Why this project is worth a look
Only 12 homes
Phase 2 is a compact community rather than an estate with hundreds of houses. That can mean less internal traffic and a simpler shared environment, but it also means fewer resort-style communal facilities. The value proposition is mainly the private house, plot and pool rather than a large clubhouse package.
Single-storey living
The verified villas are single-storey homes with three bedrooms and four bathrooms. That layout can work well for families with young children, older relatives or buyers who simply do not want stairs in daily life. On inspection, the relationship between living room, pool, bedroom privacy and actual plot size matters more than the room count alone.
Finished stock to compare
The market currently shows a resale-style agency offer from THB 10.99M alongside multiple FazWaz units marked as developer-listed from THB 12.49M. Buyers can therefore compare real houses rather than a theoretical launch price. Seller motivation, furnishing and plot size may explain part of the spread, so the lowest listing should not be treated as the price of every remaining villa.
Meaningful size choice
Despite the common three-bedroom format, verified indoor areas range from 207.51 to 456.86 sqm. That creates a genuine choice between a relatively compact one-level villa and a much larger house within the same phase. Establishing the required house scale first makes price comparisons much more useful.
About the project
Celestial Villa Pattaya Phase 2 is a small completed community of single-storey private-pool villas in Nong Prue, on the eastern side of Pattaya. The main project profiles identify 12 homes developed by Madcha Land Development Co., Ltd and mark the phase as completed and ready for occupation. That makes the buying decision different from an off-plan villa launch: the useful comparison is between existing houses, actual plot sizes, condition and the inventory included in a specific sale. The active stock we found is consistently three-bedroom and four-bathroom, but the houses are not identical. Built area and plot size vary materially, so the project name alone does not tell a buyer what they are getting. The individual unit record matters more than a generic brochure description.
We have treated Phase 2 as a separate project from the original Celestial Villa Pattaya. The first phase has its own profile with 13 units and a June 2023 completion date. Phase 2 has a separate project page, a 12-unit count on the stronger project portals, its own live inventory and a broader spread of house sizes. For that reason, June 2023 has not been copied into the Phase 2 record. Major portals consistently describe Phase 2 as completed, but none of the sources we could verify publishes an exact completion month or year for this phase. That does not prevent a buyer from inspecting a finished property, but it matters for the documentary history, warranties and transfer file and should therefore be checked against the selected house rather than inferred from the neighbouring phase.

The recurring base layout is a 207.51 sqm single-storey villa with three bedrooms, four bathrooms and two parking spaces. Current developer-tagged FazWaz records for this house size show plots between 273.76 and 321.48 sqm. A second group uses 230 sqm of indoor area, with plots in the 308.56–325.96 sqm range in the listings we checked. There are also two much larger homes in the current project inventory: 419.48 sqm on a 526.60 sqm plot and 456.86 sqm on a 551.32 sqm plot. These figures come from individual unit records; we have not calculated or averaged them. The practical point is that Phase 2 is not a row of interchangeable three-bedroom villas. A buyer can be comparing a compact version and a substantially larger house while the bedroom count remains the same.
The published specification is geared towards move-in use. The Phase 2 project description lists built-in and movable furniture, curtains and wall finishes, a remote-control gate, a European kitchen with hob, hood and sink, a separate Thai kitchen, pumps and underground water tanks, air-conditioning and landscaped garden areas. Individual FazWaz listings also describe the homes as fully furnished and show a private pool, covered parking and balcony. Those labels are useful, but they are not a substitute for an inventory schedule. In a completed scheme, developer stock and resale units can diverge over time as owners add, remove or replace furniture and appliances. A buyer should therefore treat the published furnishing package as a starting point and match it to the handover list for the exact villa.
Shared facilities are deliberately limited compared with a large gated estate or condominium. The project profile confirms 24-hour security, CCTV, a communal garden area and parking, while its management section says pets of all kinds are allowed. The swimming pool is private to the villa rather than a communal amenity. This is a good fit for someone who values their own outdoor space and a lower-density setting more than a clubhouse, gym or extensive common facilities. One item we could not verify is the recurring common-area or management charge. No dependable Phase 2 figure was published in the sources reviewed, so security, landscape and management costs should be confirmed in the documents for the selected home rather than estimated from other Madcha projects.
The address is Soi Map Song-Khai Muai 6, Nong Prue, Bang Lamung, Chon Buri. The Street View link embedded in the project profile resolves to 12.9488138, 100.9261283; we use those coordinates with a 250-metre radius rather than presenting them as the exact gate of a particular villa. FazWaz places Rai Vanasin Market at roughly 1.5 km and Na Kluea Beach at roughly 3.5 km from the project. That gives the right mental model for the location: this is not a beachfront or beach-walk development. Daily life is more naturally organised around a car or taxi and access to East Pattaya and Nong Prue services. Buyers whose first priority is walking to the sea should compare this address with coastal stock before focusing on the house itself.
Pricing currently has two distinct layers. The lowest Phase 2 offer we found is THB 10.99M on Nestopa for a three-bedroom home of about 208 sqm. At the same time, FazWaz shows 11 units for sale in the project, and the specific listings marked as developer-listed start at THB 12.49M and rise to THB 19.99M for the largest house we verified. That spread should not be forced into one supposedly definitive project price. A completed scheme can have developer inventory and resales at the same time, with different seller incentives, furnishing packages and plot sizes. We therefore use THB 10.99M only as the lower market anchor checked on 1 September 2026. The selected unit, ownership package, seller and current availability still need to be reconfirmed before any reservation.
For a foreign buyer, the legal question is less about the villa structure than the land underneath it. Thai law generally restricts direct foreign ownership of land except for narrow statutory routes; a registered long-term land lease is a common lawful structure. FazWaz likewise separates potential ownership of the building from the inability of a foreign national to own the land outright. What we did not find is a Phase 2 primary document that fixes the transfer structure for a foreign buyer, confirms the land title or identifies the lessor for each available villa. We have therefore left the specific to the project ownership field out of the registry rather than turning a general Thai rule into a claim about every house. The correct answer should come from the title deed, sale contract and any registered lease attached to the exact villa being purchased.

The extra area should be assessed from the actual floor plan, because the headline square metres do not show how much is allocated to living, sleeping and service spaces.
One of the large villas in the current stock, with 419.48 sqm of indoor area on a 526.60 sqm plot. The home still has three bedrooms and four bathrooms, so the increase is about scale rather than adding more bedrooms. The exact plan and handover inventory are essential when comparing it with the base version.
The largest Phase 2 villa we verified in the current listings: 456.86 sqm indoors on a 551.32 sqm plot. The record confirms one storey, private pool, covered parking, two parking spaces and full furnishing. It is a materially larger home even though the formal room count remains three bedrooms and four bathrooms.
Every current Phase 2 unit record we verified is a three-bedroom, four-bathroom villa. House area, plot size and asking price differ. The project description separately states a starting land area of 73 sq wah and 207.51 sqm of usable space; live unit records publish plot sizes in square metres, and we have not converted or forced those units into one reconciled range. Availability changes, so these cards describe the verified inventory structure at the time of research rather than guaranteed remaining stock. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

- No verified source publishes an exact Phase 2 completion month or year. June 2023 belongs to the separate first Celestial Villa Pattaya phase with 13 homes and has not been carried over.
