Why this project is worth a look
The building is already testable
An independent site visit documented C Ekkamai as a completed tower in November 2018. Buyers can inspect an actual home, the circulation areas, noise, sunlight and maintenance standards instead of purchasing against renderings. That removes delivery uncertainty, but it does not remove title or seller risk; those need their own documentary checks.
More variety than the listings suggest
The original design offers standard one-bedroom apartments, high-ceiling lofts, two-bedroom units and penthouses. Buyers can therefore compare genuinely different ways of living within one address. Pay attention to usable floor space, internal stairs, storage and natural light rather than treating bedroom count as a sufficient description of a layout.
Amenities occupy different levels
The pool and study spaces sit around the sixth floor, the gym is on the seventh and the sky lounge is much higher up. This can make a compact apartment easier to live in if residents use those common areas regularly. The other side of the equation is the building’s budget and the present condition and availability of each facility.
Not a station-front condominium
The building is in northern Ekkamai, approximately 2.3 kilometres from Ekkamai BTS according to PropertyHub. Someone heading north towards Phetchaburi may appreciate the road position more than a daily rail commuter would. Travel habits, rather than the appeal of the Ekkamai name, should determine whether the address is convenient.
A visible, but uneven, resale market
There are resale advertisements for small one-bedroom apartments and significantly larger homes. That gives buyers a basis for comparing identifiable units rather than taking a single launch price on trust. It also exposes a common trap: an attractive asking price may reflect an unusual legal or physical condition, duplicated broker stock or a listing that is no longer available.
About the project
C Ekkamai is worth evaluating as an existing home in northern Ekkamai, not as a speculative bet on a development still taking shape. Its single 44-storey tower stands on Sukhumvit 63, towards the Phetchaburi end of the road and near the turn into Ekkamai 30. The Choice Property Development was behind the scheme. Published project totals give 736 units, but that figure includes seven retail premises; the residential component consists of 729 apartments. That distinction matters when comparing density with other buildings. Ground-floor commercial space can make everyday errands easier, but an original retail allocation tells you nothing certain about which businesses are operating today.
There is stronger documentary evidence for this project's identity than buyers often find in older resale developments. Thailand's government environmental-impact database identifies the property as C Ekkamai and records its former project name as The Choice @ Ekamai. These are not two neighbouring developments or successive residential phases. The same official records establish the original developer and identify the present condominium juristic person. A separate government entry gives the street address as 888 Soi Sukhumvit 63, Khlong Tan Nuea, Watthana, Bangkok 10110. If an agent's listing uses a different door number or subdistrict, the registered address provides a firmer starting point for matching the unit to its legal documents.

The tower was already standing and being inspected as a finished residential building in November 2018. FazWaz records October 2018 as completion, while some property portals use 2019. For an actual purchase, that catalogue discrepancy is less significant than the opportunity to inspect an operating building and a specific apartment. You can see the lobby, lift circulation, sunlight, noise and neighbouring development with your own eyes. A resale transaction, however, comes with a different checklist from an off-plan purchase: the seller's title, outstanding finance, any maintenance arrears, the apartment's actual condition and the mechanics of transferring ownership take priority over an old developer brochure.
The word Ekkamai may sound like shorthand for quick access to the BTS, but this address is not beside Ekkamai station. It is near the northern end of a long road that runs from Sukhumvit to Phetchaburi. PropertyHub gives the station distance as roughly 2.3 kilometres. Getting there may involve a shuttle where operating, a motorcycle taxi, a car or an extended walk. A buyer who commutes by rail every day should test the journey rather than rely on a neighbourhood name. Road access offers a different trade-off: there are routes towards Sukhumvit, Thong Lo and Phetchaburi, yet access to several roads does not remove peak-hour congestion.
The shared facilities are more layered than a conventional lobby-plus-pool arrangement. The original completed-building review documents landscaped space, a swimming pool, a reading and working room and children's facilities around the sixth floor, with the gym on the seventh. Upper levels include a sky lounge and roof garden, designed to take advantage of the tower's height. Space Management's current project presentation still lists the pool, gym, library, meeting space and sky lounge. These are meaningful facilities for residents who expect to spend real time at home. They should nevertheless be assessed in person: the existence of an amenity in a brochure says little about its maintenance, hours, crowding or any access restrictions years later.
