Climate-aware specification
Ventilation features, heat-reducing glass, solar panels, water-saving fittings and EV charging are relevant in Phuket's climate. They are best viewed as useful building specifications rather than a guarantee of a particular level of savings.

Setthasiri Kohkaew Retreat is a new gated community of two-storey detached homes by Sansiri in Ko Kaeo, central Phuket. It should not be confused with the older Saransiri Koh Keaw Retreat nearby. The names are similar, both are Sansiri developments and both sit within the same broader residential cluster, but Setthasiri has its own confirmed specification: 110 homes, four house designs and a separate mapped entrance on Rural Road Phk 3030. Sansiri launched it in late 2025 as the first Setthasiri-branded project in Phuket.
The product mix is unusually straightforward. Every house has four bedrooms, so buyers are not choosing between small and large bedroom counts; they are choosing how much internal space, parking and secondary family space they want. Glory is the entry design at 204 sqm with four bathrooms and two parking spaces. Victory grows to 260 sqm, adds a maid's room and a third parking space. Mastery and Majesty offer 285 sqm and 323 sqm respectively, each with five bathrooms, three-car parking, a maid's room and an upstairs family area. This makes comparisons easier than in a project where every phase has a different housing concept.

Published plot sizes across the development run from about 56.2 to 126.3 sq wah, or approximately 224.8 to 505.2 sqm. Those figures should not be treated as a fixed plot allocation for each house model. Sansiri's public materials do not provide a matrix tying every design to one exact land size, and live listings show that plot size can vary by individual lot. The building area is therefore useful for comparing layouts, while the land component and final price need to be checked against the specific house number under consideration.
The location is residential rather than resort-oriented. Setthasiri Kohkaew Retreat sits on Rural Road Phk 3030 in Ko Kaeo, around 800 metres from British International School Phuket. Sansiri lists Thepkrasattri Road at roughly 3 km, Central Phuket at 10.5 km, Phuket Old Town at 11.4 km and Phuket International Airport at about 25 km. This is not a walk-to-the-beach address. It works better as a year-round base for a household that drives and wants a central position between schools, hospitals, Phuket Town, marinas and routes toward the west coast.
British International School Phuket is the clearest location-specific advantage because it can materially change a family's daily routine. For parents whose children attend the school, an 800-metre separation can remove a large commuting burden and reduce exposure to peak-hour traffic. Buyers with no connection to the school should weight that advantage more modestly and compare Ko Kaeo against areas such as Bang Tao, Cherng Talay or Rawai based on their own work, leisure and school routes. Proximity to a respected international school may support tenant demand, but it is not evidence of guaranteed returns.
The shared amenities are aimed at permanent family living rather than a hospitality-style resort experience. Sansiri confirms a saltwater swimming pool with separate adult and children's sections, a fitness room, an educational playground and Sansiri Backyard, a communal growing garden. Other detailed project sources also identify a clubhouse, meeting space, co-working area and central garden. Security is built around 24-hour guards, CCTV and Sansiri's LIV-24 monitoring system; launch materials also reference a digital perimeter system. The amenity package is broad enough for everyday use without pretending to be a full-service hotel.
The houses also include a set of climate and efficiency features that make sense in Phuket. Sansiri lists controllable ventilation openings, roof-space ventilation, heat-reducing glazing, UV-resistant exterior coating, rooftop solar panels, water-saving sanitary fittings, energy-efficient appliances and EV charging. These are meaningful specifications, especially in a hot and humid climate, but they should not be turned into a promise of low utility bills. Actual running costs will depend on the chosen home's equipment, air-conditioning use, occupancy and the exact handover specification.
As of 17 August 2026, Sansiri's Thai project page and current Setthasiri catalogue advertise the project from THB 16 million. Active market listings are visible around THB 16.8-16.9 million for a 204 sqm Glory home, while the larger designs and larger plots move substantially higher. Earlier launch coverage in 2025 quoted THB 13-20 million, and selected Majesty homes have been marketed well above that range. For a buyer today, THB 16 million is best treated as the developer's current entry reference, not a promise that any particular house can be purchased at that figure.
The completion picture needs a little care. FazWaz still describes the overall project as scheduled for completion in August 2026 and off-plan, while some listings for individual houses state that those homes were completed in June 2026. Both can be true in a low-rise estate where houses are finished and handed over in stages before the entire development is formally complete. Sansiri's public project page does not give a clear overall completion date, so the practical check is house-specific: construction status, common-area readiness, inspection timing and contractual handover date for the selected lot.
Ownership requires the most important legal distinction. DDproperty labels the project tenure as freehold, which is a normal description for a Thai-market detached-house sale where the eligible buyer can acquire the land title. A foreign individual, however, is generally not permitted to own land directly in Thailand, subject to narrow statutory exceptions. Government guidance points instead to structures such as a registered land lease of up to 30 years, while separate ownership of the building may be possible. Sansiri does not publicly state a foreign-buyer land structure for this specific project, so the legal arrangement has to be established before paying a reservation for a particular property.
The project therefore makes the most sense as a branded, contemporary family estate in central Phuket rather than as a beach villa or a pure investment vehicle. Its case rests on large four-bedroom layouts, immediate access to an international school, a manageable 110-home scale and facilities designed for daily living. The trade-offs are equally clear: driving is essential, there is no beachside lifestyle on foot, private pools are not part of the standard house specification shown by Sansiri, and foreign buyers must solve the land-tenure question properly. If those conditions match the household's real routine, it is worth comparing individual plots and handover status; if they do not, the brand name alone is not a reason to force the fit.
