Why this project is worth a look
Built around school
The address is easier to understand through daily family logistics than through a beach map. British International School Phuket is roughly half a kilometre away in published material, making the school run potentially short even on an island where traffic can dominate the day. For a household genuinely choosing its home around education, that is a more practical advantage than a resort-style sea-distance claim.
Five real layouts
The 297–450 sqm range is split across meaningful choices: single- and two-storey homes, three or four bedrooms, two or three parking spaces and materially different plots. A buyer can decide around how the family lives rather than simply buying the next size up. A one-level 374 or 450 sqm house solves a different problem from a more compact two-storey villa.
Private plus shared
Every villa has its own pool, yet residents are also promised a clubhouse, gym, sauna, communal pools, children's spaces and co-working facilities. That combination suits buyers who want a private house without giving up estate management and communal amenities. The unresolved point is operating cost: public fee figures conflict, so the actual charge for the chosen plot must be obtained before budgeting.
Central, not coastal
Ko Kaeo is a school-and-marina location with road access towards Phuket Town and Kathu, not a walk-out beach neighbourhood. That is an advantage for some permanent residents and a clear disadvantage for others. The project works best when the buyer values everyday central-island routes more than west-coast resort atmosphere.
Milestone cash flow
Most of the price is tied to visible construction stages rather than arbitrary calendar dates: foundations, structure and roof, walls, finishing and handover. That is useful in a project running to 2029. The published schedules disagree on the contract-signing percentage, however, so the signed villa-specific schedule matters more than any online table.
About the project
Casa de Monte is a 37-villa residential estate in Ko Kaeo, within Mueang Phuket. The site is roughly 13 rai and the residential offer is deliberately varied rather than a single repeated house: five private-pool layouts run from 297 to 450 sqm, with three or four bedrooms and a mix of single- and two-storey designs. It makes more sense to read this as a family housing project than as a beach resort. There is also a commercial component within the wider development, which is why some portals classify Casa de Monte as mixed-use. This dossier is scoped to the 37 residential pool villas. That distinction matters when comparing prices: the unusually low figures visible in some project-wide search results include commercial shophouse inventory and do not represent the real entry point for a Casa de Monte villa.
The developer is Rhom Bho Property PLC, the company behind the THE TITLE brand, working on Casa de Monte with Boat Pattana Co., Ltd. Their partnership was announced before the formal launch and also covers Villa del Luna, another Ko Kaeo project. The two should not be blended: Casa de Monte has its own site, five named villa designs, unit count and pricing. The partnership is useful context because buyers will encounter several corporate names across brochures and listings, but it is not a substitute for checking the contracting party. The reservation and sale documents should clearly identify the legal entity responsible for the selected villa, the land arrangement and construction obligations. Brand familiarity is helpful; contractual clarity is more important.

The address is on Rural Road 3030 in Ko Kaeo, Mueang Phuket District. British International School Phuket is roughly 500–600 metres away in published project material, which explains the location better than any beach-distance headline. Royal Phuket Marina and Phuket Boat Lagoon sit in the same broader part of the island, while the road network connects towards Phuket Town and Kathu. Shopping centres, private hospitals and daily services are reached by road rather than on foot. This is an inland residential address, not a west-coast resort strip. A car will be part of normal life for most households. Families choosing around school runs, the town, marinas and central-island access may see that as a rational trade; anyone whose priority is a walkable beach lifestyle should recognise the mismatch before falling for the villa design.
The five house types create genuinely different ways to use the space. Sylvia is a 297 sqm single-storey, three-bedroom home with four bathrooms. Aurelia moves the same bedroom count into a 310 sqm two-storey layout with three bathrooms and is by far the most numerous type in the master mix. Montara is a larger 374 sqm single-storey three-bedroom design. Silvora is a 424 sqm two-storey four-bedroom villa with six bathrooms, while Lavera is the largest single-storey option at 450 sqm with four bedrooms and six bathrooms. Every residential type is marketed with a private pool. Parking is for two cars on the three-bedroom types and three cars on the larger four-bedroom designs. Plot size changes materially as well: Aurelia plots are listed from about 70 to 146 square wah, while the largest one-storey design uses about 150 square wah. Two homes with similar internal areas can therefore feel quite different once the actual plot is considered.