An apartment in this building also comes with the consequences of living in a relatively large single tower. Early project documentation describes four passenger lifts and a service lift. Car parking was marketed at around 55% of units; one contemporary inspection referred to approximately 56% including tandem arrangements. Neither figure establishes that a particular apartment has an allocated space. Ask how residents actually park, whether spaces are first-come-first-served, how guests are handled and whether the building has waiting periods for lifts during the hours you would normally travel. These are practical questions for a completed condominium, not reasons to assume that congestion is inevitably a problem.
The original layouts cover more ground than the compact one-bedroom units that dominate many online results. Standard one-bedroom designs are described at 27–52 sqm, alongside a higher-ceiling one-bedroom loft of approximately 34 sqm. Two-bedroom designs are reported at 51–65 sqm, while penthouse layouts extend from 82 to 126 sqm. Historical specifications give about 2.7 metres for normal ceilings and 4.2 metres in loft layouts. These figures define design families, not the condition or exact specifications of the home you are viewing. On a real inspection, light direction, noise from the road, usable storage, the position of internal stairs and the shape of the living space can matter more than a small difference in advertised floor area.
The buying market is now an individual-owner resale market. One seventh-floor, 30.45 sqm one-bedroom apartment appeared on PropertyHub at THB 2.7 million in a listing refreshed in late September 2026. Other portals show different starting levels, and larger or more unusual apartments carry much higher asking prices. This is not a developer price schedule or a reliable measure of what recent buyers actually paid. Advertisements can be duplicated by multiple brokers, revised without notice or left online after a sale. A disciplined comparison starts with specific, genuinely available apartments and considers their condition, title, orientation, occupancy and included furniture before using the advertised price as evidence of value.
For an overseas purchaser, tenure is as important as the asking price. Thailand permits a qualifying foreign buyer to own a registered condominium unit outright only within the foreign quota, capped at 49% of the total unit floor area in the building. The condominium juristic person issues the relevant quota confirmation for a transfer, and evidence about incoming purchase funds may be required. A portal marking the project Freehold does not establish that a particular resale unit can be transferred into a foreign buyer's name today. The seller's title deed, any mortgage, outstanding charges, quota position and contract counterparty must all be checked for the individual unit. A lease, if presented as an alternative, is a different legal arrangement.
The reason to shortlist C Ekkamai is straightforward: it offers established urban accommodation, a documented mix of apartment sizes and extensive shared spaces without construction-delivery risk. The diligence burden shifts to management quality and the resale paperwork. Older guides cite a common-area charge of THB 55 per sqm each month and a separate sinking-fund contribution, but these are not live account statements. Ask for the current budget, monthly dues, special assessments and the unit's account position. Likewise, a shuttle service was included in the original project operation, but present-day frequency and reliability should be verified. The best unit here is not necessarily the one with the most dramatic city view; it is the one whose location, costs and legal status make sense for the buyer's actual routine.
Ownership format
A foreign purchaser may hold condominium freehold only within the building’s 49% foreign-ownership limit measured by aggregate unit area. The condominium juristic person must confirm available quota and the individual unit’s title. A long lease, if offered instead, is a different legal interest, not a substitute for confirmed freehold ownership.
Unit types & sizes
The core choice for a single resident or a couple, but the original size range is wide. A 27 sqm apartment and a much larger one-bedroom can feel like entirely different homes. Storage, the separation of living and sleeping areas, kitchen layout, afternoon sun and what furniture remains after completion deserve more attention than a generic listing headline.
A distinct original layout with a ceiling height reported at about 4.2 metres. Vertical space can change how a compact home feels, although any mezzanine or internal stair arrangement needs an in-person review. The registered area should be checked separately; dramatic ceiling height is not evidence that every elevated platform is counted in the legal floor area.
Useful for households that need a separate workroom, a child’s bedroom or more privacy than a compact one-bed can offer. The lower end of the range will feel quite different from a 65 sqm configuration. Current advertisements sometimes describe enlarged or altered multi-bedroom arrangements, so the registered unit layout should be compared with the marketing description.
