Overview of B25 Villa Complex in city to be confirmed

From $245,000October 2026. Current price list, layouts and availability — discussed one-to-one with a project specialist

Why this project is worth a look

A defined 17-home scheme

Atmosphera’s construction update confirms 17 villas rather than an unspecified resort inventory. This gives buyers a useful sense of scale. It does not reveal the size of each lot, the final allocation of ownership or which homes might be for resale. In a small community, the way shared maintenance costs are divided deserves particular attention.

About the project

B25 Villa Complex is a 17-villa development in Balangan on Bali’s Bukit Peninsula. It appears online under several close variations of the B25 name, which refer to the same collection rather than separate schemes. The original proposition combined an individual villa and private pool with shared guest services. That distinction matters: this is neither a conventional hotel room nor necessarily an independent house with control over every part of the surrounding land. It was conceived as a managed residential and holiday-rental community. Its present operating and handover status, however, cannot be established conclusively from the material available publicly.

The sales story divides the homes into smaller smart villas and larger houses. The compact options were pitched with one or two bedrooms, while a separate three-bedroom type was offered at a substantially higher price. These are not simply different furniture arrangements. A couple planning occasional stays may find the smaller layouts practical; a family or a group booking a holiday usually needs quite different sleeping arrangements, bathrooms and storage. The overall development count of 17 comes from the construction-management company, but no reliable current register shows how many homes of each type remain with their original owners or are being resold.

The clearest published address is Jalan Pantai Balangan in Jimbaran, South Kuta, Badung Regency. Both a property marketplace and a local villa directory place B25 on that road. One listing supplies a map coordinate that can help with initial orientation, yet the actual parcel boundary and access route have not been independently verified. This is an important distinction on the Bukit Peninsula, where the difference between being on a road leading to the coast and being directly on the shoreline can be substantial. A pin on a marketing map is not proof of beachfront rights, unrestricted access or a sea view from a particular villa.

The pictures commonly associated with B25 emphasise roof decks, large openings, private outdoor areas and an ocean-facing setting. They do not establish that all 17 properties share the same aspect. A unit at the edge of the development can have a different outlook from a home set behind another roof or garden wall. Nor should a panoramic image be used to assume permanent protection from future neighbouring construction. Orientation, screening, light, privacy and the position of the pool must be assessed for the individual house. Those everyday qualities are often more consequential than a broad statement that the complex sits near the sea.

The construction timeline deserves particular caution. Older agency pages indicated the final quarter of 2024, while the sales website associated with Farsight set out January 2025 as the intended completion. Atmosphera’s own update, describing works at the beginning of 2025, says structural frames had largely been completed but masonry and engineering works were still progressing. More recent marketplace pages label the project ready to move into. These statements cannot all be treated as a single verified handover record. A dated completion certificate, unit inspection and evidence of practical possession are needed before a buyer treats a villa as ready for immediate occupation or rental.

The roles of the organisations involved are not fully aligned across online listings. Atmosphera includes B25 in its construction portfolio and states that it managed the project on behalf of Farsight. Farsight presents B25 as one of its own rental-oriented developments. An early promotional site also names Gamma Building. Meanwhile, several sales platforms identify Atmosphera as the developer, and another identifies Farsight. Those labels may refer to design, project delivery, commercial promotion or management, rather than the landholding and selling entity. Public material has not established which Indonesian company would sign the sale or lease agreement for any particular villa.

A company-directory entry adds a useful clue but not a solution. PT Providence International Group is listed with its registered address at B25 Villas Complex on Jalan Pantai Balangan. The directory provides corporate registration details, yet offers no evidence that this company owns the land, sold the villas or manages them. A registered address can be shared or used for activities unrelated to a development. It would therefore be premature to use that name as the contracting party. The parties to a transaction should instead be identified by the land records, corporate documents and a clear chain of authority to sell or lease the chosen house.

USD 245,000 is the most widely repeated entry price. It appears in the earlier project marketing and in listings still accessible when checked in October 2026. This establishes a published price anchor, not a confirmed unit currently offered at that figure. A historical price can remain online long after a phase sells, and the asking price on resale may involve very different rights or inclusions. Three-bedroom villas were promoted from USD 715,000 in the original material, a reminder that B25 contains more than one product category. Comparing the cheapest listing with the largest house produces little meaningful information unless the underlying layouts and tenure are identical.

