Madcha Land Development Co., Ltd is consistently identified as the developer, while the majority of current project directories describe a 16-home scheme. That scale matters. This is not a resort compound built around a large clubhouse and multiple shared facilities; the proposition is a private house, its own pool and outdoor space, with a relatively small number of neighbors.
The housing product itself is unusually easy to understand. The recurring specification across current project profiles and active listings is three bedrooms, four bathrooms and roughly 230 sqm of usable area. The main published house plan is type 02-B, with a living room, private pool and two car spaces. Land size is less uniform. Individual listings reviewed for this project show plots around 301–312 sqm, while one project directory gives a broader range. That means the 230 sqm house area can be used as a solid starting point, but the exact plot, pool orientation, garden depth and setbacks must be checked villa by villa. Buyers comparing two Narita homes should focus on the land and condition rather than assume that equal bedroom counts make the properties interchangeable.

The layout is better suited to long stays than to a compact holiday home. For current pricing, the live market is more useful than old launch material. As of 25 August 2026, the active project inventory shows three villas for sale and a lower asking level of THB 8.9 million, with other visible Narita listings around THB 9.5 million. Older pages sometimes show lower or higher numbers, but they do not establish a single developer list price today. The THB 8.9 million figure is therefore only a lower market anchor at the verification date. A chosen villa can price differently because of plot size, build status, furniture, maintenance condition, seller motivation and transfer structure. Stock and terms should be reconfirmed before any reservation payment, especially where a listing may have been syndicated across several portals.
A published payment sequence for the made-to-order version is THB 100,000 on reservation, 30% at contract signing, another 30% through a 12-month down-payment stage, and 40% on handover. This is useful for understanding the cash-flow profile, but it should not be assumed to govern every Narita transaction. A completed resale will normally follow a different settlement process, and a fresh developer contract can be revised. The important implication is that the published new-build structure requires substantial funding before handover. When comparing opportunities, buyers should look at the timing of each payment, refund conditions on the reservation, construction milestones, the specification attached to the contract, and what remedies apply if delivery or registration is delayed.
Narita Villa sits inland in East Pattaya rather than in a beachfront or central entertainment district. The most specific published location is the Plus Code and address on Toongklom-Talman 20, Nong Prue, Bang Lamung, Chon Buri. This is a car-oriented residential setting. It can work well for someone who values a private pool villa and is comfortable driving or using taxis for daily errands, schools, beaches and central Pattaya. It is less convincing for a buyer whose lifestyle depends on walking to the beach, a major mall or dense nightlife. Marketing travel times should be treated cautiously; for a home in this part of Pattaya, the better test is to drive the actual routes at the times of day that matter to you.
Shared facilities are modest and consistent with a 16-home estate. Current project information consistently includes a communal garden or landscaped common area, parking, 24-hour security and CCTV. There is no well-supported evidence of a large resident clubhouse, hotel operation, full-service concierge or extensive communal leisure program. Most of the lifestyle value is inside the individual villa: the private pool, garden or terrace area, two-car parking and the 230 sqm home. This shifts both control and responsibility to the owner. Pool servicing, landscaping, air-conditioning and house-level equipment become more important parts of the running budget than they would be in a condominium where most facilities are managed collectively.
For a foreign buyer, land is the critical legal issue. Thai law generally does not permit a non-Thai citizen to own land directly, while ownership of a building on leased land can be possible in some structures. Narita project pages use labels equivalent to freehold or outright sale, but those labels do not show the land title, the registered owner of the plot, or the structure offered to a foreign purchaser. A specific to the project foreign ownership form therefore cannot be treated as confirmed without documents for the selected property. Before paying a material deposit, a foreign buyer should obtain the land title, confirm the registered owner, review the sale or lease documentation, and understand separately what rights attach to the land and to the house. Nominee-company arrangements should not be treated as a routine shortcut around land restrictions.
Narita Villa is best judged as a physical home rather than as an investment promise. The case for it is straightforward: a clear three-bedroom layout, private pool, limited number of neighbors and the ability to choose between existing homes and, apparently, some made-to-order supply. The trade-offs are equally clear: inland location, limited shared amenities, and the need to verify land rights and current construction status at unit level. It may suit a household planning to live in Pattaya for long periods and willing to drive. It is less suitable as a hands-off yield product. There is no verified a guaranteed-return program, a single hotel operator, or audited occupancy data, so any rental case should be built from the selected villa’s actual condition, permitted use, running costs and comparable East Pattaya rentals.
