Why this project is worth a look
Genuinely large homes
The current Phase 2 villas are large residences rather than conventional four- or five-bedroom holiday houses. The four-bedroom offer is around 727 sqm of built-up area and the five-bedroom version around 836 sqm, with wardrobes, storage, staff accommodation, two kitchens and substantial indoor-outdoor living space. That scale can work very well for a family, frequent guests or long seasonal stays. For a couple using Phuket for a few weeks each year, the same size can become an operating burden, so the question is not simply whether the villa is impressive but whether the household will actually use what it is paying to maintain.
A completed first phase
Lavish Estates is not an entirely hypothetical off-plan product. Several major project databases record the original 13-villa phase as completed in December 2025, while newer Phase 2 material says those first 13 homes are sold. A prospective buyer can therefore look at a built part of the estate, observe the realised architecture and density, and then assess a new construction contract with more context. The distinction still matters: a finished Phase 1 does not remove construction, specification or delivery risk from a Phase 2 purchase.
Private-space priority
Most of the lifestyle value sits inside the individual villa: private pool, garden, terrace, large living areas and covered parking. Shared estate functions focus on access control, security, roads and utilities rather than a large communal leisure programme. That can be attractive to an owner who has little use for a clubhouse or shared pool. It does not, however, make ownership maintenance-free. A private pool, landscaping, smart-home systems and a house of this size need active management, so an operating-cost proposal for the specific villa is more useful than a generic amenity list.
Residential Chalong base
The project is positioned for the practical Chalong lifestyle rather than a walk-to-the-beach resort routine. Road access toward Phuket Town, schools, retail and the southern districts is the stronger part of the location story. Families living on the island for most of the year may value that network more than immediate tourist frontage. The trade-off is car dependence: buyers who want restaurants, beach clubs and sand within an easy walk should compare other parts of Phuket before assuming a large villa alone solves the location question.
Due diligence matters
The public record is not perfectly aligned. Elite Manor's page still refers to 13 villas while its master-plan legend now runs to L21; recent independent sources describe 20 villas, and a separate Phuket.Net Phase II page has used another phase count. Completion references also mix the finished first phase with a 2027 second-phase target. None of those discrepancies should be averaged away. The buyer should ask for the current approved master plan, exact plot number, contracted specification, construction programme and land documents for the selected villa before treating any portal summary as definitive.
About the project

That makes the project far more relevant to full-time family living or long stays than to a buyer seeking a small lock-up-and-leave holiday unit with minimal upkeep.
The project makes much more sense when the phases are separated. Elite Manor's official project page still describes the original 13-villa scheme on 13,426 sqm, while FazWaz and Phuket.Net record that original phase as completed in December 2025. Newer Home In Phuket and SALATHAI PROPERTY pages describe an expanded programme and active Phase 2 sales: both present the development as 20 villas overall, with the first 13 sold and seven additional villas in the second phase. Phase 2 is being marketed with a December or Q4 2027 completion target. In practical terms, Lavish Estates is therefore neither simply a completed estate nor purely off-plan: a finished first phase sits alongside a later construction programme.

The product mix has also evolved. On the older official page, Tranquil is shown as a three-bedroom design, while Serenity and Extrava have five bedrooms. Current Phase 2 material from SALATHAI PROPERTY describes Tranquil as a four-bedroom layout with each bedroom en suite and roughly 727 sqm of built-up area; Extrava is the larger five-bedroom layout at about 836 sqm. Home In Phuket lists the same current sales choices: a four-bedroom, five-bathroom villa of 727.45 sqm from THB 55,610,750, and a five-bedroom, six-bathroom villa of 836.1 sqm from THB 67,031,000. Buyers should therefore match the marketing name to the actual plot number and contract plan rather than assuming every Tranquil or Extrava label refers to the same historic specification.
The houses are planned around large, practical living zones. Across the better-supported sources, the recurring features are open-plan living and dining, a Western kitchen plus a separate Thai kitchen, walk-in wardrobes, utility and storage areas, staff quarters, a private swimming pool, pool terrace and garden. Parking capacity is generally two or three cars depending on the villa type. Elite Manor also advertises smart-home functions and facial-recognition entry, while agency specifications mention pool automation and electric gates. For a resident family, the useful point is not the technology label itself but the amount of space allocated to real household routines: storage, back-of-house functions, guests, staff and indoor-outdoor living are all designed into the villa rather than added as afterthoughts.
Lavish Estates is better understood as a gated private-home community than as a resort with a long list of shared leisure facilities. Repeatedly documented estate features include 24-hour security, CCTV, controlled access, internal roads, parking and underground utilities; SALATHAI PROPERTY also lists on-site management and a juristic office. The main leisure spaces are private to each home: pool, garden and terraces. That changes the ownership experience. There is less dependence on a communal clubhouse, but the owner still has a very large house, pool, landscaping and technical systems to maintain. Anyone comparing Lavish Estates with a condominium should budget for that operating reality, not just compare purchase prices.
The setting is residential Chalong and the Palai side of the district, not a beachfront resort strip. The current business listing and PHUKET.PRO place the project at 66 Soi San Chao Kuan, Chalong, Mueang Phuket, Phuket 83000, while Hipflat uses an alternative Soi Palai address. The exact legal plot address should therefore be matched to the sale documents. In day-to-day terms, this is south-eastern Phuket with road access toward Phuket Town, Chalong and the southern part of the island. Home In Phuket highlights international schools and everyday retail in the wider Chalong catchment. The location is likely to suit a household that drives and values school and city access more than a buyer whose priority is walking from home to a tourist beach.
Pricing places Lavish Estates firmly in Phuket's large-villa segment. As of 3 September 2026, fresh public Phase 2 offers start at THB 55,610,750, while Home In Phuket starts the five-bedroom configuration at THB 67,031,000. FazWaz, meanwhile, shows available units associated with the completed original project from THB 60 million, illustrating how resale or remaining Phase 1 stock and new Phase 2 stock can sit under the same project name. The lowest public figure should only be treated as an entry point for a conversation. Plot position, villa type, construction stage, furnishing, ownership structure and live availability can materially change the final deal, so those points should be fixed against a specific unit before comparing it with alternatives.

Ownership format
A foreign buyer cannot directly own Thai land freehold. Public Lavish Estates offers refer to Thai freehold and leasehold structures; for a foreign buyer, the practical land route is a registered long lease, while ownership of the building and any renewal rights need to be documented separately in the transaction. The exact structure for the selected villa should be checked before signing.
Home types & sizes
The current four-bedroom Phase 2 configuration. SALATHAI PROPERTY describes four en-suite bedrooms on plots of roughly 590–731 sqm, while Home In Phuket lists the active 727.45 sqm product. Published specifications include Western and Thai kitchens, a multipurpose room, utility and storage areas, staff accommodation, a private pool, garden and covered parking. The older official Tranquil design had three bedrooms, so the layout name should always be matched to the plot number and contract drawing before reservation.

SALATHAI PROPERTY lists five en-suite bedrooms, about 836 sqm of built-up area and plots of roughly 808–914 sqm; Home In Phuket markets an 836.1 sqm unit from THB 67,031,000. The current approved master plan should be obtained before reservation.
