The estate is completed and the current decision is between existing homes, not construction promises. As of 16 Sep 2026, major portals show several active resales from roughly THB 2.0M. Buyers can compare actual condition and plot size, but asking prices are heavily influenced by renovation and paperwork.

Homes vary materially

The two-bedroom resales we found differ significantly in internal area, while three-bedroom homes appear on plots around 38–41 sq wah. There is no reliable single standard unit that represents the whole estate, so valuation needs to be house by house.

Practical Sai Mai base

Khu Khot is listed at about 2.6 km, with schools, markets, convenience retail and hospitals across the surrounding Sai Mai area. This is not a rail-doorstep address, but it can work well for households that use the northern Bangkok road network.

Age changes diligence

Completion in 2006 makes physical inspection central to the purchase. Roof condition, moisture, wiring, plumbing, extensions, drainage and the match between the registered building and the house standing on the plot can matter more than the original project specification.

Butsarin Sai Mai House is an established low-rise residential estate in northern Bangkok, now traded almost entirely through the resale market. Thai property records use the name บุศรินทร์ สายไหม, while English-language portals variously call it Bussarin Saimai, Busarin Saimai, Baan Bussarin and Butsarin Sai Mai House. Those records converge on the same Phahonyothin 54/1 location in Sai Mai, Bangkok 10220. ZmyHome and Connex identify Land & Houses Public Company Limited as the developer and place completion in 2006.

The project should not be approached like a new launch with one specification sheet and a fixed menu of house types. Two decades of ownership, renovation and extensions mean the individual home matters more than the estate label. Current listings show both two- and three-bedroom townhouses, with meaningful differences in internal area and plot size. One active FazWaz resale is a two-bedroom, two-bathroom, 125 sqm townhouse; a DDproperty listing shows another two-bedroom home with 152 sqm of internal area on 35 sq wah of land. Three-bedroom resales include substantially larger plots, including examples around 38.5 to 41.2 sq wah.

That variation changes the buying process. A lower asking price does not necessarily mean a better-value house if the structure, roof, plumbing, electrical system, extensions or title records need work. Most sources describe the estate as two-storey housing, and Connex lists two floors at project level. A separate resale advertises a three-storey home inside the estate, but the available evidence does not show whether this was an original model or a later alteration. It should therefore be treated as a unit-specific condition to verify rather than a project-wide specification.

The location works best for buyers who are comfortable with road-based access in Sai Mai. ZmyHome places Khu Khot station at roughly 2.6 km and Yaek Kor Por Aor at about 3 km, while Lotus Go Fresh on Phahonyothin 54/1 is about 0.6 km away. Schools, local markets and hospitals sit within a few kilometres. The estate itself is embedded in the Phahonyothin 54/1 side-road network, so the exact internal position of a house can affect daily convenience more than the project name suggests.

Facilities that can be supported by current unit listings are modest and practical: 24-hour security, CCTV, a public green area and a children's playground. We have deliberately not copied the much longer amenity list shown on one portal because items such as a pool, gym and sauna were not independently confirmed. For an older landed estate, the condition and management of roads, drainage, gates and shared areas are more decision-relevant than a generic amenity checklist.

Foreign ownership needs a different lens from condominium buying. A townhouse sits on land, and a foreign buyer generally cannot assume direct freehold ownership of that land. Thai land authorities maintain specific rules and narrow exceptions for foreign land acquisition. For any selected home, the practical due-diligence sequence is to inspect the title deed, establish who owns the land, confirm any encumbrances, compare the registered building with the physical house, and only then decide whether the legally available structure works for the buyer. A portal's generic ownership explanation is not enough for a transaction.

Ownership format

A foreign buyer generally cannot take direct freehold title to the land beneath a townhouse. The building may be capable of separate ownership, but the title deed, landowner and legally available structure must be checked for the specific home. A registered land lease is generally limited to 30 years per term; narrow statutory exceptions for direct foreign land ownership require separate legal conditions and approval and should not be treated as the normal route here.
