Land-allocation permit 176/2566 records 170 detached houses on 45 rai, 2 ngan and 15.5 square wah, while current project data also describes the estate as roughly 45 rai.

The housing range is unusually easy to understand. The location works primarily through road access. The estate fronts Sai Mai Road, which feeds into the Phaholyothin corridor and Bangkok's northern road network. Yaek Kor Por Aor station on the Green Line is about 4 km away, Don Mueang commuter rail about 9 km and Don Mueang Airport roughly 10.6 km. Kanchanaphisek Road and the Ramintra - At Narong Expressway are each about 7 km from the estate. In practical terms, this suits a household that drives and needs regular access to Sai Mai, Don Mueang, Rangsit, Lak Si or the northern business and education corridors. It is less compelling for someone whose priority is walking out of the gate and straight onto a rail platform.

The shared facilities are designed around everyday family use. Shared facilities include a clubhouse, swimming pool, separate children's pool, fitness room, shared work or meeting space, playground and landscaped park. The amenity plan also includes Sansiri Backyard, a jogging track and LIV-24 security. None of these features should be read as a substitute for the private house itself; the homes are large enough to function independently. The value of the common areas is that they give children and adults a second layer of space outside the plot and provide a social centre to an otherwise low-density residential layout.

The development also has a stronger documentary trail than a typical listing-only housing estate. Land-allocation permit 176/2566 was issued on 13 December 2023 for Sansiri's Setthasiri Phaholyothin - Saimai: 170 detached houses over 45 rai 2 ngan 15.5 square wah. Project documents reference Chanote No. 43925 as well as Nos. 50637 and 54998; a Chanote is Thailand's principal land title with registered boundaries and ownership rights. These records do not replace title due diligence on the exact plot being purchased, but they establish that the project identity and the underlying land-allocation development are officially documented.

Foreign ownership needs separate treatment because this is not a condominium. Each house is associated with a land plot, and foreign individuals generally cannot directly own land in Thailand except under narrow statutory exceptions. Public project material does not describe a standard foreign-buyer ownership route for Setthasiri Phaholyothin - Saimai.