Two-bedroom pricing is especially inconsistent. One broker advertises a two-bedroom smart-villa option at a higher starting price than the headline B25 figure, while another project directory assigns almost the same minimum to one- and two-bedroom units. Differences might arise from publication dates, exact unit positions or the rights being offered; the sources do not allow a definitive explanation. Nor does an availability button prove that a particular home can still be purchased. A dated schedule of units, current asking prices and reservation status would clarify considerably more than another online summary of the development.

Buyers from overseas face a separate question: what exactly is being acquired? The promotional website mentions both freehold and leasehold, but those words do not describe interchangeable rights. Hak Milik is Indonesian land ownership and cannot simply be registered directly to a foreign individual as though the buyer were an Indonesian citizen. A contractual lease gives the rights set out in the lease for its agreed term; it does not transfer the land title itself. Other lawful arrangements, including Hak Pakai in appropriate circumstances, depend on the title and buyer’s status. For B25, the publicly accessible material does not establish the actual legal instrument attached to an available villa.

For a leasehold purchase, the remaining years matter more than a large number in a brochure. The buyer needs to know the starting date, the identity of the landowner, whether a sale or inheritance is permitted, who can exercise any extension and how its cost is determined. An option to renew is not equivalent to additional years automatically being granted. A purchase through an Indonesian company introduces a different set of issues: the company’s land rights, shareholders, permitted activities and the asset or interest the buyer actually receives. None of these distinctions can be resolved by describing B25 as generally available on either freehold or leasehold terms.

The payment offer also reflects the original construction-phase campaign. It described an initial payment around 30 per cent followed by instalments during the build. Those terms may be entirely irrelevant if a particular unit has been completed, transferred or entered the resale market. Before making a deposit, a buyer should have a clear written account of the receiving entity, the reason money is payable, the point at which it becomes non-refundable, and the consequences if promised documents or handover milestones are missed. A marketing manager, construction supervisor and contract signatory need not be the same person or company, but their roles must fit together coherently.

The planned on-site facilities are more interesting when considered as a service operation rather than a checklist. Atmosphera describes private pools, a recreation area and a fitness club in its construction materials. The earlier commercial presentation additionally shows a reception point, café, spa, sauna and sports space. These are documented components of the pitch, not proof that each is open, staffed or included in the costs charged to villa owners. A functioning front desk and a dependable maintenance team can materially improve a guest’s stay. Equally, they create recurring obligations that someone must fund, especially when some villas are vacant or held for personal use.

Farsight promoted professional rental management as part of B25’s appeal. The proposed arrangement covered marketing, reservations, guest services and owner reporting, which may suit an overseas purchaser who does not want to organise cleaners and check-ins personally. But the actual relationship must be assessed through a current management agreement. Who receives accommodation revenue, which fees are deducted, how maintenance is authorised and who pays for damage are commercial questions with financial consequences. So are the rules for an owner staying in the villa, changing operators or placing the property on the market. The old presentation does not answer these questions in enforceable detail.

Projected income figures circulating with the scheme should not be confused with an audited trading history for B25. Farsight’s earlier investment examples draw on the experience of other villas in the area, and promotional calculations include assumptions about occupancy, rent and eventual resale. Actual net earnings could be markedly different after staff, utilities, booking-platform charges, maintenance, furnishings, taxes and an allowance for major repairs. For a compact villa, small changes in the daily rate may have an outsized effect on the owner’s cash flow. A three-bedroom house has a different cost structure and target group. Neither can be evaluated safely from a generic yield percentage.

The development also needs to be assessed for the use the buyer has in mind. For longer personal stays, stairs, storage, internet reliability and quiet working space may matter more than whether a café was in the original site plan. Several B25 listings describe multi-level villas, and not every resident will find frequent movement between floors convenient. Pools are attractive but need filtration, cleaning and sensible safety arrangements, particularly for families with children. For holiday rentals, the emphasis shifts to check-in arrangements, air-conditioning, water supply, prompt repairs and permitted commercial use. A villa designed for guests is not automatically licensed for every accommodation business.

