The comparison should still include renovation needs, because a cheaper older townhouse can become expensive if major systems or waterproofing need work.

What you see is real

The estate is long completed, so a buyer can inspect the actual streets, neighbouring houses, traffic pattern, common areas and the specific resale instead of relying on a future development plan. That is a real advantage of mature stock. The other side of the same coin is that a technical inspection becomes part of the purchase decision, not an optional step after the price is agreed.

Northern Bangkok fit

Sai Mai makes the most practical sense for people whose daily life is in northern Bangkok, Don Mueang, Lam Luk Ka or adjacent districts. The project is not a central-Bangkok walkability proposition; its appeal is a landed home, road access and more space. Buyers commuting to inner-city business districts should test the route at the actual hours they expect to travel.

Title before branding

No verified developer has been found, so this is not a project where a brand name should carry the decision. For an existing townhouse, the land title, building rights, encumbrances, plot boundaries, seller authority and physical condition matter more. A clean house-specific legal package can be assessed on its own merits; weak documentation should not be excused by a low asking price.

Historical project information describes three-storey townhouses of about 178 sqm with three bedrooms, three bathrooms, two parking spaces and land starting at roughly 20 square wah. That is a substantial amount of space for a budget that would usually buy a much smaller condominium closer to central Bangkok, but the trade-off is a more car-oriented location and direct responsibility for maintaining a landed home.

The three-storey layout is the project's clearest practical feature. It can work well for families who want bedrooms separated from living areas, a home office, or a floor that can be used more independently. Current resale data, however, no longer fits one neat template. One recent listing shows a 175 sqm, three-bedroom, four-bathroom townhouse; another shows 112 sqm with the same bedroom and bathroom count. That variation should not be averaged away. Owners may have altered layouts over the years, different portals may measure usable area differently, and some listing fields may simply be inaccurate. The sensible approach is to treat the 178 sqm historical specification as a reference for the original product while measuring and documenting the exact resale being considered. In a mature townhouse estate, the real floor area and plot boundaries matter more than a catalogue number when comparing price or planning a later resale.

A preserved project map places it at approximately 13.921194, 100.659611 and shows access via Sai Mai Road and Phahonyothin 54/1. This is a northern Bangkok location tied more naturally to Sai Mai, Don Mueang, Lam Luk Ka and the city's northern road network than to a pedestrian lifestyle around the central business districts. The wider area has the practical infrastructure expected of an established residential district, including markets, schools, hospitals and major roads; Don Mueang Airport is also listed among the notable area landmarks. For a household whose work, school or family network is in northern Bangkok, that can be a sensible fit. For someone commuting daily to Sukhumvit, Sathorn or Silom, real peak-hour travel time should be tested before buying rather than inferred from straight-line distance.

Project profiles consistently place completion in November 2011, which means inspection quality now matters more than the completion date itself. A townhouse of this age deserves a close look at roof condition, water ingress, exterior cracking, bathroom and balcony waterproofing, electrical systems, plumbing, drainage and the quality of any later renovation. Age is not automatically a negative. A mature estate lets a buyer see the actual streetscape, neighbours, traffic pattern and common-area condition instead of buying into a future promise. But two houses with the same asking price can require very different capital after transfer. A proper viewing should separate defects that belong to the individual house from issues managed collectively by the estate, because those lead to different costs and different ways of resolving them.

The common facilities appear modest rather than resort-style. Earlier project information confirms a landscaped relaxation area and security, while current project directories list additional items such as CCTV, parking and several convenience facilities. Because this is a completed 2011 estate, those directory entries should not be treated as a promise that every amenity is still operating exactly as described. The project makes more sense when valued as a functional townhouse community than as a lifestyle compound whose price depends on a clubhouse, pool or hotel-like service package. If a gym, children's area, shop or any other common feature is important to the decision, it should be inspected physically and its current management arrangement confirmed before purchase.

Resale asking prices checked in early September 2026 start at about THB 3.2 million, with another comparable asking level around THB 3.25 million. Long-term rental asking prices around THB 20,000 per month also appear in current listings. Those figures are useful for understanding the order of magnitude, but they do not produce a reliable investment yield on their own. The listings refer to different houses, area figures are inconsistent, and there is no single verified schedule of owner expenses, vacancy, repairs and taxes. One current listing even reports 700 sqm of usable space for a three-storey house, a figure that is sharply inconsistent with the 175–178 sqm references elsewhere and is therefore not used as a project specification here. A low asking price only becomes meaningful once the buyer knows exactly what land, building area, condition and legal rights are included.

Foreign ownership requires a different mindset from buying a foreign-quota condominium. A townhouse is tied to land, and a foreign individual does not normally receive direct freehold title to Thai land. The building itself can be owned separately from the land, while the right to use the land may be structured through a registered long-term lease or another lawful arrangement. Before paying a material deposit, a foreign buyer should see the land title, confirm who owns the land and structure, check encumbrances, and understand the exact legal basis for continued occupation. A registered lease can be part of a workable structure, but future renewals should not be treated as automatically guaranteed for decades simply because a sales agent describes a 30+30+30 concept. The enforceable rights are those supported by the title records and contracts, not by the shorthand used in marketing.

A significant limitation is the absence of a verified developer or original project company. Historical townhouse coverage lists the project owner as unavailable, and the current major property portals do not identify a developer either. Separate Thai- and English-language searches did not produce a reliable legal entity that can be tied confidently to this estate. For a resale project, that does not make the property impossible to analyse: the present seller's title and the house-specific records are more important to a transfer today than the original marketing company. It does, however, limit what can safely be said about original warranties, project history and early management. All Suite Housing should therefore be assessed as an existing physical estate where the transaction stands or falls on the selected house and its documents, not on the reputation of a developer brand.

There is also a catalogue-identity issue that should remain visible. Several portals show a separate project called Au Suite in the same Sai Mai area, also completed in November 2011, with very similar current prices and a stated 220 units. At the same time, All Suite Housing itself has no consistently reported project unit count, and some directories list the two names as nearby rather than as aliases. The overlap is strong enough to suggest a duplicate or naming split, but not strong enough to transfer the 220-unit figure into this record. For that reason the total-unit field is intentionally omitted. If a project plan, juristic-person record or reliable historical document later proves that All Suite Housing and Au Suite are the same legal development, the count can be added then without changing the rest of the buyer-facing analysis.

Ownership format

This is a landed townhouse project. A foreign buyer does not normally receive direct freehold title to the land in Thailand; ownership of the building can be separated from the land, while land use is commonly structured through a registered long-term lease or another lawful arrangement. The exact rights for a selected resale should be checked against the title deed, contract and Land Department records before any material payment.
