A northern Bangkok address
Sai Mai works best for households whose daily life is already focused on northern Bangkok. Shops, schools, hospitals and the Green Line are available in the wider district, but the estate is not at a station entrance. The right way to judge the location is against the buyer's actual work, school and family routes rather than against a generic Bangkok label.
Inspect the finished product
There is no construction wait: buyers can inspect the actual house, lane, neighbours, parking and communal areas before committing. The trade-off is age and prior use. Roof condition, leaks, extensions, electrical work and maintenance history deserve more attention than they would in a newly handed-over home.
Pricing is house-specific
2026 asking prices cover a fairly wide spread because the estate contains different original models, plot sizes and levels of renovation. A buyer will usually learn more from comparing a small number of actual homes on land, condition, parking and extension quality than from trying to assign one headline value to the entire project.

Pruksa Ville 64 Sai Mai is an established townhouse estate on Sai Mai Road in northern Bangkok. It is no longer a developer-launch product; a buyer today is looking at individual resale homes that may have been lived in, renovated or extended over a number of years. That changes the way the project should be assessed. The estate identity itself is well supported across sources: Pruksa Real Estate is the developer, the project has 396 homes, and contemporary reviews describe roughly 48 rai of project land with a mix of two- and three-storey townhouses. Most current project databases use June 2017 as the completion date, while one older Thai property database lists 2014. The development was already actively marketed in July 2014, so 2017 is best treated as the prevailing completion reference rather than an uncontested date for when the first homes existed.
The original product mix is unusually well documented for an older Bangkok townhouse estate. A July 2014 review records three main house types: the 95 sqm Mono Zen 1, the 110 sqm Mono Zen 2 and the 176 sqm three-storey Neo Zen. The same source breaks the estate down into 170, 122 and 104 homes respectively, matching the published total of 396 without relying on later resale advertisements. The two-storey types were three-bedroom, two-bathroom homes. Neo Zen provided a substantially larger three-storey layout, although public sources disagree on whether its original bathroom count was two or three. Those launch specifications are useful for identifying what a house started as, but they should not be treated as a guarantee of its present configuration. Resale homes can have rear extensions, altered kitchens, enclosed parking areas or other owner changes that shift the practical floor area.

The size and layout of the estate make the individual plot more important than the project name alone. This is not a small row-house scheme where every unit has nearly identical access and surroundings. Historic reviews describe a main internal road running deep into the site, with shorter residential lanes branching from it, while the communal garden sits within the project rather than directly beside every home. A house near the entrance may be more convenient for shops and the main road; a house deeper inside may feel more separated from outside traffic. Corner plots, parking arrangements, rear extensions and the relationship to neighbouring homes can also materially change day-to-day use. Two listings carrying the same original model name therefore deserve a physical comparison rather than a simple price-per-sqm comparison.
Sai Mai is a practical northern Bangkok location rather than a central-city lifestyle address. The project fronts Sai Mai Road around Soi Sai Mai 47, and older project descriptions place it next to the Big C Sai Mai area. Zmyhome currently lists Khu Khot BTS at about 2.4 km and Big C Food Place Sai Mai at about 0.2 km, with schools and hospitals spread through the surrounding district. This geography can make sense for households already tied to Sai Mai, Lam Luk Ka, Don Mueang or other northern employment and family networks. It should not be sold as a genuinely walk-to-rail project, however. Even with the Green Line available in the wider area, most residents will want another form of transport for the last leg. Anyone planning to live without a car or motorbike should test the real commute at the hours they expect to travel.
The shared amenities are straightforward. Multiple sources support a swimming pool, communal garden and controlled security with CCTV; older detailed reviews also describe a clubhouse by the entrance and a salt-water pool system. The same review specifically notes that there was no fitness room. That distinction matters because the estate's attraction is primarily the house and neighbourhood, not a resort-style amenity package. For a resale buyer, present maintenance is more important than a 2014 facility list. The viewing should include the roads, drainage, entrance control, pool condition, communal landscaping and parking behaviour in the immediate lane around the house. An amenity can still exist on a project profile while being poorly maintained in practice, so the site visit carries more weight than the historical brochure.
Contemporary reviews describe Pruksa's precast construction system in the project. That does not by itself make the homes better or worse, but it matters when a buyer is evaluating renovations. Many Bangkok townhouses accumulate changes over time, especially at the rear kitchen, laundry area or front parking zone. Structural openings and alterations should not be assumed to be simple just because a room layout looks flexible. A good resale inspection should compare the actual house with the original plan, look for water intrusion and roof issues, inspect bathrooms and service areas, and understand how any extension was built. Where a house has changed significantly from the original model, the old marketing floor area becomes a reference point rather than a complete description of what is being bought.
Current pricing confirms that this is an active resale market with meaningful variation between homes. Zmyhome showed an active asking range of THB 2.25M to THB 3.7M as of 31 August 2026, while other 2026 portals carried examples around THB 2.39M to THB 2.6M. The lowest figure is useful as an entry-level market anchor, not as a project-wide value. Plot size, house type, renovation, extension quality, corner position and parking can easily matter more than a modest difference in asking price. Buyers should compare the land area shown on the title, the actual usable space, physical condition and the cost of undoing or correcting poor alterations. In an older completed estate, a cheaper home that needs substantial remedial work may be less attractive than a higher-priced house with cleaner documentation and fewer hidden repairs.
Foreign-buyer due diligence is different here from a condominium purchase because the home is tied to land. Current resale portals may label a townhouse as freehold, but that describes the tenure being marketed to a Thai buyer; it does not remove Thailand's restrictions on direct foreign land ownership. The Department of Lands publishes specific, narrow statutory routes through which a foreigner may acquire residential land, but those are not the normal structure for an ordinary overseas buyer. A foreign buyer should therefore see the title for the specific plot, confirm who owns the land and the building, and establish the lawful structure before paying a meaningful deposit. A registered long-term lease is one possible structure and is generally limited to 30 years for ordinary residential arrangements; any renewal promises must be read as contractual provisions subject to law, not as an automatic extension of the registered right.

Ownership format
Resale portals label homes in the project as freehold, but that does not mean a foreign buyer automatically acquires direct ownership of the underlying Thai land. Direct foreign land ownership is available only in narrow statutory cases; a normal foreign-buyer transaction needs a separate check of the building right and the lawful land-use structure, such as a registered lease of up to 30 years. Any renewal rights depend on the contract and applicable law.

On resale, the actual usable area and parking arrangement should be checked against the specific house because owners may have altered the rear service area or front plot.
A deeper two-storey version with 110 sqm of original usable area; the launch-era project breakdown recorded 122 homes of this type. Its planning logic is close to Mono Zen 1 but provides more space through the living and service zones. Extensions and the current number of usable parking spaces need to be checked house by house.
The three-storey and largest original model, with 104 homes recorded in the 2014 project breakdown. Public profiles disagree on the original bathroom count, so that detail should be verified on the selected house rather than copied automatically from a database. The extra floor allows more separation of uses but also means more stairs and more building fabric to inspect on resale.
