Road-connected, not station-front
Phetchaburi gives the project access to the wider Ekkamai–Thonglor area, but the tower is not beside BTS. It fits residents who are comfortable with taxis, motorcycle taxis or a car better than buyers who insist on a short station walk.

Major portals carry multiple sale and rental listings, giving buyers a useful internal comparison set. The benefit comes from comparing like with like rather than treating the cheapest advertisement as the value of every unit in the project.
About the project
Supalai Park Ekkamai-Thonglor is an established high-rise condominium on Phetchaburi Road in Bang Kapi, Huai Khwang. It is a single 44-storey residential tower with 660 apartments and was developed by Supalai Public Company Limited. Construction reached completion around the turn of 2014–2015, so this is now a resale market rather than a developer-sales story. That changes what matters to a buyer. There is no need to imagine how the finished building might feel: you can inspect the actual view, corridor condition, traffic noise, lifts, common areas and the individual unit. The trade-off is that apartments in the same building can differ greatly after more than a decade of ownership. Renovation quality, tenancy, furniture, legal status and seller motivation all matter. Active listings checked on 2 October 2026 show a lower asking-price anchor around THB 2.39 million, but that should be treated as a live listing reference, not a representative value for every apartment in the project.
The name needs a little geographic context. This is not a station-front condominium beside Ekkamai or Thong Lo BTS. The building sits north of Sukhumvit on Phetchaburi Road, within Huai Khwang district. Ramkhamhaeng Airport Rail Link station is roughly 1.2–1.6 km away depending on the source and route, while the Sukhumvit Line stations are farther. In practical terms, the project works better for residents who are comfortable using taxis, motorcycle taxis or a car for the last leg of a journey. Its location makes more sense as a road-connected Ekkamai–Thonglor option than as a walk-to-BTS address. Buyers who judge the project only by its marketing name can therefore form the wrong expectation before they even visit.

The historical unit-count records also deserve a transparent explanation. Early Supalai material referred to 676 saleable premises, while a later official project table showed 670. Independent project profiles and detailed residential reviews consistently identify 660 residential units. Early launch material also described ten commercial units in the development, which makes the later 670-versus-660 difference understandable: one figure appears to include commercial premises while the other refers to apartments. The original 676 figure cannot be fully reconciled from public records, so it should not be averaged away or silently corrected. For the project record, 660 is used as the residential apartment count and the archival discrepancy is retained as a data boundary.
Original published layouts were relatively generous by current Bangkok new-build standards. Studios were about 34.5 sqm, one-bedroom apartments were roughly 54–68 sqm, and standard two-bedroom plans were around 70–72.5 sqm. Current resale listings include other sizes, including two-bedroom units above 80 sqm, so a listing label should never replace the title deed and the actual unit plan. Some apartments may have been altered, combined or reconfigured over time. The size profile is still one of the building's practical attractions: a buyer can often compare more internal space with newer projects at similar budgets. But space is only useful when the condition, outlook, floor, noise and future renovation cost also make sense.
The main common facilities are concentrated around the seventh floor. Multiple project sources agree on a pool of about 7 by 25 metres, a fitness room and landscaped common space; sauna facilities, a roof garden, a multi-purpose room, parking, CCTV, 24-hour security and key-card access are also documented. Commercial premises were part of the project plan. For a building of this age, the current maintenance standard is more important than the original amenity list. A 2013 brochure image tells you little about how well a pool, lift or corridor is maintained in 2026. The sensible inspection is therefore physical: look at the equipment, common areas, parking and building circulation, then review the current condominium rules and the account status of the selected unit.
Age creates both a limitation and an advantage. A new condominium offers newer systems and fresh common areas, but the buyer takes execution risk and cannot fully know the finished environment. Here, most of that uncertainty is gone. You can hear traffic from the actual unit, see whether a neighbouring building blocks the view, check water pressure, air-conditioning, windows and signs of moisture, and understand how busy the lifts feel. The other side of the equation is unit-by-unit condition. After more than ten years, an apartment that has been carefully renovated and one that still carries its original finishes may require very different post-purchase budgets even when their advertised size and floor are similar.
The building has a deep resale and rental presence on major portals, with a broad spread of asking prices. The THB 2.39 million lower anchor comes from a specific smaller unit and should not be projected onto the whole project. Larger apartments are listed materially higher. That spread is useful because buyers have choices, but it also makes a single project-wide average misleading. A more reliable comparison starts with genuinely similar units: comparable internal area, floor, condition, outlook, occupancy and legal status. Only then does the asking-price gap become meaningful. We do not turn advertised rent into a promised yield; net performance depends on achieved rent, vacancy, agent fees, maintenance, furnishing and the owner's recurring costs.
Foreign ownership needs to be checked at unit level. Thai condominium law allows foreign freehold only within the building's foreign ownership quota, capped at 49% of the aggregate unit area. The condominium juristic person provides documentation used for the transfer, including confirmation relevant to the foreign ownership proportion and the unit's account status. A portal marking a unit as 'freehold' is therefore not enough to prove that a foreign buyer can register that particular apartment at the time of purchase. Quota availability changes as owners buy and sell. In an established building with an active secondary market, the current juristic-person certificate matters more than a generic tenure label in an advertisement.
There is no current developer payment plan because the original sales programme is over. Each resale deal has its own commercial structure: deposit amount, completion date, allocation of transfer costs, furniture, existing tenancy and vacant-possession timing. The asking price is only one part of the cash requirement before handover. A buyer should also establish whether common-area fees are fully settled and whether there are any unit-specific obligations that must be cleared before transfer. This is one of the practical advantages of treating Supalai Park Ekkamai-Thonglor as a resale asset rather than trying to evaluate it with new-build criteria: the relevant questions can be attached to a specific seller and a specific apartment.
Overall, the project is most coherent for buyers who want an existing high-rise with relatively spacious layouts and are comfortable trading immediate BTS access for a Phetchaburi-road location. The decisive due diligence is not the development brochure but the chosen unit: registered area, condition, outlook, noise, foreign-quota eligibility, account status, seller terms and the visible quality of building management. Someone looking for a brand-new condominium, a developer warranty and a station at the doorstep may find better fits elsewhere. For a patient resale buyer, however, this building offers something straightforward: a completed asset, documented original layouts, a substantial secondary market and the ability to inspect most of the important variables before signing.

A foreign buyer can register condominium freehold only within the building's foreign ownership quota, which is capped at 49% of the aggregate unit area. The remaining quota and the condominium juristic-person certificate need to be confirmed for the selected unit.
