Estate agencies now commonly use Villa Forestias by Baan Mae, whereas large portals still carry the older Baan Mae Pool Villa 4 label. Those names appear to refer to the same fourth Baan Mae development, but the underlying portal records are not fully consistent. That distinction matters because a buyer should not assume that every specification attached to the older portal page belongs to the Forestias estate. The core record below therefore follows the developer’s portfolio and current Forestias listings first, with the older portal data treated as a discrepancy rather than blended into an artificial average.
The strongest project-level evidence describes a low-density estate of 15 single-storey pool villas in the Nong Mai Kaen area of East Pattaya. Cornerstone independently records 15 homes and a 2022 completion year under the Villa Forestias by Baan Mae name. The developer’s present website also treats Baan Mae Villa 4 as sold out, which is consistent with a completed estate now trading through individual owners. Some legacy project pages report 20 units instead. We have not used that larger figure as the headline number because the developer’s own portfolio is the better source for original project identity. A buyer should still ask for the estate plan or plot schedule before signing, particularly if common costs, voting rights or management obligations are tied to the total number of properties.

Completed houses can be measured differently, altered after handover or marketed using different area conventions. For the selected property, the sale contract, building plans and title documents should take priority over the estate summary on a property portal.
The location is inland East Pattaya, not a beachfront neighbourhood. Sources tied specifically to Forestias place the estate on Soi Nong Mai Kaen 18, Nong Prue, Bang Lamung, Chon Buri, with a project marker around 12.89944, 100.94201. Daily life here is naturally car-oriented. The practical appeal is access toward Sukhumvit Road, Motorway 7 and Route 331, plus established residential services in East Pattaya. Cornerstone uses Tara Pattana International School and Mabprachan Lake as nearby reference points. That makes the estate easier to understand for a household prioritising space, schools, parking and a private pool than for someone who wants to walk to the beach, restaurants and shopping every day.
The lowest live asking price we found on 22 September 2026 is THB 8.99 million for a three-bedroom, four-bathroom house of about 210 sqm on 71 sq wah. A separate active listing is around THB 9.2 million for 219.92 sqm. These are seller asking prices on the secondary market, not a developer price list. Two houses in the same estate can justify different numbers because of plot position, upgrades, furniture, pool condition, maintenance history and the seller’s urgency. Older launch prices are visible online, but they are not proof of achieved capital growth. A meaningful comparison would require the original specification of the same house and evidence of an actual completed resale, not simply two advertised prices from different years.
Land ownership is the most important legal boundary for an international buyer. A current resale listing describes the property as held in a Thai name, meaning the land is registered to a Thai owner rather than offered as a simple foreign freehold structure. Thai law generally restricts direct foreign ownership of land, subject to narrow statutory exceptions. In practical terms, this is a house-first purchase. The value proposition is private living space, a pool and a modestly sized gated estate rather than a long list of shared leisure facilities. That can be attractive to a resident family or an owner who wants more independence than a condominium offers, but it also shifts responsibility back to the individual property.
