Why this project is worth a look
A genuine family-sized home
Sansiri’s two-bedroom specification begins at 124.25 sqm, with three-bedroom homes at 252.25 sqm. The extra area can accommodate a proper dining space, work room and separation between shared and private life. More space is valuable only if you need it and can sustain the higher total costs.
A smaller residential community
There are 127 homes rather than hundreds of compact units. The combination of few residences per floor, private arrival areas and multiple passenger lifts may matter to someone who wants a house-like sense of ownership within a high-rise. The selected floor still determines how private it actually feels.
Finished, inspectable, operating
Completion is reported by Sansiri as 2019, and government EIA records identify an operating project. Buyers can examine the condition of the real building and its management history rather than relying on projected completion dates or sales visuals.
Thong Lo with a different commute
The northern address is useful for access toward Phetchaburi Road and the wider city by car. It is not a short stroll from Thong Lo BTS. The location is an advantage only if it suits the journeys made by the household in question.
Family amenities with practical value
A garden, children’s spaces, pools, fitness facilities and a documented policy allowing smaller pets can make permanent residence more convenient. What is included, permitted or still in service should be established from today’s management rules, not historic launch promises.
About the project
The Monument Thong Lo is a very particular proposition in Bangkok: it is a finished residential tower for buyers who want a substantial home, not a small city apartment. Sansiri lists a single 45-storey building containing 127 residences, completed in 2019. That changes the nature of the purchase. You are choosing an identifiable resale apartment, with an actual view, current maintenance condition, existing neighbours and a seller whose title can be examined. There is no reason to make a decision from a launch rendering when the entrance, lifts, gardens and apartment itself can be visited.
The apartment sizes explain much of the building’s appeal and its limitations. Sansiri’s original collection starts at 124.25 sqm for a two-bedroom home, moves to 252.25 sqm for three bedrooms and extends to penthouses of 508.75–662 sqm. These are not simply more expensive versions of a conventional one-bedroom investment condo. They are homes with enough capacity for a household to live, work, host friends and retain private space. The trade-off is a larger capital commitment, more equipment to maintain and a narrower group of eventual tenants or resale buyers.

A 127-unit building spread over 45 floors is not configured like a mass-market high-rise. Industry profiles report no more than four apartments on a typical residential floor, served by four passenger lifts and a separate service lift. The project has also been described as using private lift lobbies leading directly into residences. Those details should make arrival and everyday movement feel less communal. Still, privacy cannot be bought from a floor count alone; the actual position of the apartment, nearby service areas, shaft noise and neighbouring doors deserve an on-site look.
The address demands a closer read than the district name. The Monument is on the northern stretch of Soi Sukhumvit 55, the Thong Lo road, near its approach from Phetchaburi Road. It is not at the southern end beside Thong Lo BTS. Published neighbourhood surveys place the station approximately 2.1–2.2 km away. A resident who drives, uses taxis or works near Phetchaburi may find that perfectly workable. Someone who wants to walk to the Skytrain every morning may be disappointed unless they test the journey first.
There is a clear legal location as well as a recognisable street location. Thailand’s official environmental-assessment database records the condominium juristic person at number 998, Soi Sukhumvit 55, Khlong Tan Nuea, Watthana, Bangkok 10110. The same government system contains EIA report 9915 for The Monument Thonglor and marks the project as operational. That is useful evidence that this is an established, identifiable building. It is not, however, a substitute for examining the title deed, foreign ownership quota or liabilities of the particular apartment being sold.
Sansiri was the public-facing developer, with its 2017 material also discussing BTS’s involvement in the development. The property appears in the Sansiri Luxury Collection, whose early presentation put considerable weight on generous rooms, prominent landscaping and high-touch arrival services. It makes sense to understand what the developer originally intended. Yet an owner buying in 2026 inherits the building as it is run today, not every promise made during the sales campaign. A concierge desk, a shuttle or valet assistance may operate differently or be charged separately years after the launch.
The shared spaces have some substance behind the design language. Sansiri’s current project profile lists a garden, children’s play area, multipurpose room, gym, swimming pool, jacuzzi, children’s pool and steam room. An independent 2019 site visit also described a children’s room, yoga space, residents’ gathering area and a dog run. Preserved mature trees are part of the original landscape concept. A generous garden matters differently to a permanent resident than to a short-term visitor: it provides somewhere to leave the apartment with a child or a dog without planning a journey across the city.
Pets are a real differentiator here, but the word “pet-friendly” needs boundaries. Sansiri publicly referred to pets being allowed when the development was launched, and property databases still list permission for small dogs and cats. FazWaz publishes a limit of under 15 kg for dogs. That does not settle the present by-laws, registration procedure, number of pets or restrictions imposed by an individual landlord. A buyer with a large animal should get the building management’s current written rules before interpreting any estate-agent description as approval.
Parking is equally worth understanding properly. The tower has six underground parking levels, and property profiles report 244 spaces, approximately 192% of its 127 residences. That is generous building-level provision. It does not mean that every apartment automatically transfers with two legally enforceable parking places. A specific home may have assigned or unassigned use rights, internal access rules and restrictions relevant to the size of a vehicle. For a household relying on two cars, this is a contract and management question, not a marketing statistic.
