A private pool is present across several listings; one sales page specifies a saltwater pool for the show house, measuring 3.5 by 7.5 metres. The homes are generally presented unfurnished or only partly furnished, so buyers should treat interior packages as unit-specific rather than part of a standard project specification.

Land size is where the market data becomes less tidy. Current listings for what appears to be the same 260 sqm house type show plots of 362, 368, 460 and 488 sqm, while a development sales page advertises a broader 90.8–161.5 sq.wah plot range. We have not converted or averaged those figures because they come from different listings and may describe different plots, show homes or agent data fields. A buyer comparing two Flower Park 3 offers should therefore compare the title deed and plot boundary first, not assume that two four-bedroom houses are economically equivalent just because the internal area is the same.

Pricing also behaves like an active inventory market rather than a single published developer price list. The lowest fresh listing we found is THB 13.2M, dated 27 August 2026, for a 260 sqm four-bedroom home, while another current project listing asks THB 17.9M for the same internal area on a larger advertised plot. One THB 13.2M advertisement says furniture and decorative items are excluded, while the THB 17.9M listing describes partial furnishing. That spread makes the headline price useful as a starting point only. The exact plot, furnishing schedule, pool specification, transfer terms and seller identity all need to be tied to the selected house before the price can be compared properly.

The material weakness in the public record is the developer identity. We could verify the project name, location, completion timing and current inventory through several independent property sources, but we could not verify a developer brand or legal entity. Major project profiles either leave the field blank or mark the developer as unavailable. That means the due-diligence route is different from buying from a well-documented national developer: the title deed, seller, building documents, access rights, common-area arrangements and contract matter more than any assumed corporate track record.

Foreign-buyer ownership also needs house-by-house verification. Thai law generally does not allow a foreign individual to own land outright, although the building and the land-use right can be structured separately, and registered leases of immovable property are limited to 30 years per term under the Civil and Commercial Code.
