Why this project is worth a look

Only two homes

The primary material identifies just Unit 1 and Unit 2. That makes the product easy to understand, but it also means the transaction should be underwritten at house level: completion, plot, specification and contract for the exact unit.

Family-scale layout

All three bedrooms sit upstairs while the ground floor is organised around living, dining, kitchen, laundry and the pool terrace. It is a practical full-time living plan rather than a compressed holiday-villa format.

Everyday Phuket access

International schools, hospitals, Robinson Lifestyle Chalong, Central Phuket and Phuket Old Town are all within a relatively short drive. The location is stronger for daily infrastructure than for walking to a beach.

The developer sale kit links most instalments to visible construction stages. That gives the schedule a clear logic, although the current percentages and actual stage of the selected villa should still be reconfirmed before signing.

The official document states that there is no common-area fee. This reduces estate-level charges but leaves the owner directly responsible for the private pool, garden and house systems.

About the project

NAI Villas Urban is a two-home pool-villa development in the central-southern part of Phuket. Its scale is the first thing a buyer should understand because it changes the due-diligence process. This is not a large gated estate with dozens of repeated layouts and a broad inventory list. The developer's own project page names Unit 1 and Unit 2, and the official sale kit repeats two matching homes. Each is presented with three bedrooms, four bathrooms, two storeys, 292 sqm of built-up area, a 300 sqm land plot, two carports and a private 4 x 8 metre pool. The practical decision is therefore less about choosing between towers or product lines and more about confirming which of the two homes is actually available, what stage it has reached, what the quoted price includes and how the selected plot is legally held.

The internal layout is designed more like a family house than a holiday-only villa. The official floor plan puts the living room, pantry, dining area, laundry, guest toilet, service space, pool terrace, pool, garage and staircase on the first floor. The second floor carries the three bedrooms, three bathrooms and a walk-in closet attached to the main bedroom. That split gives the house a clear everyday rhythm: social and service functions downstairs, private rooms upstairs. The 292 sqm figure is a built-up area, while the land plot is 300 sqm; they describe different things and should not be compared as though one were the net interior area. No separate net internal area was found in the primary documents, so it should not be reverse-engineered from the plans or plot size.

The location is inland rather than beachfront. The developer places the project in Manee Khram Village, Chalong, between Phuket Town and Rawai. That positioning makes more sense for buyers who prioritise schools, hospitals, shopping and road access over a walk-to-the-sand lifestyle. The developer's own location list gives Oak Meadow International School at about 1.1 km, Robinson Lifestyle Chalong at 3 km, Kajonkietpattana School at 3.1 km, Dibuk Hospital at 3.4 km, BCIS Phuket at 4.7 km, Central Phuket at 5.8 km, Bangkok Hospital Siriroj at 6.9 km and Phuket Old Town at 7.8 km. For a household living on the island full time, that is a practical map. It also means a car or motorbike is likely to be part of daily life rather than an occasional convenience.

Pricing needs to be read against the date and the individual unit. The developer sale kit published in 2025 shows THB 11.99 million for both Unit 1 and Unit 2. The developer's current project webpage now says prices start from THB 12.99 million. At the same time, live market listings still show homes at both THB 11.99 million and THB 12.99 million. We therefore use THB 11.99 million only as the lower market anchor checked on 15 September 2026, not as a promise that either villa can be bought at that figure today. In a project this small, a change in completion stage, specification, furniture or transfer terms can materially alter the number. Before paying a reservation, the buyer should receive the exact unit number, final price sheet, included equipment, furniture terms, utility-meter status and the current payment schedule.

Running costs are unusually simple on paper. The official sale kit states that the project has no common-area fee. That can reduce recurring shared charges, but it does not make the house cost-free to operate. The owner remains responsible for a private swimming pool, garden, pumps, air-conditioning, cleaning, repairs and other property-level maintenance. Property portals list CCTV and parking as project features, while the primary material does not promise a large shared clubhouse, communal gym or resort-style management platform. Buyers who prefer a private house with limited dependence on an estate operator may see that as a positive. Buyers who expect hotel-like services should clarify who will handle maintenance, emergency issues, pool care and tenant support after handover.

Foreign-buyer structuring deserves more attention than the marketing description. This is a house on land, not a condominium unit. Thai government guidance maintains the general restriction on direct foreign land ownership and identifies registered long-term leasing, normally up to 30 years, as one lawful route that may be relevant. One FazWaz listing for NAI Villas Urban states that its plot carries a Chanote title and shows Thai ownership, company and leasehold labels. That is useful property-level information but not a substitute for the actual deed or a project-wide ownership guarantee. Before a material payment, a foreign buyer should see the title deed for the selected plot, confirm the registered owner and encumbrances, review the building documentation and understand exactly what rights are being acquired over both land and structure. Nominee arrangements should not be treated as a shortcut around those rules.

Completion dates are the main factual inconsistency in the public record. The current FazWaz project profile marks the development completed in December 2025, while individual property pages have shown March 2026 or July 2026, and several agency catalogues continued to use a Q2 2026 handover. The developer's sale kit sets out milestone payments in detail but does not give a single unambiguous completion date on the payment page. By September 2026 the most reasonable project-level status is completed, but that does not justify assigning the same handover date to both houses without documentation. For a real transaction, the relevant evidence is the physical completion of the selected villa, utility connections, handover paperwork and the ability to register the intended rights.

The developer attribution is comparatively strong. NAINAI Real Estate Co., Ltd. runs its own website, states that it was established on 11 June 2015, separates its NAI HOME housing products from the NAI VILLAS pool-villa line, and lists NAI Villas Urban directly among its projects. That is more reliable than an attribution that exists only on portals. It still does not remove the need to check the contract party, payment recipient, building approvals and the delivered specification. With only two units, there is very little value in relying on project averages. The selected villa, its land document, construction status and exact contract package are effectively the whole investment case.

Ownership format

These are villas on land, so ownership of the structure and rights over the land need separate review. A foreign individual generally cannot register Thai land directly in their own name; a registered land lease of up to 30 years or another lawful structure may be relevant depending on the transaction. One current listing states a Chanote title for its plot, but the selected villa's title document must be checked rather than assuming that listing data applies project-wide.