Shared facilities are intended to sit on top of private-villa living rather than replace it. The published amenity set includes a clubhouse and lobby, communal adult and children's pools, a gym, sauna, co-working room, games room, children's play areas and landscaped common space. A detailed Thai review puts common and green areas at more than 1,600 sqm. The wider plan also includes a commercial plaza with shops and extra parking. For an owner, that means the privacy of a personal pool and garden without the complete isolation of a standalone house: there is estate management, security and shared social space. The cost side needs care. Public pages currently disagree on the common-area fee and even on the calculation basis, so a buyer should not budget a fixed monthly figure until the developer issues the fee calculation for the actual plot.
By summer 2026 Casa de Monte had moved beyond a paper launch. A July construction update describes piling works in progress, placing the scheme in the early construction phase. The delivery horizon is nevertheless long. Current public pages variously state January 2029, July 2029 or Q3 2029, while older sales material contains earlier ranges. Rather than pretending one month is settled, the core data here uses 2029. For an off-plan buyer, the contract date and the permitted delay provisions are more valuable than the month printed on a portal. The milestone structure also deserves attention because a substantial portion of the price is paid while work advances through foundations, concrete structure and roof, walls, finishing and finally handover. With several years still to run, construction progress and documentary milestones should be checked together.
The clearest current villa price anchor, dated 7 August 2026, is THB 28.276M for the 297 sqm three-bedroom home. The same current inventory shows the 310 sqm Aurelia from THB 28.763M, the 374 sqm Montara from THB 35.479M, the 424 sqm Silvora from THB 39.343M and the 450 sqm Lavera from THB 44.268M. These are useful comparison points, not a promise that the cheapest plot remains available. Individual land size and lot position can change the price. A project-wide figure around THB 11.8M also appears online, but it is attached to a shophouse in the commercial component. Treating that as the villa starting price would understate the residential entry cost by more than half and is exactly the sort of cross-category error this project can create.
The main published payment schedule uses a reservation deposit of THB 300,000 for A2/S and THB 500,000 for S2/M/L. It then calls for 25% at contract signing, followed by four 15% construction instalments and a final 15% at transfer or lease registration. The reservation is part of the transaction and should be credited according to the contract rather than added on top of 100%. There is one important inconsistency: a current online price-list table shows only 15% after contract signing. That ten-point difference is too large to dismiss as formatting. Before reserving, the buyer needs one signed schedule that ties together the exact villa number, plot, total price, reservation credit and each milestone. On a THB 28–45M purchase, a mistaken assumption about when 10% falls due materially changes the cash-flow plan.
Foreign ownership requires a different mindset from buying a condominium. A foreign individual generally cannot register Thai land in his or her own name. A conventional route for a villa is therefore a registered land lease of up to 30 years, with any renewal rights depending on the actual contract and the party obliged to grant them. Marketing language that turns three potential 30-year periods into an automatic 90-year title overstates the legal position. Thai rules can allow a foreigner to own a building standing on leased land, but Casa de Monte's unit-specific land title and sale/lease documents are not publicly available. A foreign buyer should therefore verify what is registered at the Land Department, whether the building is separately transferred, how the plot is identified and how renewal clauses operate. Nominee-shareholder arrangements should not be treated as a shortcut around land restrictions.

For a foreign individual, the conventional route is a land lease of up to 30 years, with any renewals dependent on the contract and the lessor; direct personal ownership of Thai land is generally not available. Foreign ownership of a building on leased land is legally possible, but Casa de Monte's plot title and unit-specific contract are not publicly available, so the exact structure must be checked before reservation.
