Why this project is worth a look
Privacy at tower scale
AESTIQ has 203 units across 40 storeys and private lift access is one of the project's defining features. The privacy comes from circulation design rather than from being a tiny building. That is a meaningful distinction for buyers comparing it with other Bangkok high-rises where a large shared lift lobby is part of daily life. Floor plans still vary by level, so the practical experience should be judged from the exact unit position and the number of neighbouring residences on that floor.
Built around car access
The tower sits on Thonglor Road but about 1.9 km from Thong Lo BTS according to Real Asset. AESTIQ therefore makes more sense as a car-, taxi- or driver-oriented address than as a rail-first residence. The project summary lists 220 parking spaces for 203 units, while current marketing describes both automated and conventional parking, EV charging and a shuttle. Buyers who expect to use the BTS every day should treat the station distance as a real lifestyle factor, not as a minor map detail.
A broad unit ladder
The lowest resale prices are attached to compact one-bedroom units, but the building is not a small-unit-only product. Standard two-bedroom layouts extend to roughly 119 sqm, three-bedroom units to about 158 sqm, and the latest brochure places penthouses at 292–301 sqm. This creates a very different ownership proposition at the upper end, where the buyer is choosing a full-size primary residence rather than a city crash pad. Combined units add another layer, so the exact unit plan matters more than the bedroom count alone.
Operational management matters
Real Asset says Plus Property is involved in project management, juristic-person operations, concierge services and rental management. That is relevant for both owner-occupiers and absentee owners because a complex amenity programme needs competent day-to-day management. It should not be read as a return guarantee, however. Rental performance, management fees, furnishing, tenant profile and maintenance obligations still depend on the unit and the contract.
Developer and resale stock
AESTIQ currently has two pricing channels in the same building: developer inventory and an active resale market. Real Asset's own current pages show several different entry prices, while resale listings can be lower. A buyer should therefore compare like with like—floor, layout, furnishing, view, foreign-quota status, transfer costs and seller obligations—rather than use the headline price alone. The apparent discount on a resale unit may be real, but it only becomes meaningful after the legal and physical package is checked.
About the project
AESTIQ Thonglor is a single 40-storey residential tower on Sukhumvit 55, the main Thonglor road, with 203 residences on a site of 1 rai 3 ngan 88.9 square wah. The building is neither a tiny boutique block nor a multi-tower mass-market complex. Its proposition is much more specific: private lift access to every residence, a relatively low unit count for the height of the tower, substantial parking and a service-heavy amenity package. For a buyer, that matters more than the luxury label itself because it defines how the building is meant to be used day to day.
The location is central Thonglor, but it is not a walk-out-of-the-lobby BTS project. Real Asset puts Thong Lo BTS at roughly 1.9 km. That makes AESTIQ a more natural fit for residents who use a car, taxi or driver than for someone whose first requirement is a two- or three-minute walk to the train. The trade-off is being on Thonglor Road itself, with established amenities nearby: the developer lists J Avenue at about 0.65 km and Tops Market Thonglor at around 1.1 km, while the July 2026 brochure places Samitivej Hospital at about 1.5 km and Bangkok Hospital at about 1.9 km.

The unit programme spans several very different buyer profiles. The current Real Asset brochure groups one-bedroom homes at 33–52 sqm, two-bedroom homes at 76–119 sqm, three-bedroom homes at 131–158 sqm and penthouses at 292–301 sqm. The detailed plans are more nuanced than the summary: the brochure also shows combined layouts, including a two-bedroom around 68.56 sqm and a three-bedroom around 143.83 sqm. That helps explain why resale listings sometimes appear outside the headline size bands. Buyers should compare the exact floor plan and unit code rather than assume that every two- or three-bedroom follows the same configuration.
The amenity mix is designed around private residential use rather than retail or mixed-use footfall. Real Asset lists a 25-metre pool, panoramic gym, golf simulator, private onsen, private theatre, social spaces, pet facilities, shuttle service and EV charging. The brochure states 220 parking spaces, including three supercar spaces, for 203 units, while current project marketing describes both automated and conventional parking systems. That parking provision is more than a marketing footnote in this location: it directly compensates for the distance from the BTS and makes the building more practical for households that rely on a car.
Another feature that affects the day-to-day character of the building is that Real Asset describes AESTIQ as a fully residential project rather than a mixed-use tower with retail or offices inside it. Current project material also highlights three-metre full-height ceilings, while the segmented tower form produces different façade exposure from one stack to another. Those details should not be treated as automatic reasons to pay a premium, but they explain why two units with similar areas may feel very different in practice. Orientation, glazing, corner position and the exact floor plan deserve the same attention as the floor number. The project is also marketed as pet-friendly, although the binding rules on pet size, number, lift use and common areas should be checked with the condominium juristic person rather than inferred from marketing copy.
