Property databases identify The Passion Residence as the developer, the same brand associated with The Passion Residence Lagoon and The Passion Residence @ Baan Pon. The scale matters more than the branding here. This is not a large gated estate with dozens of houses and a broad communal amenity package; it is essentially a four-home project built around one principal villa format. A buyer is therefore choosing a particular house, its position within a compact site and its actual handover condition rather than navigating a long menu of layouts.
The published address is 54/13 Soi Ta Aiad, Chalong, Mueang Phuket, Phuket 83130. This is an inland Chalong location rather than beachfront Phuket. Soi Ta Aiad is widely known as Phuket's fitness and martial-arts street, with gyms, training camps, food outlets and services used by people staying in the area for training blocks and longer visits. That gives the project a distinctive practical setting: daily life can be convenient for someone whose routine is centred on Chalong, but buyers should not confuse that convenience with walk-to-the-beach living. Beaches require a drive, while the location's main advantage is its connection to the central-southern part of the island.

The villa specification is unusually clear for such a small project. The active listing describes a two-storey home with three bedrooms, four bathrooms and 240 sqm of indoor area on a 228 sqm plot. Because the building area is larger than the land parcel, the site is relatively compact. Much of the private outdoor space is naturally taken up by the building footprint, pool, parking and hard landscaping. That can suit a buyer who wants a modern low-maintenance villa rather than a large garden, but it is not an obvious match for someone who wants extensive private land, a large lawn or room for future additions.
Each advertised villa includes a private 6 x 3 metre pool, two covered parking spaces and a balcony. Project profiles also list 24-hour security and CCTV. The communal amenity list stops there in the sources we could verify. There is no confirmed clubhouse, shared gym, large communal pool, restaurant or children's facility. That distinction is useful when comparing asking prices: this is primarily a private-house proposition, where the value is in the home, pool and location rather than in resort-style shared facilities that must also be maintained over time.
The active asking price checked on 3 September 2026 was THB 13.9 million for the 240 sqm three-bedroom villa. The same listing marks the house as unfurnished and offers a separate furniture package at THB 2 million. That makes specification control important. A buyer should ask for a line-by-line schedule covering the kitchen, built-ins, sanitary ware, air-conditioning, lighting, loose furniture and appliances instead of assuming that a finished show-home appearance is included in the headline price. Another current project page mentions optional kitchen and furniture packages, but we did not find a public final specification sheet or a developer-issued itemised inclusion list.
Completion status is the clearest factual conflict in the research. FazWaz and LivePhuket classify The Passion Residence Urban as completed in June 2026, and under the research rules that higher-priority project profile is used as the main status. At the same time, agency pages updated in late August and early September 2026 still describe the development as under construction with Q3 or September 2026 handover. This should be treated as a verification item, not averaged into a vague date. A buyer should inspect the exact villa and confirm finished works, utilities, pool commissioning, access, boundaries and handover documentation before relying on a database status label.
Operations deserve attention precisely because the community is so small. Project profiles mention 24-hour security and CCTV, but we did not find a published common-area fee for Urban. With only four owners, even modest shared costs can be material on a per-house basis. Before buying, it is sensible to ask who manages the gate, security, access and any shared elements, what annual budget has been approved, whether there is a reserve fund, how repairs are authorised and what happens if owners disagree on expenditure. None of that makes a four-villa project unattractive; it simply means governance is more visible and each owner has a larger share of any common responsibility.
The developer's public track record is also small and relatively easy to map. The Passion Residence profiles show three completed developments with 18 homes in total: Urban with four villas, Lagoon with seven and Baan Pon with seven. That is more useful than a generic claim that the developer is experienced because buyers can inspect earlier work and see how it has aged. At the same time, this is not the scale of a major listed developer with many phases, extensive public reporting and a large after-sales organisation. A normal purchase review should therefore include the seller entity, authorised signatory, land title, construction or completion evidence and the warranty obligations written into the contract.
Land ownership needs equally careful treatment. The active villa listing labels both villa and land ownership under Thai/company ownership and does not publish a specific to the project registered lease structure for a foreign purchaser. Thai government guidance confirms that foreign nationals generally cannot own Thai land directly in the ordinary case, subject to narrow statutory exceptions, while registered leasing is one of the recognised mechanisms for long-term use. That does not mean a lease is automatically available here or that any particular renewal promise is secure. Before reservation, a foreign buyer needs the actual title document, the registered landowner, the proposed ownership structure for the building and the full contract that would govern use of the land.
What makes The Passion Residence Urban easy to understand is also what limits it. The product is straightforward: a four-villa community, three bedrooms, private pool, two parking spaces and a Chalong address aimed at people who value this part of Phuket more than a beach frontage. There is little public complexity in the floor-plan mix, but there is also less institutional transparency than buyers may expect from a major branded developer. We did not find an official developer website carrying a full current price list, legal pack and payment schedule. The sensible way to approach the project is therefore villa by villa, verifying what is physically complete, exactly what is included in the price, who owns the land and what legal route is offered to the specific purchaser.
