Why this project is worth a look
Only six homes
Scale is one of the project's clearest characteristics. Six houses can mean less internal traffic and a more residential feel than a large estate, which may suit an owner-occupier. It also means buyers should not assume there is a full management organisation behind the gate: responsibility for access roads, security, shared services and any recurring charges needs to be established from the actual project documents.
Four-bedroom private living
Public listings consistently describe four bedrooms, four bathrooms and a private 3 × 6 metre pool. That combination is meaningful for families who value separate bedrooms, guest capacity and their own outdoor space rather than communal amenities. The published floor area is not consistent, however, so the exact plan and measurement basis of the selected house matter more than the headline square-metre figure.
An inland Pattaya choice
Soi Toongklom-Talman 20 puts Jin Village in the eastern residential side of Pattaya rather than the coastal strip. The trade-off is straightforward: more of a private-house environment, but greater reliance on a car or motorbike. Buyers whose routine revolves around walkable beach access, central restaurants or nightlife should compare it with coastal neighbourhoods as a different lifestyle product, not a cheaper version of the same location.
Documents carry the decision
There is no verified public developer entity, and live sources disagree on completion status and floor area. That makes asset-level evidence more important than brand reputation: who owns the land, what title is registered, who can sell the house, whether the structure is complete and what exactly is included at transfer. For a small completed development, those documents are more decision-relevant than the project brochure.
About the project
Jin Village is a six-home pool-villa development in Nong Prue, on the eastern side of Pattaya around Soi Toongklom-Talman 20. Its proposition is fundamentally different from a large beachfront condominium: the project is small, each advertised home has its own outdoor space and pool, and daily life is built around a private house rather than shared resort facilities. Hipflat and international property databases place the project at 77/1 Toongklom-Talman 20, Nong Prue, Bang Lamung, Chon Buri 20150. That address matters because another development also uses the Jin Village Pattaya name in Nong Pla Lai. The latter is a 20-home scheme and has been excluded from this record; mixing the two would distort the developer, completion and unit information.
The clearest published house specification is a four-bedroom, four-bathroom detached villa. FazWaz describes two storeys, a 3 × 6 metre private pool, private garden, terrace, covered parking, furnishing and an equipped kitchen. An earlier Pearl Property project profile presented the same six-villa scheme around four en-suite bedrooms, open-plan living and dining space and a European-style kitchen. This is useful evidence of the intended product, but it should not be treated as a guarantee that every house is handed over with identical furniture, appliances or finishes. A buyer should match the inventory list, floor plan and actual condition to the villa named in the contract.

Area is the first material inconsistency in the public record. FazWaz and several syndicated listings show 358 sqm of indoor or usable area, while Pearl Property's current project page lists a 308 sqm four-bedroom house. Hipflat currently surfaces both figures within the Jin Village inventory. Plot size also varies: 293.6 sqm in FazWaz's structured data, about 296.4 sqm in Pearl Property's earlier description, and a rounded 300 sqm in the listing narrative. There is not enough evidence to decide whether these are different houses, different measurement methods or stale data. The practical answer is not to average them. Obtain the plan, area schedule and title information for the exact villa and compare like with like.
Price is more consistent. Pearl Property's project page, last updated in July 2026, shows THB 12.9 million, and the same asking level appears on FazWaz, Dot Property and the current aggregated inventory. We therefore use THB 12.9 million as a lower public market anchor as of 14 September 2026, not as a project-wide fixed price. A real transaction still depends on which of the six houses is being sold, the plot attached to it, the handover condition, furniture and appliances, transfer costs and the identity of the seller. The available evidence does not establish that every house in Jin Village is available at the same price simply because several portals repeat one active asking price.
The construction status needs similar care. Pearl Property now marks Jin Village as completed and says homes are available for immediate transfer; its project data was updated in July 2026. FazWaz and KaiBaanThai continue to label the same six-unit Nong Prue project as off-plan. The most plausible explanation is lagging portal data, but there is no public developer completion notice or handover certificate to settle the issue independently. The registry therefore uses completed as the best current status while preserving the conflict. For a selected house, physical completion, utilities, house registration, permits and the documents required for transfer should still be checked rather than inferred from a portal badge.
For a foreign buyer, land is the legal issue that deserves more attention than the marketing label attached to the villa. Thailand generally does not allow a foreign individual to own land directly, although ownership of a building can be separated from the land right. The FazWaz listing states that one advertised Jin Village plot has a Chanote title, which is a useful lead but not a substitute for seeing the title deed itself. The public material does not establish the exact structure offered to a foreign buyer at this project. Before reservation, the buyer needs to know who owns the land, who owns the house, what right is being transferred or registered, and whether the contract matches the records held by the Land Office.
The final due-diligence issue is the developer identity. No reliable public corporate developer or official project website has been established for this six-home Jin Village. FazWaz explicitly shows the developer as unavailable. Other pages sometimes use 'Jin Village' as a developer label, but those references are either generic listing metadata or belong to the separate 20-home project in Nong Pla Lai. This does not make the property unsuitable by itself. It simply shifts the evidence base: instead of relying on a recognisable brand history, a buyer should place more weight on the seller's authority, land title, house documents, permits, actual construction quality, handover inventory and the wording of the sale agreement.

The main FazWaz listing describes a two-storey four-bedroom villa with a private 3 × 6 m pool, garden, terrace and parking; Pearl Property's earlier project description also presents Jin Village as a collection of four-bedroom pool villas. Public sources do not establish whether the 308 sqm and 358 sqm figures refer to different houses or different measurement conventions for similar stock.
Current public stock is shown with both 308 sqm and 358 sqm figures. Plot size is also reported as 293.6 sqm, about 296.4 sqm and a rounded 300 sqm. A buyer should obtain the plan, area schedule and title details for the specific villa before comparing value; deriving a price per square metre from conflicting area definitions would be misleading.
