Why this project is worth a look
A real family layout
Both original plans have three bedrooms spread across a two-storey house, with living spaces below. The appeal is privacy and a front door of your own; the limitation is that the smaller rooms still need to accommodate real beds, storage and the way a family actually lives.
Parking changes the choice
Spring was designed around one parking position; Summer around two. That difference may settle the decision for a two-driver household faster than the extra interior space does, especially when street parking is not part of the buyer's plan.
Established northern Bangkok setting
The estate sits on Sai Mai Road in an area with local shops, markets, schools and health services. It offers the logic of suburban daily life, not the convenience of stepping straight onto a central-city rail platform.
Inspect what already exists
Unlike an off-plan home, a resale here can be assessed for actual noise, landscaping, drainage and upkeep. The trade-off is that roofs, utilities and alterations carry a history, and the seller's renovated interior only tells part of it.
About the project
The first decision at Pleno Phaholyothin – Saimai is not which floor to live on. It is whether a compact townhouse in northern Bangkok suits the household better than an apartment. The development consists of two-storey homes with their own street-level entrances and small plots. Three bedrooms and parking at home are a useful starting point for family life. They also come with things apartment buyers may not expect: responsibility for the roof and exterior, the condition of an individual plot, and a land transaction that works very differently for foreign nationals.
This is the original Pleno community on Sai Mai Road, developed by AP Thailand. The planned total is 357 houses. The developer's own historical securities filing names the project and its townhouse format, making the identity considerably stronger than a broker's isolated listing. It is an established residential estate, not a new launch with units still being sold to a construction schedule. A prospective buyer in 2026 is usually assessing a resale property: a home that has already been occupied, maintained, and perhaps remodelled over a number of years.

Before exploring listings, get the name right. Spelling variations such as Paholyothin, Pahonyothin and Phaholyothin refer to this same Saimai development. They should not pull in Pleno Phaholyothin – Saimai 2 or Pleno Phaholyothin – Saimai 57. Those are separate schemes on different parts of the neighbourhood, with different housing counts and specifications. Another listing simply labelled Pleno Phaholyothin can lead to yet another estate. An attractive floor area or price means very little when it belongs to a house down a different street.
A useful way to locate the original estate is by its entrance on Sai Mai Road, between Sai Mai Soi 49/1 and Soi 51. The neighbourhood is in Sai Mai District, Bangkok, rather than on the central stretch of Phahonyothin Road itself. The distinction affects daily driving. Sai Mai Road connects into the wider Phahonyothin and Lam Luk Ka network, with road access toward other northern suburbs. How convenient that network feels will depend less on the project branding than on where people need to go at 8 a.m. or at the end of a working day.
The area has the everyday infrastructure of an established suburban district: shops, markets, schools and medical services rather than the dense office-and-transit environment of central Bangkok. Big C Sai Mai, Wong Sakon Market and Sai Mai Hospital are among the local reference points recorded in area guides. Their presence does not tell you whether a particular school run or trip to work will be easy. A household should judge the address against its own routine, including the return journey and where vehicles can turn or queue near the community gate.
The BTS station at Khu Khot appears in area property guides, but that does not make the homes a station-front development. Anyone planning to rely on rail every weekday should work out the extra journey between the estate and the station, then repeat it during the hours they would actually travel. For a two-car household with activities concentrated in northern Bangkok or around Lam Luk Ka, the road-oriented location may be entirely workable. For somebody whose life revolves around central-city rail stops and walking, it asks for a different kind of compromise.
Two original layouts explain much of the housing stock. Both Spring and Summer have two storeys, three bedrooms and two bathrooms, with a frontage originally described as 5.5 metres. Spring provides 99.7 square metres of interior floor area on a standard plot of about 18 square wah, with one planned parking space. Summer is larger at 128 square metres on roughly 20.6 square wah and has two planned parking spaces. A square wah is a unit of land area used in Thailand. It is not interchangeable with the square metres describing the house itself.
A Spring home makes the most sense when the household can make three relatively compact bedrooms work. The original arrangement placed the living and dining spaces downstairs, with the kitchen toward the back and the bedrooms above. The parking area was intended for one vehicle. Those are practical advantages over a smaller apartment, though they do not magically turn the third bedroom into a full-sized study and guest suite at the same time. The room that looks adequate when empty can feel quite different once a wardrobe, desk and proper bed are inside.
