Track record
Land and Houses reported 67 existing residential projects at the end of 2025. Its 2026 operating plan envisaged 69 active projects worth about THB 80 billion in total, comprising 63 low-rise developments worth roughly THB 69 billion and six condominium projects worth about THB 11 billion. New launches are being handled conservatively: only two projects, with combined value of THB 3.66 billion, were scheduled for 2026. NANTAWAN PRESTIGE Ratchapruek–Prannok entered presales in February 2026 with just 34 houses, while Chaiyapruek 3 Ramintra–Wongwaen was scheduled for the fourth quarter.
Segments and prices
Land and Houses spans several ticket sizes, although its 2026 launches are concentrated in the mid-to-upper and luxury brackets. The company’s business plan places Chaiyapruek 3 Ramintra–Wongwaen at roughly THB 10–13 million per detached house and NANTAWAN PRESTIGE Ratchapruek–Prannok at THB 60–100 million; the February 2026 presale for the latter started from THB 60 million. In the completed urban condominium segment, the official website also lists The Bangkok Thonglor from THB 18.9 million. These are specific to the project reference prices and should be rechecked against current inventory before any reservation.
Geography
Although the NovAsia project set currently represents Land and Houses through Bangkok developments, the company’s actual footprint is broader. Its official business description includes Bangkok and the surrounding metropolitan area as well as major provincial markets such as Chiang Mai, Chiang Rai, Nakhon Ratchasima, Khon Kaen, Maha Sarakham, Udon Thani, Prachuap Khiri Khan, Ayutthaya and Phuket. Even so, the company said Bangkok and the metropolitan area generated about 86% of residential sales revenue in 2025. The business is therefore geographically broader than a Bangkok-only developer, but its results remain heavily tied to Greater Bangkok.
Reliability and public record
Land and Houses gives buyers access to a much deeper disclosure record than a typical private developer. For 2025 it reported total assets of THB 141.002 billion, residential property sales of THB 13.131 billion, total revenue of THB 23.200 billion and net profit of THB 3.716 billion. The trend is not uniformly positive: property sales fell from THB 16.100 billion in 2024 to THB 13.131 billion in 2025, while net profit declined from THB 5.491 billion to THB 3.716 billion. Reviewed financial statements for Q2 2026 had also been released by the date of this profile. This level of transparency helps assess the corporate group, but it does not guarantee construction quality, handover timing or the legal position of an individual project.
What to verify
The first due-diligence question for a foreign buyer is the property type. Most of Land and Houses’ residential business consists of low-rise homes with land, and foreign land ownership in Thailand is restricted and available only under limited statutory exceptions; the ownership analysis for a house therefore cannot be borrowed from condominium rules. For a condominium purchase, confirm that the building is duly registered and that foreign quota remains available, as aggregate foreign ownership is capped at 49% of the total condominium unit area. Project-level checks should also cover the contracting entity, land title, permits, payment schedule, handover date and contractual remedies for delay. For a completed property, inspect the physical unit, ongoing common charges and the documents required for transfer registration.