Current resale asking prices show why comparisons must be made apartment by apartment. A two-bedroom, 121.79-sqm home on the third floor was advertised for THB 24.9 million when checked on 10 October 2026. Other two-bedroom listings near 125 sqm advertise roughly THB 29.9 million and above; some are much more expensive. The cheapest offering is smaller than the developer’s published standard two-bedroom plan, and it is described as unfurnished. A cheaper asking price may be reasonable, opportunistic or misleading, depending on title, condition, views, renovation costs and the vendor’s circumstances.
Three-bedroom asking prices occupy a different budget altogether. Listings include homes around 252–253 sqm, with examples advertised from roughly THB 80 million and others substantially higher. Floor height, outlook, internal works, furnished condition and ownership-quota category all influence what is being offered. A headline project-wide price cannot describe that diversity. Nor can the asking prices prove an achieved sale value: a price displayed on a portal is a request from a seller, potentially repeated across agencies, until an actual transaction is documented.
Foreign ownership is entirely possible in a properly registered Thai condominium, but it is not automatic for every advertised home. The legal limit is 49% of the aggregate condominium unit floor area in a building. Some listings for The Monument indicate “foreign quota”; others explicitly say “Thai quota.” A seller’s tag is not sufficient evidence. The condominium juristic person’s quota certificate and the legal title for the selected unit must support the proposed transfer to the foreign buyer, with the appropriate bank documentation for purchase funds. Leasing rights, if offered instead, are a different asset and require different scrutiny.
There is a substantial running-cost side to a large urban residence. FazWaz’s published building profile quotes THB 95 per sqm each month for common-area management and a THB 700-per-sqm sinking-fund contribution. These are useful reference figures, not a current invoice or proof that a seller has cleared any outstanding amount. Utilities, repairs inside the home, appliance replacement, insurance where appropriate, tenant-finding charges and possible refurbishment can become meaningful expenses at these sizes. The current juristic-person budget and arrears statement are more valuable than a hypothetical gross-yield calculation.
Rental advertisements demonstrate that there is an active leasing market, but they do not establish reliable net returns. Public portals have shown asking rents from about THB 90,000 a month, with selected two-bedroom examples in the THB 120,000–150,000 range during 2026. The realised figure depends on layout, floor, furnishings, lease term, vacancy and what tenants actually sign. Large apartments can be attractive to established expatriate households or families who want space near Thong Lo. They also have a smaller addressable market than typical compact condos, which may lengthen the search for the right tenant.
Because the building is already several years old, due diligence has two separate levels. At building level, ask about lift maintenance, major equipment, water ingress, management decisions, future works and the reserve fund. At apartment level, inspect air-conditioning, joinery, wet areas, windows, power supply, past alterations and any unresolved seller debt. The benefit of a completed development is that these questions have real answers and observable evidence. Its age does not make those answers less important; it makes them more relevant to the price you should be willing to pay.
The strongest case for The Monument is personal use by someone who values exceptionally large rooms, a quieter residential scale and access to the Thong Lo neighbourhood without requiring a doorstep Skytrain entrance. Buyers primarily seeking a low-cost first investment, fixed rental income or easy pedestrian transit may find the trade-offs unattractive. The useful comparison is not a random condo on Sukhumvit but another finished building with comparable space, condition, ongoing costs and legally transferable ownership.
Ownership format
Foreign freehold ownership is permitted within the statutory 49% share of a condominium’s total unit floor area. The selected unit needs its own foreign-quota confirmation and a registrable title transfer; an advertisement label is not proof. Any long lease arrangement is separate from ownership and must be assessed on its own terms.
Unit types & sizes
This is the natural starting point for a buyer wanting a proper living room, two usable bedrooms and perhaps a home office or guest space. The original specification states 124.25 sqm, while current resale advertising includes homes near 125 sqm and one particular 121.79-sqm listing. Bathroom count, kitchen arrangement, fitted storage, parking allocation and furniture condition differ by unit. Compare a measured plan and title documents with the advertisement before treating apparently similar homes as interchangeable.
At roughly 252 sqm, the three-bedroom layout offers a different kind of household capacity: children can have separate rooms, guests need not take over the living area and domestic work can be kept out of the main reception space. A contemporary walk-through documented separate kitchen functions and staff accommodation in one example, although resale floor plans must be verified individually. Listings usually describe around 252–253 sqm. The fit-out, mechanical systems, orientation and service spaces can have a major effect on usability.
These are individual residences rather than interchangeable oversized apartments. Industry project schedules distinguish a penthouse, a private-pool penthouse and a duplex version within the developer’s overall 508.75–662-sqm range. A private pool belongs only to the relevant design, not to every top-floor home. Structural details, private systems, plant maintenance, operating costs and current availability become unit-specific questions. No defensible common entry price for the penthouse collection was established.