Summer does not add a fourth bedroom or an extra bathroom. Instead, the larger plan offers more room around the same basic family arrangement, along with a second parking position. In the original show-home review, the front upstairs bedroom had a balcony and direct access to an upstairs bathroom also used by the floor. That is a convenience, but it should not be advertised as a dedicated en-suite without seeing the actual house. Two parking spaces may matter more than the larger floor area to families with two drivers or regular visiting relatives.
The standard layouts are only the beginning of a resale comparison. Owners may have enclosed the back area, enlarged a kitchen, installed a new carport, altered access between rooms or replaced the original fittings. Recent advertisements give floor areas such as 98, 100, 102 and 110 square metres as well as differing land plots. Those figures do not establish four new official house designs; they may reflect extensions or differing reporting methods. A buyer should compare the seller's area statements with the title, approved plans and what can actually be measured inside the property.
There is a second reason not to treat all the 357 houses as interchangeable. The estate was laid out lengthwise from Sai Mai Road, with a main internal road feeding smaller residential lanes and planted spaces between groups of houses. A property near the gate offers a different balance of convenience and road exposure from one deep inside the community. An end plot can have more open space and side windows; an interior plot may require less upkeep around its perimeter. Houses by the garden or toward the canal-side boundary deserve their own inspections rather than the same location premium being assumed for all.
The community's original shared facilities included a swimming pool with a shallower children's section, parkland, smaller planted gardens, CCTV and staffed security. Contemporary reporting also described an on-site management office. These amenities made sense for a neighbourhood designed around families, but the published descriptions date back to its launch era. A pool from a 2015 review is evidence that a pool was included, not a service-level promise for October 2026. Current access rules, upkeep, opening hours and the organisation responsible for them need to be established directly.
A common pitfall with estate listings is the long automatic facilities menu. Some portals attach fitness centres, saunas, shuttle buses or other services to a project page without independent evidence that this particular estate has them. It would be a mistake to shop for this house on that basis. The reliably documented communal assets are more modest and more relevant: green areas, a pool and estate security arrangements. The value of those features depends on whether they are still operating and whether the residents' fees are sufficient to maintain them.
The age of the housing makes the physical survey unusually important. Fresh paint and new cabinetry tell a visitor very little about water ingress, drainage, roof condition, electrical work or the quality of past alterations. Because this is a low-rise house with an individual plot, the owner can inherit maintenance responsibilities that would be bundled into a condominium building's shared management. The proximity of drainage channels or a canal-side road is a reason to ask about heavy-rain performance, not evidence that the estate floods. The distinction matters when trying to make a fair decision without either complacency or alarmism.
Ownership of a townhouse brings an entirely separate question about the community. Internal roads, lighting, entrance controls, landscaping and any shared swimming pool have running costs. A buyer needs the current rules and fee schedule from the entity that manages the estate, together with any arrears tied to the property. A brokerage photograph is no substitute for seeing the common areas on a normal weekday. If the landscaping looks well kept while a boundary wall or drainage cover is damaged, both observations belong in the assessment rather than one cancelling out the other.
The most recent clearly dated lower resale asking price found in the project was THB 2.5 million, in an advertisement updated on 9 October 2026. It describes a two-storey house with three bedrooms, two bathrooms, a 21-square-wah plot and 110 square metres of stated floor area. Other contemporaneous listings seek more for homes with different plot sizes and specifications. None of these asking prices is a completed transaction, a valuation or a quotation from AP Thailand. Before budgeting against one figure, the actual unit's availability, legal position and negotiated price must be confirmed personally with a specialist.
A useful comparison starts with the exact plot rather than the headline price per house. Is it an end terrace, a middle unit or a position next to a shared space? Is the original single- or double-car arrangement still usable? Is there adequate drainage from the renovated rear kitchen? Does the owner have documentation for major changes? Two three-bedroom homes may trade at quite different levels for perfectly ordinary reasons. The original developer launch prices found in historical archives are interesting background, but they are not meaningful substitutes for current resale evidence.
Foreign buyers face the most consequential difference from a condominium purchase. The standard 49% foreign-freehold allowance applies to registered condominium units; it does not confer ownership of the land beneath a townhouse. Thai law generally restricts direct land ownership by foreigners, subject to narrow statutory exceptions. A registered land lease may offer one lawful route, commonly for a term of up to 30 years, while rights over a building can require separate legal structuring. Neither automatically follows from a seller writing 'freehold' in an advertisement. Any promised renewal, occupation right or transfer right needs to be read in the actual legal documents.
