Noble presents Noble Norse as ready to move in during 2026, and the developer’s corporate disclosures show ownership transfers already occurring in 2024. That changes the due-diligence process. A buyer can inspect the exact plot, setbacks, finishes, courtyard, neighbouring houses and operating common areas instead of judging a future home from renders. In a completed estate, plot-by-plot differences often matter more than the generic description of a house type, which makes physical inspection far more valuable than it would be at an early presale stage.
Three understandable sizes
The product range is compact: 244, 262 and 343 sqm. The two smaller designs have four bedrooms and four bathrooms; the largest moves to five and five. LUFT and VIN are both two-storey houses, while SOL adds a third level and rooftop area. That makes the decision easier to frame around the household rather than around branding. Buyers can ask whether they actually need a fifth bedroom, a separate level for family or guests, and a larger land plot, instead of assuming that the biggest type is automatically the best value.
A courtyard with purpose
The central courtyard is a planning feature rather than just a marketing adjective. It creates another face for rooms to look toward, brings daylight deeper into the footprint and breaks up the mass of a large detached house. For a family that uses the courtyard as a real outdoor room, this can make the interior feel more connected and less corridor-like. It still needs to be tested in the exact house: sun exposure, heat, drainage, planting and privacy around the internal windows will determine whether the concept works well in everyday use.
Only 73 homes
The estate contains 73 houses across roughly 18 rai. That number does not promise a quiet environment, but it does define a smaller community than the very large suburban estates common in Bangkok’s outer districts. Some buyers will value the simpler internal road network and a shared facility set used by a limited number of households. The trade-off is operational: with a smaller owner base, the quality of common-area maintenance depends heavily on the current fee structure, management standards and how costs are shared after the developer’s initial sales period.
Main-road access
The entrance is directly on Srinakarin–Rom Klao Road, giving the estate access to the eastern Bangkok road network and onward connections toward the Outer Ring Road and Motorway 7. That suits households with cars, school runs, airport trips and work patterns on the eastern side of the city. It is much less persuasive for someone who wants to rely on urban rail and walkable daily errands. The location should therefore be tested against actual weekday routes, because a good road address and a good personal commute are not always the same thing.

Noble Norse Krungthep Kreetha is a 73-home detached-house community on Srinakarin–Rom Klao Road, the corridor commonly marketed as New Krungthep Kreetha. Noble Development launched it in 2024 in Thap Chang, Saphan Sung, on Bangkok’s eastern side. It should not be confused with the adjacent Nue Verse Krungthep Kreetha, another Noble project with a different housing format. Noble Norse is a detached-house estate with individual land plots, not a townhome scheme or condominium. By 2026 Noble groups the project among its ready-to-move options, while the company’s shareholder materials show that ownership transfers had already started during 2024. That makes this a project where buyers can inspect actual houses and the completed environment rather than relying only on drawings and a future delivery promise.
There are only three core house designs, which makes the product range relatively easy to compare. LUFT is a two-storey 244 sqm house on land from 52.5 sq wah, with four bedrooms and four bathrooms. VIN remains two storeys but increases the internal area to 262 sqm and starts on 56.2 sq wah, again with four bedrooms and four bathrooms. SOL is materially larger: three storeys, 343 sqm, land from 64.4 sq wah, five bedrooms, five bathrooms and a rooftop area. Detailed independent reviews also list a maid’s room, a flexible multipurpose room and parking for three cars across the types. Those numbers are more useful than broad labels such as “luxury house” because they show the real step-up between the three products.