Sansiri’s original published mix covers two-bedroom homes, three-bedroom homes and penthouses. Search portals also contain one-bedroom tags against approximately 125-sqm listings and even a 54-sqm entry; neither can be treated as a confirmed original building type. The advertised 121.79-sqm two-bedroom apartment is a specific resale listing, not evidence that the development launched a new standard layout. Use the registered condominium title and approved plan to settle floor-area and configuration questions. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The Monument sits toward the Phetchaburi end of Thong Lo Road. The neighbourhood has a well-established mix of restaurants, daily shopping, schools and healthcare, but its amenities are spread along the street and side roads. Living in Thong Lo is not identical to living immediately beside the BTS station at Sukhumvit Road.
- Published project surveys put Thong Lo BTS approximately 2.1–2.2 km from the building. That distance may be manageable by taxi or motorcycle taxi, while a daily walk in Bangkok heat or rain is a different prospect. Test the commute you actually expect to make, rather than treating the entire district as walkable to rail.
- Soi Sukhumvit 55 connects with Phetchaburi Road at its northern end. For drivers this creates alternatives to travelling south along Thong Lo, though congested junctions and rush-hour traffic remain part of the experience. A useful viewing includes the route into and out of the basement car park, not just arrival by a chauffeured car.
- Camillian Hospital, Samitivej Sukhumvit Hospital, The Commons and J Avenue are among the better-known destinations in the wider neighbourhood. Their practical relevance depends on whether the family needs quick medical access, a school run, a place to work or regular shopping. None should be read as a guarantee of a particular walking or driving time from the residence.
- Orientation and level make a visible difference in a 45-storey building beside an active urban road. A high-floor home may have a wider outlook, while lower floors can offer different views or greater exposure to street activity. The quality of glazing, bedroom positioning and actual sound inside the apartment are best judged from a visit with the windows both open and shut.
- For legal identification, the official Thai EIA database lists the condominium juristic person at 998 Soi Sukhumvit 55, Khlong Tan Nuea, Watthana, Bangkok. Some older English developer copy uses inconsistent administrative names. This registered address is the clearer basis for the site location and helps keep the project distinct from other Sansiri developments using the Monument name.

Price & purchase terms
- Current price: From THB 24.9 million in resale advertisements checked on 10 October 2026, referring to a 121.79-sqm two-bedroom home on the third floor. This is a lower asking-price reference, not a developer price. Availability, condition, final price and transaction terms require direct confirmation.
- Completed: 2019
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: An owner-occupier needing room for a family, overnight visitors and work from home. At 124 sqm the two-bedroom format may deliver better living space than a nominal three-bedroom unit elsewhere that leaves little room around the bedrooms. The 252-sqm collection deserves consideration when household size, multi-generational living or private domestic space is a priority.; Someone who has struggled to find a Bangkok condominium that permits pets at all. The project has an established pet-friendly reputation, and earlier reporting identified a dog area within the grounds. Small-pet rules are documented by property databases; owners of larger dogs need explicit written permission under current building regulations before proceeding.; A Bangkok-based buyer who uses a car and makes regular trips toward the Phetchaburi side of town. Parking provision is significant at building level, and the northern Thong Lo address can suit that pattern better than a tower beside a rail station. The parking entitlement attached to the individual apartment remains essential.; Someone who wants the reduced uncertainty of a completed asset. You can walk the common areas, evaluate the unit, review management records and verify whether the view shown in an advertisement really exists. A buyer willing to spend time on an informed resale negotiation has an advantage over one relying solely on published specifications.; A foreign buyer seeking lawful condominium ownership and prepared to document the transaction properly. Where a unit can be transferred under the foreign quota, freehold ownership is a genuine route. It must be backed by the building’s quota certificate, the unit title and suitable funds-transfer evidence, alongside checks on outstanding building charges and contractual obligations.; may not suit: The first-time buyer looking for a compact, inexpensive Bangkok base. Small studios and standard one-bedroom apartments are not part of Sansiri’s verified launch mix for this building. Odd one-bedroom labels in resale feeds should not be relied on without the actual unit plan.; A commuter whose primary requirement is stepping from the lobby onto the Skytrain within minutes. The distance to Thong Lo BTS is material, and a car-oriented trip through an active district can feel very different at peak times.; An investor expecting a simple guaranteed yield. Marketing rent estimates omit void periods, furnishing, brokerage, owners’ charges, eventual repairs and the practical challenge of finding tenants for large, high-priced homes.; A buyer unwilling to undertake unit-by-unit resale checks. Published areas, quota labels, parking assumptions and fit-outs vary. An impressive overall development does not eliminate seller-specific title, debt or condition risks..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Sansiri’s original plan schedule identifies two-bedroom, three-bedroom and penthouse residences starting at 124.25 sqm. Some resale advertisements label roughly 125-sqm homes as one-bedroom units, and one two-bedroom advertisement states 121.79 sqm. These unit-specific plans and registered areas have not been reconciled with title documents.
- Sansiri describes the plot as approximately two rai, while FazWaz and several agency profiles state 2-2-45 rai. The current land title was not obtained to reconcile these plot-area descriptions.
- Sansiri gives 2019 as the completion year. FazWaz specifies December 2019, while an April 2019 Checkraka visit already described the building as finished. An exact completion or handover month is therefore not established.