That distinction does not disappear if the house is attractively priced or already built. The identity of the registered landowner, title documentation, any encumbrances, lawful road access and the status of structural additions all matter. Where the seller is an agent, the buyer should establish that the owner has given proper authority. Where furnishings are part of the deal, an itemised inventory avoids later uncertainty. Nominee arrangements intended to sidestep foreign land restrictions should not be treated as a normal shortcut to security of ownership.
Rental potential should be considered on suburban family-housing terms. Bedrooms, car parking and a useful local school network can appeal to long-term households, but there is no verified rental-yield figure for this particular property. Vacancy, repairs, management effort, transaction costs and the length of an eventual tenancy all change the economics. Resale liquidity will depend on demand for this type of Bangkok townhouse and on the condition of the specific plot, not on price charts for central high-rise condominiums. The fact that a home has stood for years removes construction-delivery risk; it does not remove operating, legal or exit risks.
Pleno Phaholyothin – Saimai can be a sensible choice for a household that wants a modest three-bedroom home, some separation between living and sleeping space, parking close to the front door and a neighbourhood rather than a tower. It is less compelling for people who require rail at their doorstep, generous private garden space or effortless foreign freehold ownership. The worthwhile comparison is between individual houses in this exact estate: their position, usable room sizes, legal title, maintenance and total ownership cost. Once those are clear, the advertised price begins to have real meaning.
Ownership format
Townhouse with an associated land plot. Foreign nationals generally cannot hold direct freehold land title; any registered land lease, typically up to 30 years, and any separate rights to the building depend on the specific transaction documents. The 49% condominium foreign-ownership quota does not apply.
Home types & sizes
The smaller original design has roughly 18 square wah of land and one planned parking space. Living and dining occupy the ground floor, with the bedrooms upstairs. For a family moving from an apartment, the separation may feel welcome, but the third bedroom should be judged with the intended furniture in place. A renovated rear kitchen, added canopy or altered carport can make a resale house quite different from the launch-era floor plan.
The larger plan provides 128 square metres, a standard plot around 20.6 square wah and space originally planned for two vehicles. It retains three bedrooms and two bathrooms, so the benefit is breathing room rather than another dedicated room. The original layout included a balcony off the front upstairs bedroom and access to an upstairs shared bathroom. Confirm those details in the house being sold: years of additions or remodelling can change how the space functions.
Spring and Summer are the two original developer plans. Plot area in square wah and interior floor area in square metres are different measures. Resale homes may have additions or modified layouts, so advertised dimensions and prices must be checked against the specific property records. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 2.5 million in a resale listing updated on 9 October 2026 (checked 10 October 2026). This is the lower anchor among the current listings found, not a developer price. Unit availability, ownership rights and negotiated terms require direct confirmation with a specialist.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. Best for: Families whose work, schools and regular activities are in northern Bangkok, especially if a car is already part of daily life. The three-bedroom plan and an entrance at ground level can offer welcome independence without taking on the footprint of a detached villa.; Buyers willing to compare particular resale homes instead of buying a project name. Plot position, parking capacity, room alterations and the maintenance record make an unusually large difference to the experience of living here.; Households who prefer an established community and can undertake a proper building inspection and title review. Knowing what the roads and neighbours look like now is useful, provided the historical facilities list is not mistaken for a current service guarantee.; may not suit: Foreign nationals expecting an uncomplicated freehold purchase of a land plot under the condominium 49% rule. A townhouse requires a different ownership analysis and may not offer the rights the buyer wants.; People who want a rail station outside the front gate, an effortless car-free commute into central Bangkok or the space of a large private garden.; Buyers looking for a newly handed-over, fully serviced property where roof repairs, estate upkeep and historic alterations are someone else's responsibility..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Project directories give 2015 as the completion year, while an April 2015 site review anticipated that all stages would finish by the end of 2016. Neither date establishes when any particular resale house was handed over.
- The current estate-fee schedule, any arrears on a selected property, and the October 2026 condition and operation of the pool, security and internal roads have not been verified against current management records.
- No house-specific land title, registered owner, encumbrance record or legally available foreign-buyer ownership structure has been verified. A generic freehold label in a sales advertisement is not that evidence.
