price; availability, condition, title and transaction terms need separate confirmation.
  • Completed: 2012

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: An owner-operator who wants a multi-level home office rather than a conventional office floor in a tower.; A buyer who values roughly 242 sqm of internal space and the ability to separate client-facing, work and private areas by floor.; Someone comfortable buying a mature resale property and assessing the actual house, alterations and maintenance record rather than relying on new-build specifications.; A buyer whose daily geography is tied to Ram Inthra, Nawamin, Khan Na Yao and the eastern Bangkok road network.; A foreign buyer only where the title and a lawful ownership or lease structure have been checked for the specific property in advance.; may not suit: A foreign buyer looking for the simplicity of condominium foreign freehold within the statutory quota.; Someone who wants a new property with developer warranty coverage and predictable building systems.; A buyer choosing primarily for extensive clubhouse or resort-style amenities rather than the home-office building itself.; An investor who needs a deep, highly liquid resale market with many directly comparable transactions..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Home.co.th, CheckRaka and a bank resale record use the name Work Place Ratchada-Ramintra 2, while PropertyHub, FazWaz and ZmyHome use the same project name without “2”. The core facts match, but no primary SC Asset archive was found that conclusively resolves the historical naming.
  • DDproperty labels the tenure leasehold, while the other accessible project pages and resale records do not provide a project-level title document confirming one tenure structure for all 29 units. The exact title and legal structure must be checked on the selected property.
  • Legacy amenity lists conflict. Security and CCTV are supported by multiple sources, while a swimming pool and some additional facilities are not consistently corroborated and should be verified on site.
