The project was completed in September 2016 and is consistently reported at 237 homes. The best-documented product is a two-storey semi-detached house with three bedrooms, three bathrooms and parking for two cars. Launch-era project reviews put the standard internal area at 136 sqm with land starting from 35.4 sq wah. Because the community has been occupied for years, a buyer is not relying on a future masterplan: the actual house, street, neighbours, common areas and completed infrastructure can all be inspected before a decision is made.

Identity matters here because Pruksa Ville 71/1 Laem Chabang–Bang Lamung sits directly next to it and is a separate development despite the near-identical name. Within 71/2 itself, launch coverage described internal construction phases rather than separately branded projects. The first phase was open for sale in 2015 while the second was still being built. The same coverage mentioned a small number of townhomes near the front of the site, but the house examined in detail and presented as the core product was the two-storey semi-detached format. We did not find separate product specifications, pricing systems or independently marketed identities that would justify splitting those internal phases into separate project records, so this dossier treats them as parts of the same 71/2 development.

The original layout is aimed at everyday family use rather than resort living. Downstairs, the standard house was arranged around a connected living and dining area, a kitchen opening to a rear utility zone, and a ground-floor toilet without a shower. Upstairs, the principal bedroom had its own bathroom, while two smaller bedrooms shared another bathroom. The house was about six metres wide and joined to its neighbour along the kitchen side, with two-car parking at the front. That gives a household materially more functional space than a small condominium, but resale buyers need to look beyond the original plan. Owners have had almost a decade to modify their properties, and a current September 2026 listing describes additions including covered parking and extra kitchen areas. The physical condition, extensions, waterproofing, roof work and actual usable layout of the selected home matter more than a launch brochure.

The common facilities are modest and practical. Launch-era site inspections confirmed a communal garden, 24-hour security, CCTV, card-controlled access, a barrier gate and internal roads. The main internal road was reported at 12.35 metres wide and smaller roads at 8.10 metres. This is not a development whose proposition depends on a clubhouse, hospitality services or a long amenities list; most of the value sits in the home, land use and gated residential environment. One item needs special caution. Several current property portals list a communal swimming pool, yet the on-site review from the launch period explicitly said the water feature beside the sales office was not a swimming pool, and the contemporary amenities summary did not include one. Without a newer independent confirmation, a pool should not be assumed to exist.

The location is most logical for households whose work and daily routines are tied to Laem Chabang, northern Pattaya or the industrial belt of Chon Buri. Historical route reviews described straightforward access to Sukhumvit Road and onward connections to Laem Chabang, Si Racha, Pattaya and motorway routes toward Bangkok. They also described the practical downside: car dependence and heavier traffic, including trucks, around industrial shift changes. This is not a walk-to-the-beach lifestyle address and it is not designed around central-city convenience. For a car-owning family, the trade-off is different: a completed three-bedroom home with private outdoor space and two-car parking, balanced against a more utilitarian location and the need to inspect the individual resale house carefully.

Pricing is now a resale question rather than a developer price list. On 9 September 2026, the lowest published offer we found was THB 2.5M, while another active listing was THB 2.89M with 136 sqm of stated floor area and a 36 sq wah plot. Launch pricing in 2015 was around THB 2.60–2.69M for standard plots, but those figures are useful only as historical context and should not be treated as a current valuation. Resale value depends on condition, plot position, land size, alterations, furnishing and the legal documents attached to the specific property. Two homes that look similar in the same development can therefore justify different asking prices, and a useful comparison needs an inspection and document review rather than a simple price-per-project shortcut.

Operating costs also need a current check rather than a carry-over from launch materials. The 2015 sales review recorded a common-area charge based on THB 30 per sq wah per month with an advance collection, while one September 2026 resale listing states THB 12,000 per year. Those numbers come from different moments and cannot be treated as a current official tariff. A buyer should ask the management entity for the present charge, confirm whether the selected house has arrears, and understand what the fee actually funds. In a development that has been occupied for around a decade, the real condition of security systems, roads, landscaping and common administration matters more than the launch promise attached to them.

For a foreign buyer, the legal structure is more important than the label attached to the house. Thai law generally does not allow a foreign individual to hold land directly, so this is not the same ownership exercise as buying a condominium unit within the foreign quota. The selected property's land title, registered owner and encumbrances need to be reviewed first, together with any lawful registered lease structure and, where relevant, separate ownership of the building. We did not find a confirmed land-title type for this development in public project materials and therefore do not infer one. That does not automatically make the property unsuitable for a foreign buyer, but it changes the order of due diligence: establish the lawful land and building structure before negotiating around furniture, renovations or headline price. Nominee ownership arrangements are not treated as an acceptable substitute.

When comparing several houses inside the community, the listing headline is less useful than four points viewed together. First is the plot: the launch standard started from 35.4 sq wah, while current resale examples include plots of 36 and 37.4 sq wah. Second is the physical house area and later additions. The original standard was 136 sqm, but resale records now show inconsistent area entries and owners have modified kitchens, parking covers and side spaces. Third is position within the development. A home close to the entrance, an internal road or the communal garden may feel materially different in daily use, so the site plan and an in-person visit matter. Fourth is the paperwork and management account for that specific property. The underlying house type is relatively consistent; after years of occupation, the meaningful differences are often created by plot position, maintenance history, extensions and legal housekeeping rather than by the original floor plan alone.

A foreign buyer generally cannot hold Thai land directly. For a specific house, the land title and lawful transaction structure need to be checked, commonly a registered land lease of up to 30 years and, where applicable, separate ownership of the building.
