A resale-first decision

The estate was completed in 2008, so a buyer can inspect the finished environment rather than buy into a future promise. Streets, neighbouring homes, common areas and the individual property can all be seen before committing. The trade-off is that age makes a technical inspection more important, especially for roofing, moisture, electrical work, water systems, extensions and previous renovations.

Everyday Chalong location

The project sits around Soi Ta-iad, with convenience retail and local services close by. That is useful for someone planning ordinary day-to-day life in Phuket rather than a resort-only routine. It is not a walk-out-to-the-beach address, however, so a car or motorbike is likely to remain part of normal island mobility.

Homes are not identical

Current listings show at least two- and three-bedroom resales, and the homes have clearly evolved differently over time. One advertised property is a corner semi-detached house beside the estate garden, while another is marketed with a private pool. The estate name therefore tells you less than the actual house condition, plot, alterations and legal paperwork.

Modest shared facilities

The consistently corroborated estate facilities are 24-hour security, parking, a communal garden and an outdoor children's area. That is a simpler common setup than a resort villa compound with extensive shared amenities. We did not find a reliable published common-fee figure, so current charges and responsibility for roads, security and landscaping should be confirmed before purchase.

Documents outweigh branding

The original developer could not be reliably identified in the major public databases checked. For a completed 2008 resale community, the more important evidence is current: land title, ownership of the structure, registered encumbrances, permissions for extensions and the lawful land-use structure available to the particular buyer.

About the project

Baan Phoon Sup 2 is an established low-rise residential community in Chalong rather than a new-build resort development. Major property databases classify it as a house and villa project, consistently placing completion in October 2008 and describing a community of 74 homes around the Soi Ta-iad area. That age changes the due-diligence focus. There is no off-plan construction schedule or developer payment plan to assess; the meaningful questions sit at individual-home level — title, seller authority, structural condition, renovations, utilities, additions made after handover and the way common areas are actually managed today.

The resale market is not uniform. As of September 2026, the lowest current asking price we could verify is THB 4.19M for a one-storey corner semi-detached home advertised with two bedrooms, two bathrooms, 128.8 sqm of usable area, a 32 sq.wah plot and one parking space. Another active three-bedroom resale is marketed at THB 7.99M. Those prices should not be turned into a simple project-wide price-per-square-metre story. In a community completed in 2008, individual houses can differ materially in renovation quality, plot position, extensions, furnishings, private pools and building condition. The practical comparison is house against house, with the land and improvement documents checked alongside the physical property.

The location is easier to establish than the original development history. Address sources place Baan Phoon Sup 2 at Soi Muban Phunsap 2 in Chalong, with Thai address records tying the village to Soi San Chao Ta Iad and Chao Fa Road. Property portals place a Mini Big C on Soi Ta-iad roughly 210 metres away, BCIS Phuket International School about 2.2–2.4 kilometres away, and Phuket International Airport at roughly 38 kilometres by road. This is not a beachfront or self-contained resort setting. It sits in an active residential part of Chalong where daily services, food, fitness businesses and local retail are integrated into the surrounding neighbourhood, which makes the project more naturally suited to everyday living and longer stays than to a pure beach-holiday proposition.

There is also visible long-term rental activity rather than resale activity alone. In September 2026, the major portals show at least one active three-bedroom home or townhouse in Baan Phoon Sup 2 at roughly THB 36,000 per month. That asking rent should not be converted into a promised yield: the acquisition price of that exact home, vacancy, owner costs, maintenance, agency fees and the final lease terms are not known. What it does show is that the community participates in Chalong's residential rental market today. A buyer considering rental use would learn more from the actual lease history of the chosen house, current competing stock and realistic operating expenses than from annualising a single advertised rent.

For a foreign buyer, the house and the land must be treated as separate legal questions. One current DDproperty resale is labelled freehold, but that label describes an individual listing and does not override Thailand's general restriction on direct foreign land ownership. Official Thai guidance recognises that a foreigner may own a building while holding lawful rights over the land separately, and an ordinary registered lease of immovable property is generally limited to 30 years for one term. Before paying a deposit, the useful documents are the actual land title, the registered owner, encumbrances, evidence of ownership of the structure and the instrument that gives the buyer lawful rights over the land. A portal tenure tag is not a substitute for those records.

The estate's age also makes the physical inspection central to the purchase decision. Public project profiles do not provide a reliable record of estate-wide refurbishment, original warranties or a uniform standard of upgrades across the homes. Two properties with the same bedroom count can therefore require very different post-purchase budgets. For a house of this age, an inspection should look at roof and drainage performance, electrical systems and grounding, water pressure, air-conditioning equipment, moisture or termite evidence, and whether extensions are properly documented. These are not claimed defects at Baan Phoon Sup 2; they are the practical checks that follow from buying an individual home in a community completed in 2008.

The common facilities that repeat across the more consistent sources are modest: 24-hour security, resident parking, a communal garden and an outdoor children's area.
