The limited scale makes this a very different proposition from a large master-planned estate. Before buying, it is realistic to understand the immediate neighbours, internal traffic, street frontage and position of the exact house rather than relying on a generic project masterplan.

Most evidence points to completion in 2024, and the developer now marks the scheme sold out. A buyer can inspect what actually exists: finishes, settlement cracks, drainage, pool equipment, mechanical systems, garden condition and day-to-day noise instead of assessing a future build from renders.

Sale and rental listings remain visible in 2026, which is better evidence of a functioning secondary market than a marketing claim about liquidity. The market is still thin, however, and altered layouts or different plot sizes mean one villa's transaction history should not be treated as the value of every home.

Layan Residence Pattaya is a small gated pool-villa community in Nong Prue, on the inland side of Pattaya. The scale is one of its most useful facts: the better project profiles consistently describe 15 detached homes, and La Sagesse Development places Layan Residence Pattaya in its 2024 portfolio. The developer's own website now labels Layan Residence as sold out. That matters in 2026 because the buying process is no longer the typical new-development exercise of selecting a developer unit and following a construction payment plan. Most visible availability comes from owners and agencies. A resale home can differ materially from its neighbour in furniture, maintenance history, alterations, plot size, lease status and legal holding structure, so the project name is only the starting point for due diligence rather than a substitute for unit-level checks.

The original scheme is relatively easy to understand. TerraBKK describes a 15-home community of two-storey detached villas with private pools and gardens, while Lazudi also records 15 units, two floors and plots starting from 80 square wah. Published configurations include three-bedroom homes with four bathrooms and larger four-bedroom homes with five bathrooms. Around 243 sqm is repeatedly quoted for a three-bedroom layout, while a four-bedroom format is shown at up to 428 sqm. Current listings are less tidy: agents now advertise homes at 240, 243, 336, 391 and 428 sqm, and there are even five-bedroom rentals. Those numbers should not be turned into a new 'official' unit mix. Some houses may have been customised or extended, and portals do not always use the same definition of internal or usable area. A buyer should therefore ask for the plan, building documentation and measured area for the exact villa being considered.

Asking prices reinforce the same point. The lowest visible sale listing found during the September 2026 check was around THB 10.45M for a three-bedroom home. DDproperty had 2026 offers from roughly THB 10.59M, with other three- and four-bedroom villas appearing in the low-to-mid THB 12M range and an occupied four-bedroom property marketed at THB 14.5M. This is not a clean developer price ladder. Plot size, furnishing, upgrades, tenancy and seller expectations all move the number. An investor looking at a tenanted villa should pay particular attention to the existing lease rather than relying on a portal's headline price: the rent, deposit, expiry date, early-termination rights, included services and transfer of landlord obligations can affect both cash flow and when the new owner can actually change the use of the property.

There is an observable rental market, but the available evidence does not support a single project-wide yield assumption. In late August 2026, credible villa listings on DDproperty were asking about THB 70,000 per month for a three-bedroom home, roughly THB 105,000 for a four-bedroom home and up to THB 150,000 for a much larger five-bedroom version. The spread is too wide to treat one asking rent as representative. More importantly, the same portal also mixed obviously inconsistent small 'condo' records into the project feed, even though Layan Residence is a villa development. That data pollution is a useful warning against automated yield calculations. A serious rental model needs the specific home's signed rental history, vacancy, pool and garden upkeep, community fees, utilities paid by the owner, insurance, management costs and any costs created by furnishing or repairs.

The location suits a suburban Pattaya lifestyle rather than a beachfront one. Two separate project-location sources place the estate almost on top of each other at approximately 12.8913, 100.9463, off the Toongklom-Talman road in Nong Prue. Address wording is inconsistent: some sources use Soi 18 and others use Soi 20, although the mapped project point is essentially the same. That discrepancy should be settled with the title and the exact house address during a transaction. In practical terms, this is a car-oriented part of East Pattaya. The attraction is space, privacy, a private pool and access to the residential side of the city; it is not a walk-to-the-beach proposition. Schools, everyday retail and golf are commonly referenced around the area, but promotional driving-time claims should be treated as estimates and checked against the routes the buyer will actually use.

Land ownership is the legal issue that cannot be reduced to a portal label. Layan Residence listings variously show 'Thai name', 'company ownership' and 'freehold'. Those terms do not work like the foreign quota in a condominium. As a general rule, an ordinary foreign buyer does not simply take direct freehold title to Thai land; Thai law contains narrow statutory exceptions, but they require specific conditions and permissions and are not the routine route for buying a pool villa. The selected property's land title, registered landowner, ownership of the building and the proposed purchase or lease structure all need to be checked. If a Thai company is already in the ownership chain, its shareholders, liabilities, real business activity and legal purpose matter. A nominee company should not be used as a workaround for restrictions on foreign land ownership.

The developer identity is reasonably well documented. Project profiles and the brand website connect Layan Residence Pattaya with La Sagesse Development, while a Thai company-data service drawing on Department of Business Development records shows LA SAGESSE DEVELOPMENT CO., LTD., registration number 0105566038505, as an active company registered in Nong Prue in February 2023. That is useful corporate evidence, but it should not be treated as proof that the same legal entity sits behind every earlier project shown in the brand's longer portfolio history. In a completed resale transaction, the immediate seller matters more. If the registered owner is an individual, the identity must match the land records; if a company owns the property, the buyer needs its corporate documents, authorised signatory and an understanding of its liabilities. Older project profiles also mention five-year structural and built-in-work warranties. A resale buyer should verify what remains, whether it transfers to a new owner and which legal entity is actually obliged to honour it rather than relying on the original sales language.

A completed pool villa also calls for a different physical inspection from a condominium. The private garden and pool are part of the appeal, but they move a larger share of maintenance risk directly onto the owner. An inspection should cover pool pumps and filtration, waterproofing, signs of leaks, air-conditioning systems, electrical panels, water pressure, roof and external finishes, drainage after heavy rain and the physical boundaries of the occupied plot. If the home has been rented, maintenance invoices and repair records can be more informative than a fresh set of listing photographs because they reveal how the property has actually behaved in use.
