Why this project is worth a look
Four homes, not forty
A small scheme can feel more private and easier to understand than a resort-scale estate. It also leaves less room for shared maintenance arrangements to be taken for granted, so service responsibilities matter from day one.
About the project
Air Villas Jimbaran is best understood as a small collection of homes rather than a resort development. BaliBenefit lists the scheme simply as Air Villas; property portals commonly add “Jimbaran” to distinguish it from unrelated projects with similar names. Four villas are advertised, each across two levels, with two bedrooms and a private swimming pool. Kitchens, furnished living spaces, terraces and parking appear in sales descriptions. There is enough here to understand the intended residential product, although the specifications for an individual villa still require a matching plan and contract.

The proposition is quite different from purchasing an apartment in a managed tower. A four-home setting may offer fewer shared spaces, less movement around the property and the independence of a separate entrance. It may also offer fewer economies of scale for maintenance. Each pool needs cleaning and mechanical care, outdoor surfaces deteriorate in a tropical climate, and a furnished villa involves ongoing replacement costs. A buyer considering occasional personal use should ask who looks after the house during an absence, not assume there will be resort-style staff simply because the sales pitch mentions professional management.
Two-bedroom layouts are the consistent starting point, but published dimensions need care. Several sales channels describe built-up space of roughly 150–162 sq m and plots ranging from 134 to 185 sq m. Another listing shows 107 sq m of house area and just 63 sq m of land. Those may refer to different accounting conventions, different villas, or an erroneous listing; the public information does not settle the point. The useful comparison is a dimensioned plan for the actual home, separating internal rooms from terraces and other counted areas, together with a surveyed plot plan. A buyer should not pay for an assumed amount of living space.
Even room counts vary in secondary listings. Some show two bathrooms while others describe three, and the rooftop terrace is sometimes labelled optional. That matters if the intended occupant is a family, two couples sharing, or short-stay guests. A rooftop that looks appealing in a rendering may not be part of the quoted price. Likewise, a kitchen shown in a marketing photograph does not define the appliances, storage or fixtures included at handover. The safest way to evaluate the villa is to review an itemised specification alongside the floor plan and walk through a completed example where one is actually available.
Jimbaran brings a more everyday residential context than an isolated beachfront holiday compound. Food shopping, schools, clinics and established neighbourhoods sit alongside the hotels and beach dining for which the area is known. Connections toward the airport and the Bukit Peninsula are useful for owners who divide their time between the villa and other parts of southern Bali. Yet “Jimbaran” alone is too broad to validate walking times, noise levels or rental catchment. Listings include the map reference 6557+CRW, while another portal names Jalan Raya Uluwatu. Neither has been reconciled with a project-specific land plan, so no precise coordinates are asserted here.
Sales information has not kept a consistent construction timeline. One portal still displays Q3 2025 and a zero-percent completion indicator, while other sources show handover targets during 2026. A broker advertisement carried an 80% construction statement in August 2026; another directory presents a later estimate around 95%. Some sites call the development complete. These are not equivalent to evidence that every villa has been delivered, inspected and made legally ready for use. Until handover records and building documents are available, the prudent description remains under construction with a reported 2026 completion target.
Marketing prices also describe different propositions. A recently indexed BaliBenefit page showed an entry price of USD 245,000 and two of four homes labelled available. An earlier version of the same website displayed a different amount. Other portals quote individual villas at USD 265,000 or more, while one agent markets all four together as a single investment package. The package is not a separate phase, and its asking price should never be compared directly with a single-villa quote. An actionable offer needs to identify its exact house, land area, furniture schedule, lease balance, taxes and what happens to a deposit if documents or handover fail to match the description.
The developer presents the tenure as a 30-year leasehold. In practical terms, that is a contractual right to use land for an agreed period, not a direct transfer of Indonesian land ownership to a foreign individual. The critical dates are when the lease began, when it ends and what the landlord has actually promised in writing. Broker listings refer variously to a 20-year or 25-year extension, and one portal gives an end date that cannot be reconciled from the published facts alone. None of that establishes an unconditional right to renew. The land title, identity and authority of the lessor, permitted use and the eventual fate of improvements must be checked against the actual agreements.
Rental operation is possible as a commercial plan, but the projections do not amount to property-specific results. BaliBenefit describes a broader management model on its website, including a stated percentage charge for short-stay management. It does not make the signed Air Villas Jimbaran management agreement, a detailed expense budget or verified operating statements available in the material reviewed. Local hotel performance statistics are not substitutes: a villa has different occupancy patterns, maintenance expenses, owner-use restrictions and licensing considerations. The lawful use of this particular plot and building for guest accommodation needs documentary confirmation rather than a broker’s zoning label.
For a buyer, the central question is therefore not whether Jimbaran is attractive in general. It is whether a specific one of these four homes is being sold on clear terms, with a defined plot and building area, usable construction approvals, enforceable lease rights and a realistic plan for maintenance or renting. BaliBenefit is identifiable as the public-facing project brand, but the contracting developer or landholding entity has not been established from project documents. That distinction becomes important at payment: the recipient of funds, the seller of the contractual rights and the owner of the underlying land may be different parties, and their relationship must be documented.

Best for: A couple or small family wanting an independent Bali home with two bedrooms, a pool and room to live rather than a serviced apartment.; An owner who expects to spend significant time in Jimbaran and values access to ordinary neighbourhood services alongside the beach area.; A buyer exploring short-stay or longer-term letting but willing to build a proper operating budget and establish whether the intended use is permitted.; Someone comfortable assessing each house on its own measured area, plot, lease balance and condition, rather than assuming the cheapest headline price describes every unit.; A purchaser seeking several houses or all four as a package, provided the legal and pricing structure is negotiated for that specific transaction.; Anyone requiring outright Indonesian land ownership rather than a time-limited contractual lease.; A buyer who needs proof of completed handover and immediate lawful rental operation before committing money; that evidence has not been made publicly available.; Someone expecting the range of shared facilities and permanently staffed services associated with a large residential resort.; An investor treating advertised returns or regional accommodation statistics as verified net income from these exact four villas.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Advertised measurements and specifications conflict: some listings give 150–162 sq m of built-up space on plots of 134–185 sq m, while Balinsky shows 107 sq m of house area and 63 sq m of land. Bathroom counts also vary, and a unified four-villa specification was not found. Completion and stock reports differ: Alnair still shows Q3 2025 and sold-out status; other portals use 2026 and describe construction as 80% to about 95% complete, while some label the complex finished. BaliBenefit advertises two of the four homes as available. Neither the underlying lease nor the project’s building approval (PBG) and certificate of fitness for use (SLF) have been examined. BaliBenefit markets a 30-year lease; brokers mention 20- or 25-year renewals and Alnair publishes an end date of 31 December 2033. Neither the remaining term nor renewal rights can be established without the actual deed.
