Why this project is worth a look

A traceable first phase

Pakdeetrakul's own portfolio identifies BAAN MAE VILLA 1 separately from phase 2 and later Baan Mae projects. That removes the main naming risk and gives the buyer a stable project identity instead of relying on a generic portal page that may blend several sources of inventory.

Small estate scale

The official record is 15 single-storey pool villas. A small phase is easy to understand physically, but it should not be confused with evidence of professional estate management: the public sources reviewed do not provide a reliable phase-wide schedule of communal services or fees.

Single-storey living

The one-floor format is a genuine project characteristic rather than an inference from a resale listing. It can suit families, older occupants and buyers who prefer to avoid stairs, while still leaving plenty of room for variation because individual homes may have been altered since the phase was first sold.

A live resale market

There is current inventory rather than only historical marketing material. The lowest asking price located in this review is THB 5.5M, while larger five-bedroom homes are marketed much higher. That spread makes house-by-house comparison more useful than a single project average.

Title first, structure second

A current listing states that one Baan Mae 1 plot carries a Chanote title, but foreign-buyer rights still depend on how the land and building are legally transferred. Fresh Land Office evidence for the selected parcel is more important than a generic ownership label in an online advert.

About the project

Baan Mae Villa 1 is the first completed phase in Pakdeetrakul Real Estate Company Limited's Baan Mae Villa series in East Pattaya. The online market has made the name harder to follow than the development itself: listings use Baan Mae Villa 1, Baan Mae Pool Villa 1, Baan Mae 1 and, in several syndicated feeds, the unnumbered Baan Mae Pool Villa. Those names converge on the same first phase. Current listing copy explicitly pairs “Baan Mae Pool Villa” with “Baan Mae 1”, while the developer's own portfolio records BAAN MAE VILLA 1 as a distinct scheme. Using the official phase name is therefore more useful than preserving the generic portal label, especially because later Baan Mae phases are separate developments with their own locations and specifications.

The developer's corporate portfolio gives the cleanest project-level description: 15 single-storey pool-villa houses at Tung Klom–Tan Man 20. It then lists Baan Mae Villa 2 separately with 19 single-storey houses at Tung Klom–Tan Man 26, and subsequent phases under their own names and sites. That distinction is decisive for the duplicate check. The master workbook already contains Baan Mae 2 Villa and Baan Mae Pool Villa 4, but it does not contain a separate Baan Mae Villa 1 row. The generic Baan Mae Pool Villa row should therefore be normalized to phase 1 rather than deleted. If a future discovery run produces a new Baan Mae Villa 1 or Baan Mae Pool Villa 1 row, that future row should be merged into this canonical identity.

This is no longer best understood as a made-to-order launch. The developer currently labels Baan Mae Villa 1 as sold out, and Lazudi classifies Baan Mae Pool Villa 1 as completed. The homes visible today are individual resale or refurbished properties. That matters because a widely syndicated generic project card still describes Baan Mae Pool Villa as a 16-unit, two-storey project with six-month made-to-order construction. Those fields conflict with the developer's own 15-house, one-storey record and with the sold-out phase status. They appear to be aggregation or inventory metadata rather than reliable phase specifications, so they have been excluded from the core project record.

For a buyer, the practical unit of due diligence is now the individual villa. In an active new-build launch, it makes sense to focus on the developer's standard plans, specification sheet, payment milestones and handover timetable. In Baan Mae Villa 1, condition and title are more important. A house may have been renovated, extended, refurnished or reconfigured after the original development was sold. Pool equipment, kitchens, parking, boundary walls and internal layouts can differ even within the same small estate. A viewing and document review should therefore reconcile the advertised floor area with the physical property and the title documents rather than assuming that every Baan Mae 1 home follows one surviving brochure.

The setting is inland East Pattaya around the Tung Klom–Tan Man and Chak Nok residential area. Pakdeetrakul's portfolio places phase 1 on Tung Klom–Tan Man 20, while a mapped Baan Mae 1 place record and a local agency listing identify the development around plus code VWQX+G8W in Nong Prue. This is a detached-home location rather than a beach or central-city address. The trade-off is straightforward: a private pool, a plot and a quieter residential environment in exchange for a lifestyle that generally works better with a car or motorbike. Buyers whose priority is walking to the beachfront, a dense restaurant strip or a central Pattaya condominium environment should compare other districts before treating the villa format as automatically preferable.

Current resale stock also shows why project averages are not very meaningful here. The lowest live asking price found in this research is THB 5.5 million for a one-storey three-bedroom villa with 120 sqm of usable space on a 70-sq-wah, or 280-sqm, plot. That listing also describes two parking spaces, a private pool and recent refurbishment. At the other end of the visible stock, a five-bedroom completed villa is marketed with 300 sqm of usable area on 576 sqm of land, four bathrooms, a private garden and pool. These examples are useful for understanding today's market, but they should not be presented as evidence of an original developer unit range: larger resale homes may include owner-led alterations or extensions.

Land rights deserve a separate decision before price negotiation. Foreign buyers do not normally acquire the underlying Thai land in their own name. Thailand's Land Code contains a narrow Section 96 bis exception for qualifying residential land acquisition, involving at least THB 40 million of prescribed investment and ministerial approval, but that is not the ordinary route for a foreign villa buyer. In a normal transaction, the building rights and the legal right to use the land need to be identified separately. A registered lease is one possible structure and the general Civil and Commercial Code cap for an immovable-property lease is 30 years; promised renewals should not be treated as an automatic extension of the registered first term.

One current Baan Mae 1 listing states that its plot has a Chanote title and that the title remains in the developer's name ready for transfer. That is valuable property-specific evidence, not a project-wide ownership guarantee. Another large resale listing is advertised in Thai-name ownership. Before a foreign buyer pays a reservation deposit, the title search should establish the registered owner, land parcel, encumbrances and any registered lease or other right that will actually be transferred. The sale contract then needs to match that legal route. The key point is not that Baan Mae Villa 1 presents an unusual legal problem; it is that villa ownership in Thailand cannot be reduced to the same foreign-freehold logic used for qualifying condominium units.

Baan Mae Villa 1 is therefore a credible small completed pool-villa estate with a clear developer identity and a functioning resale market, but its public data needs careful filtering. The first phase itself is not the mystery: Pakdeetrakul records 15 one-storey homes at Tung Klom–Tan Man 20. The confusion comes from portals that have collapsed the Baan Mae brand, phase number and current individual listings into one generic project profile. A buyer who separates those layers can evaluate the property on sensible terms: phase-level context for location and scale, current listings for market pricing, and fresh title and condition checks for the actual villa being purchased.

Ownership format

For a typical foreign buyer, direct ownership of the land beneath a villa is generally not available in Thailand; rights to the building and rights over the land must be checked and structured separately. A registered lease of immovable property is generally capped at 30 years, while any future renewal promise needs separate contractual review. One current Baan Mae 1 listing states that its plot has a Chanote title, but that is evidence for that particular property, not for all 15 villas.