Building and operating permissions are two different parts of this picture. Indonesia uses PBG for building approval and SLF to document that a completed building is fit for its intended use. The public B25 sources reviewed here do not include an independently verifiable copy of either document, nor a plot-specific planning approval or confirmed accommodation licence. That does not prove the documents are absent. It means that photographs, older schedules and property-directory badges cannot settle questions about lawful completion and use. A home intended for personal occupation and a commercially managed visitor property may also face different practical compliance requirements.

Fit-out should be verified at the villa level rather than taken on trust from the launch campaign. Early materials said that appliances, furniture, linens, kitchen items and connected utilities would be provided. Some houses may now have been occupied or altered, while others could remain unfinished or be offered without the same inclusions. A current inspection and itemised handover list will show what is actually part of the deal. Technical matters such as waterproofing, ventilation, drainage, air-conditioning and pool equipment often decide how expensive ownership becomes after the initial excitement has faded. The stated construction warranty is not a substitute for seeing its terms and responsible company.

Resale potential is another reason to distinguish the units carefully. A smaller villa may reach a wider group of entry-level buyers, but its value is still tied to the years left on any lease, condition of shared infrastructure and performance after operating costs. Larger three-bedroom homes require more capital and generally compete for a different buyer or guest. If an entire project has already been sold to initial purchasers, later offers could be resales with individually negotiated terms.

B25 is a real, identifiable project with a documented location, a count of 17 villas, a varied original unit range and a clear concept of private pools plus shared guest services. It is therefore worth considering alongside other Balangan developments when those characteristics fit the intended use. What remains unresolved is more consequential than any polished rendering: the identity of the legal seller, the precise title and tenure of a chosen home, completed construction and occupancy documents, and the price of an actual available villa. Until those pieces fit together, published figures are a starting point for comparison rather than a completed purchase case.

Unit types & sizes

One-bedroom smart villa

The smallest marketed option suits a couple or one long-stay guest more readily than a larger group. The 95 sqm figure comes from a marketplace, not a certified internal-area statement. A dated unit plan is needed to clarify floors, terrace space, land and what is actually available.

Get floor plans and current prices
Two-bedroom smart villa

An additional bedroom creates more flexibility for family stays and short bookings. The area range is reported in an agency offer, while another section of the same listing gives a different unit measure. It should not be mistaken for certified net living space.

Get floor plans and current prices
Three-bedroom villa

The larger original villa type was marketed at a materially higher entry price. An independent directory reports a different area, so the 278 sqm figure should be read as a launch-specification total rather than an independently measured internal area.

Best for: Buyers seeking a compact base for regular stays on Bali, provided the chosen villa’s actual internal area and layout suit their daily routine.; Owners who value a private pool and the possibility of shared guest services and are comfortable budgeting for their upkeep.; Investors willing to model net rental income from current operating costs rather than accepting launch-era projections or future resale assumptions.; Small families or groups who prefer a self-contained Balangan villa to conventional hotel accommodation.; Purchasers prepared to establish the seller’s legal authority, land tenure and completion documents before paying a non-refundable deposit.; Someone requiring documentary proof of immediate handover and occupation before committing, given the conflicting completion statements.; Foreign buyers expecting to register unrestricted Indonesian Hak Milik land title personally as a straightforward purchase.; Investors who need a guaranteed rental yield or assume the lowest marketing price represents a reservable home today.; Residents who cannot tolerate stairs, require a large separate garden, or need an assured ocean view without a unit-specific inspection.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • The land title, selling legal entity and legal relationship between Farsight, Atmosphera, Gamma Building and the company registered at the complex have not been established. References to freehold or leasehold do not confirm the rights conveyed to a particular foreign buyer. Sources give inconsistent completion claims: Q4 2024, January 2025 and an undated ready-to-move label. Current handover evidence, PBG, SLF, plot-specific permitted use and the condition of all 17 villas have not been independently verified. USD 245,000 is an advertised benchmark, not confirmed current stock. Unit areas, two-bedroom asking prices and remaining availability differ across portals; a claim that the scheme sold out has not been checked against legal sale records.
