The public market gives two concrete sale references rather than a vague project-wide starting price: THB 4.29M for 140 sqm on a 140 sqm plot, and THB 5.49M for 150 sqm on a 220 sqm plot. That makes the price gap easier to interpret because the larger property also carries a larger parcel and more fit-out. Both figures are resale asking prices, so availability, furniture, renovation quality and the legal package should be rechecked for the specific house before treating either number as a transaction price.
Daily needs are close
This is not an isolated resort enclave. Dot Property places a 7-Eleven around 50 metres away and My Front Yard roughly 270 metres from the project. For full-time residents, that is a meaningful convenience: food, groceries and routine services sit within the immediate neighbourhood rather than a long drive away. Wider Phuket remains car-oriented, so the location does not remove transport dependence, but it gives the address a more practical day-to-day rhythm than many stand-alone villa areas.
Existing homes, not plans
Major platforms consistently mark Thinnawut 3 as completed and date completion to April 2025. A buyer can therefore inspect an existing house, plot and parking arrangement rather than relying on a brochure. That reduces one type of uncertainty but does not eliminate legal due diligence. We did not find an official phase-specific completion document, so the portal date should support the property inspection rather than replace documentary checks.
Simple shared amenities
Car parking is the only shared project feature we could verify consistently. There is no reliable evidence in the reviewed sources for a communal pool, clubhouse, gym or resort operation. Buyers who mainly want a residential house may see that simplicity as a benefit because the purchase is less dependent on common facilities. Buyers who expect a lifestyle compound or a managed holiday-home environment should recognise that the project appears materially more basic.
Title work matters most
The developer or project company is not verified, which makes it especially important to focus on the documents that actually control a resale. For a landed home, the land title, building ownership, registered encumbrances, seller identity, access and boundaries matter more than an unverified brand story. The Department of Lands record for Baan Thinnawut and Yadakorn Co., Ltd. is a useful research lead, but it cannot safely be treated as proof that Yadakorn developed Thinnawut 3.
About the project
Thinnawut 3 is a small house community in Wichit, on the southern side of Phuket’s urban area and close to the corridor linking Phuket Town with Chalong. The major property platforms consistently place the project in Wichit and show the address as 12/311, postcode 83000. Thai-language portals use the name หมู่บ้านธินวุฒิ 3, while an older directory spells it Thinwut 3. These references point to the same project. Nearby Thinnawut 2 is treated as a separate development and has not been merged into this record. For a buyer, the individual house matters more here than a master-plan story: usable area, land plot, renovation condition, parking, furniture and title documents are the decision points.
As of 16 September 2026, at least two three-bedroom, two-bathroom houses are publicly listed for sale. The lower asking price is THB 4.29M for a one-storey house with 140 sqm of internal area and a 140 sqm plot; the listing describes it as unfurnished and shows covered parking. The second public sale is THB 5.49M for 150 sqm of internal space on a 220 sqm plot, also one storey, with furniture, a garden, terrace, covered parking and a room presented as an office. These are resale asking prices rather than a developer price list, so the gap between them reflects the individual property, plot and fit-out as much as floor area.

FazWaz, LivePhuket, Hipflat and Dot Property all present the project as completed in April 2025. We did not find an official handover or completion document specifically naming the Thinnawut 3 phase, so April 2025 should be treated as consistent portal data rather than a substitute for transaction-level due diligence. With a completed resale house, the practical focus shifts away from construction promises and towards the property’s legal history: who owns the land, who owns the building, whether there are registered encumbrances, and whether the occupied boundaries match the title documents.
The micro-location is geared more towards everyday living than resort use. Dot Property places a 7-Eleven about 50 metres away and My Front Yard Community Mall about 270 metres from the project. The mall sits on Chao Fa West Road and adds a supermarket, food, fitness and other daily-use services to the immediate area. Major project portals place Wat Chalong at roughly 3.2 km and Phuket International Airport at around 36.5–37.9 km depending on the source and routing. A car remains useful for wider Phuket travel, but the immediate setting is notably more practical for errands than many villa areas where even basic shopping requires a longer drive.
The shared facilities are limited in the material we could verify. Car parking is consistently listed; we found no reliable project-level evidence for a communal pool, clubhouse, gym or resort-style amenity package. That can work in two different ways. A buyer who wants a straightforward residential house may prefer fewer common facilities and less dependence on shared operations. Someone looking for a managed resort compound, a substantial common-area programme or hotel-like services is likely to find the project too simple. Thinnawut 3 makes more sense as a residential neighbourhood purchase where the specific home and its surroundings carry most of the value proposition.
The online market around the project also illustrates why listing counts should not be confused with the size of the estate. At the review date, FazWaz shows two properties for sale and one rental, yet different project pages display the unit count as either 2 or 3; Hipflat shows 2. We do not use those figures as the project’s total home count. For a resale buyer, the more useful questions are property-specific: when the selected house and any extensions were registered, whether built area matches the documents, which furniture and fixtures are included, whether any tenant has possession rights, and what condition is recorded at handover. Those details can materially change what is being bought even when two listings sit under the same project name.
Foreign-buyer structuring requires particular care because this is a landed house rather than a condominium unit. Thai rules generally restrict direct foreign ownership of land, subject to narrow statutory exceptions. A foreign buyer therefore needs to separate the rights to the building from the rights to the land and review the actual title and legal structure offered with the chosen resale. The public Thinnawut 3 listings do not disclose a specific to the project tenure package for the houses currently for sale. The asking price should not be read as proof that a foreign buyer receives the same land rights as a Thai national; the title deed, land-use basis and building ownership documents need to be checked before money is committed.
The developer identity remains unresolved. Thailand’s Department of Lands has a land-allocation entry for a project called Baan Thinnawut in Mueang Phuket, covering 32 plots on 7 rai 2 ngan 35.8 square wah and naming Yadakorn Co., Ltd. as the land allocator. However, that official record does not include the number 3, the 12/311 address or another identifier that directly ties it to Thinnawut 3. We therefore have not attributed Yadakorn to this project. The registry hit is useful as a lead for title-level checking, but it is not strong enough to turn into a developer claim.