A separate category for buyers prioritising space, upper-level outlooks and less conventional layouts. Historical project reviews describe duplex penthouse arrangements near the top of the tower. Bedroom count, legal area, internal stairs and any outdoor access must be established for the actual unit; the word penthouse alone does not confer private use of the building’s shared roof.
The size bands describe the original product mix, not an audited list of current resale stock. Some later advertisements classify larger or modified apartments differently from the original design categories. Match the precise unit number and registered area to the title and approved floor plan rather than assuming a broker’s bedroom label is definitive. The THB 2.7 million example refers to one 30.45 sqm seventh-floor listing; it is not a price available across the one-bedroom range. Loft interiors also call for a closer look at headroom, stair safety, ventilation and the distinction between usable and registered floor area. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The address is on upper Ekkamai Road, Sukhumvit 63, near Ekkamai 30 rather than near the southern BTS end of the street.
- PropertyHub lists Ekkamai BTS at approximately 2.3 km. Try the journey at your usual commuting hour, especially if you intend to rely on trains.
- Ekkamai links Sukhumvit with Phetchaburi, creating more than one road approach without guaranteeing consistent traffic conditions.
- The northern stretch has a local market and daily shops; these may be more immediately useful than the nightlife commonly associated with southern Ekkamai.
- Airport Rail Link Ramkhamhaeng is in a different direction from Ekkamai BTS. The practical route depends on the mode of travel.

Best for: Someone who genuinely wants to live in Ekkamai but does not need a train platform a few minutes from the front door. The address should be tested against the person’s real weekly routes: where they work, shop, socialise and travel on weekends. For a resident heading towards Phetchaburi regularly, northern Ekkamai may be a sensible choice; for another household, the same position may add an unwanted transfer to every journey.; A single buyer or couple willing to trade a smaller private apartment for useful shared spaces. A library, pool, gym and roof-level lounge can extend the ways a compact home is used. This only works if those facilities are well maintained and accessible when the resident actually needs them, so a tour at different times is more informative than a facility list.; A household looking for a true two-bedroom arrangement in a managed high-rise rather than a house. The original 51–65 sqm designs are relevant, but privacy, light, storage and bathroom layout should drive the decision. Two units with the same advertised area can work very differently when one bedroom is used as a full-time office or a child’s room.; A resale-focused buyer who values an established physical building over assumptions about future delivery. Government project records, contemporary reviews and a functioning resale market make the basic identity unusually clear. The remaining uncertainty is at the unit and management level: liens, ownership rights, unpaid charges, renovations and restrictions on occupation or letting.; An international buyer prepared to verify freehold eligibility before negotiating purely on price. Foreign ownership of a condominium unit is possible under Thai law, but individual eligibility and the building’s remaining foreign quota must both be evidenced. An attractive listing should be treated as an invitation to investigate, not as confirmation that a foreign transfer will be registrable.; may not suit: A daily rail commuter whose main requirement is a genuinely walk-to-BTS address. This building is not at the Ekkamai station end of Sukhumvit 63, and transport arrangements may add friction to routine journeys.; A driver who insists on a guaranteed, deed-linked private parking bay. The original parking ratio was below one space per residence, and published ratios do not prove an exclusive right to park.; A purchaser seeking newly delivered finishes or planning to assume that short-stay rentals will be permitted. This is an operating older resale building; apartment condition and the condominium’s current rules are unit-specific matters..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion is dated differently across catalogues: an independent inspection describes the tower as finished in November 2018, while PropertyHub uses 2019. The completed-building date is presented as 2018, without implying a registration date for any particular title.
- Some private directories use the number 626 or name the subdistrict Khlong Toei Nuea. The government record for the condominium juristic person states 888 Soi Sukhumvit 63, Khlong Tan Nuea, Watthana. The title and transfer documents should control an individual transaction.
- Public material does not establish the foreign quota status of a specific apartment, today’s common-area charges, the actual shuttle timetable or resident parking entitlement. Historic facility descriptions and fees are not current management confirmations.
