About the project

PMC Home 4 is a completed low-rise housing estate in Bang Lamung on the eastern side of Pattaya. It is not a new launch and there is no meaningful developer inventory to analyse today; the project functions as a resale community. FazWaz and Dot Property both report 62 homes and completion in December 2015. That shifts the due-diligence focus away from construction promises and toward the actual house being sold: its physical condition, renovation history, land and building documents, common charges and the way the estate is operating more than a decade after completion.

The online portals do not classify every home in exactly the same way. FazWaz and Dot Property describe a detached-house or villa project, BaanFinder lists both detached and semi-detached homes, while Hipflat uses a townhouse label in parts of its interface. The consistent fact is the estate format: two-storey residential houses within a managed community rather than condominium units. A buyer should therefore avoid relying on the marketing category alone. The specific title, plot boundary, building description and any later alterations matter more than whether a portal calls a house a villa, detached home or townhouse.

The estate has a straightforward family-oriented amenity package. Sources consistently list a communal swimming pool, clubhouse, indoor children's area, parking and 24-hour security; the project description also mentions CCTV. This is not a resort residence with a large service programme. For a mature housing estate, that simplicity can actually make inspection easier: a buyer can see the state of the pool and roads, how well the common areas are maintained, whether parking spills into internal streets, how much traffic passes through the estate and whether the shared facilities are still actively used.

The location is residential rather than beach-oriented. Project directions use Chaiyaphon Withi 21, Route 3240 and the railway-side road network before connecting toward Sukhumvit Road. FazWaz places Bang Lamung Railway Station about 1.7 km away, while BaanFinder places Bangkok Hospital Pattaya at roughly four kilometres. This makes PMC Home 4 a car-based Pattaya proposition: the practical value is access to roads, schools, shops and everyday services rather than walkability to the beach, nightlife or the central tourist strip.

As of 9 September 2026, FazWaz shows a two-bedroom, two-bathroom resale with about 80 sqm of internal space on a 216 sqm plot at THB 2.9 million. Hipflat concurrently shows two- and three-bedroom resales, while the older project description on FazWaz and Dot Property also references a four-bedroom, five-bathroom, 360 sqm house type. Those figures should not be merged into a single official unit schedule. They are better read as evidence that the secondary market contains materially different houses and perhaps later alterations, with portals also using different area conventions.

A THB 2.9 million asking price is therefore a market entry point, not a conclusion about value. In a 2015 housing estate, two neighbouring houses can require very different post-purchase budgets. Roof repairs, moisture, plumbing, electrical work, air-conditioning, windows, extensions, kitchens and bathrooms can all materially change the effective cost. Any extension or conversion should also be checked against the documents. The relevant comparison is not simply resale asking price versus a new-build sticker price; it is the all-in cost of bringing the chosen property to an acceptable legal and physical standard.

The developer identity can now be confirmed more firmly than the original queue note suggested. PMC Home Pattaya's live website is operated by P.M.C Pattaya Housing Company Limited, and Thailand's Smart EIA Plus database lists the same legal entity, registration number 0205557024016, incorporated on 16 July 2014 and currently active. BaanFinder names that company as the developer of PMC Home 4. We did not find a surviving official Phase 4 project page on the current developer website, so estate-specific specifications still rely on several independent project databases rather than a current primary brochure.

For an overseas buyer, the central legal issue is land tenure, not the 49% foreign condominium quota. Thai government guidance states that foreigners generally cannot hold Thai land directly in their own name except in narrow statutory circumstances. A landed-home purchase therefore needs the land title, the identity of the landowner, any registered lease, the buyer's rights to the building and the transfer or succession mechanics reviewed together. Public PMC Home 4 listings do not disclose that structure consistently. The legal package for the individual resale should be reviewed before a material deposit is paid.

Ownership format

For a foreign buyer, the house and the land need to be checked separately. As a general rule, a foreign national cannot hold Thai land directly in their own name; a registered long-term land lease, generally up to 30 years per registrable term, is a common route for landed residential property, with the building rights and any renewal provisions reviewed separately. The exact tenure structure of each PMC Home 4 resale is not published in the sources reviewed.