The architectural idea is built around an internal courtyard. In LUFT and VIN, the courtyard sits within the composition of the home rather than acting as a small front garden, bringing daylight deeper into the plan and creating internal views toward greenery. SOL applies the same principle to a larger three-level house. Noble frames the concept around biophilic design, while independent site reviews confirm the courtyard arrangement, large openings and the way rooms face into the central space. The practical appeal is straightforward: the interior does not depend solely on windows around the outside walls, and the middle of the house can receive more light and airflow. The actual result will still vary by plot orientation, neighbouring houses, landscaping and how a particular owner uses or encloses the courtyard.
The overall estate covers roughly 18 rai and contains 73 homes. That does not automatically guarantee silence or privacy, but it does put a hard limit on the number of households compared with large suburban estates containing several hundred units. Shared facilities reported across current and detailed project sources include a clubhouse, swimming pool, fitness room, lounge, co-working area, garden and children’s space. Independent reviews also describe 24-hour security, CCTV and electronic access control. A buyer does not need to move up to the largest house type to access a separate tier of amenities; the common facilities serve the estate as a whole. What does need a fresh check is the operating side: current common-area charges, management rules, maintenance scope and whether any facility has changed since the initial launch material was published.
This is primarily a car-based location. The project fronts Srinakarin–Rom Klao Road rather than sitting deep inside a small soi, and the wider road network links toward the Kanchanaphisek Outer Ring Road, Motorway 7, Rama 9, Pattanakarn and Bangkok’s eastern districts. That can be valuable for households whose work, school and airport routines are already organised around driving. It is less compelling for a buyer looking for a walk-to-rail lifestyle. There is no urban rail station at the project gate, and daily convenience should be judged from real travel patterns rather than a generic claim that a road is “well connected.” Rush-hour conditions on Srinakarin–Rom Klao and the surrounding junctions can materially change journey times, so the right test is the buyer’s own weekday commute at the hours that actually matter.
The Krungthep Kreetha corridor has developed into a residential cluster with international schools, retail and private healthcare. Independent location reviews repeatedly reference schools such as Ascot International School, Wellington College International School and Brighton College Bangkok, together with retail stops such as Little Walk and Market Place. We do not reproduce manually calculated distance lists in this dossier because NovAsia builds the nearby section separately from the project coordinates. The more useful point is that this part of Bangkok often works for families whose decision is driven by school runs, Suvarnabhumi Airport, work on the eastern side of the city and regular use of a private car. Buyers whose daily life is concentrated in central Sukhumvit or the CBD should test the route themselves rather than assuming an eastern suburban house will fit the same routine.
Pricing has moved considerably since launch. Detailed reviews in 2024 showed LUFT from about THB 19M, VIN from THB 20M and SOL from THB 26M. As of September 2026, Noble’s own website advertises a project starting figure of THB 14.99M, while current marketplace listings show houses around THB 16.9M and above. We use THB 14.99M as the lowest public anchor because it is the developer’s live advertised figure, but we do not attach the old launch prices to each house card. In a completed estate, the final number is shaped by the exact plot, orientation, specification, furniture, condition and whether the seller is Noble or a private owner. A low headline price should therefore be treated as an entry point for a stock check, not as the expected price of every LUFT house.
Foreign ownership needs to be separated from the marketing description of tenure. Property platforms describe the estate as freehold and the appraisal material linked to Noble identifies individual land title deeds, but Thai land law still applies. Most foreign individuals cannot simply register residential land in their own name. There are narrow statutory exceptions, including a route involving substantial qualifying investment and government approval, but that is not the standard mechanism for buying a house in Bangkok. A lawful foreign-buyer structure may instead involve a registered long lease of the land and separate rights over the building where the seller can support that arrangement. We did not find a current public Noble Norse package that states a standard foreign lease structure, so this should be resolved before reservation rather than after the buyer has committed to a specific plot.
There is also a project-level title point worth checking at transaction stage. An independent appraisal report associated with Noble’s disclosure, with a project photograph dated 6 October 2025, states that the assessed set of remaining land title deeds was mortgaged to Kiatnakin Bank. Developer financing secured against land is not unusual and the existence of a mortgage does not by itself make a transfer problematic. The relevant question is whether the title for the selected plot is clear at transfer and what release mechanism applies if it is still part of a lender’s security package. For a ready house, the buyer can ask for the current title document, match it to the physical plot and make the discharge process a documented part of closing rather than relying on a general sales statement.
We could not verify a current public payment schedule for September 2026. A detailed 2024 review recorded a THB 100,000 reservation and THB 200,000 contract payment, plus an allocation of transfer-related costs, but those launch-era terms should not be carried forward as if they remain valid. The project is now completed, Noble still markets inventory, and private-owner listings also appear, so payment mechanics depend on the seller and the specific house. The clean way to compare two offers is to ask for the same full cost sheet: house price, included fit-out and furniture, reservation or deposit, deadline to transfer, allocation of registration costs, current common fee and the title status. That prevents a lower advertised price from being mistaken for a lower total acquisition cost.
Taken together, Noble Norse is a specific residential proposition rather than a generic investment story: a completed detached house in eastern Bangkok, four or five bedrooms, three parking spaces, a central courtyard and a relatively small estate. It makes most sense when a household genuinely needs that scale and its daily routes already fit Krungthep Kreetha, Rama 9, the airport or Bangkok’s eastern side. For a foreign buyer, the first screening question is the land structure, not the floor plan. For a buyer who is legally able to take land title, the focus shifts to the condition of the completed house, the exact plot, current pricing and transfer documents. That is also where the ready-to-move status becomes useful: most of the decisive details can be inspected and documented before money changes hands.

The project is marketed as freehold house-and-land ownership for buyers who are legally able to register the land. Most foreign individuals cannot directly own Thai land, so the lawful structure for the house and land must be established before reservation.
Home types & sizes
The entry house type is a two-storey 244 sqm home on land from 52.5 sq wah. Detailed reviews list four bedrooms, four bathrooms, a maid’s room, a flexible multipurpose room and three parking spaces. It is the smallest Noble Norse design, but the internal area is already substantial by normal urban-house standards. When comparing available LUFT houses, the more meaningful differences may be outside the headline floor area: plot shape, courtyard orientation, privacy between windows and the amount of usable outdoor space around the building.
VIN keeps the two-storey, four-bedroom format but increases internal space to 262 sqm and starts on land from 56.2 sq wah. The published layout information also includes four bathrooms, a maid’s room, a multipurpose room and three parking spaces. It sits between LUFT and SOL for households that want more breathing room without adding a full third floor. Because the project now sells as completed inventory, the 2024 launch price gap between types should not be treated as current. Available VIN and LUFT houses need to be compared on the same date, with the exact plot and fit-out included.
SOL is the largest design: three storeys, 343 sqm and land from 64.4 sq wah. Published specifications show five bedrooms, five bathrooms, a maid’s room, a multipurpose room, three parking spaces and a rooftop area. The additional floor creates more separation between family, guest and work zones, but it also introduces more vertical circulation. For households with small children or older relatives, that should be judged as an everyday usability question rather than simply an upgrade in size. The exact rooftop finish and any owner modifications should be inspected in the specific completed house.
Noble’s official site confirms the three house types and the 244, 262 and 343 sqm floor areas; detailed room programs and starting land sizes were cross-checked against independent project reviews. Current public pricing by house type was not available on 7 September 2026, so launch-era type prices are not carried into the cards.