The building is clearly complete and operating today, but public sources disagree on the completion year. Early Real Asset material targeted December 2021; PropertyHub still labels the project as completed in 2021; PropertyScout and several other portals use 2022; some DDproperty records use 2024. More importantly, the main contractor, Syntec, publishes construction progress reaching 100% only in March 2025. Rather than choose a convenient date from that range, this dossier records the project as completed and leaves the exact completion year unresolved until an official completion or registration document is checked.
Foreign ownership is relevant here because Real Asset is actively marketing units from the foreign quota and appointed a dedicated foreign-quota sales agent in 2026. That is useful evidence that foreign freehold stock exists, but it is not proof that every unit currently advertised can be transferred to a foreign buyer. Thai condominium law caps foreign ownership at 49% of the aggregate registered unit area. For any specific purchase, the buyer should confirm the foreign-quota status of that unit before paying a reservation or deposit, especially when comparing developer stock with resale inventory.
By October 2026 the building has active sale and rental inventory, so it can be judged as an operating market rather than only through launch material. The lowest asking price belongs to a small one-bedroom and should not be treated as the price level for the entire development. Larger two- and three-bedroom homes occupy a much wider range, and some listings are combined units. A more useful comparison with competing Thonglor projects is therefore two-stage: first decide which living format and size actually fits the buyer, then compare individual units on price, condition, view, furnishing and tenure. Headline 'from' prices on their own are particularly weak evidence in a building with this much variation between unit types.
Ownership format
A foreign buyer can hold a unit in freehold only within the condominium's foreign quota, capped at 49% of the aggregate registered unit area. Real Asset Development actively markets foreign-quota units, but quota availability must be confirmed for the specific unit before transfer. A unit outside that quota cannot be transferred to a foreign buyer in freehold; any leasehold alternative at AESTIQ Thonglor needs separate confirmation and should not be assumed to be project-wide.
Unit types & sizes
This is the deepest part of the unit mix, with brochure layouts including approximately 33.62, 34.94, 37.59, 44.38, 48.86, 49.65 and 52.28 sqm. One-bedroom resales also set the lowest current entry point: an active 33.67 sqm listing was offered at THB 7.9M. Floor, outlook, furnishing and foreign-quota status can materially change the value of two otherwise similar units.
The standard two-bedroom range is materially larger than the one-bedroom stock, running from about 76 to 119 sqm in Real Asset's project summary. Detailed plans include several layouts around 94–119 sqm plus a combined two-bedroom at about 68.56 sqm. A resale listing around 69 sqm can therefore be legitimate, but the unit code and combined-layout history should be checked.
This tier is sized as a genuine family residence rather than an enlarged apartment. The brochure shows multiple plans from roughly 131.64 to 158.55 sqm and a combined three-bedroom around 143.83 sqm. The differences are not just numerical: living-room proportions, façade exposure and corner position vary, so plan and orientation matter as much as total area.
The July 2026 brochure places penthouses in the 292–301 sqm range. This is a very limited part of the project and belongs to a completely different budget and ownership use case from the entry-level one-bedroom stock. Early launch material used a slightly different size range, so a specific penthouse should be checked against its current plan and title documents rather than an old launch brochure.
Size bands are taken from Real Asset's July 2026 brochure. Detailed plans include combined units that can sit outside the headline marketing ranges, so a purchase should be checked against the exact unit code and registered area. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 7.9M based on an active PropertyHub resale listing checked on 7 October 2026. This is a lower secondary-market anchor, not a project-wide price: the exact unit, availability, condition, tenure and transaction terms need to be confirmed separately.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Owner-occupiers who value privacy and building services more than immediate walking access to the BTS.; Families considering genuinely large two- or three-bedroom homes in Thonglor rather than a compact investment unit.; Car-owning households that can make practical use of the unusually high parking provision and dual parking systems.; Pet owners looking for a project that explicitly supports pet-friendly living and provides a dedicated pet area.; Foreign buyers seeking Bangkok condominium freehold and prepared to verify foreign-quota availability on the exact unit before transfer.; may not suit: Buyers who need the BTS within a few minutes' walk and expect to avoid cars or taxis for most daily trips.; Anyone prioritising the lowest possible running costs; a service-heavy building with complex amenities needs a current check of juristic-person budgets and fees.; Investors who expect guaranteed returns simply because the address is Thonglor or because a professional manager is involved.; Buyers comparing units only on price per square metre, without accounting for plan, floor, view, furnishing and foreign-quota status..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion dates conflict: early Real Asset material targeted December 2021, PropertyHub uses 2021, PropertyScout uses 2022, some DDproperty records use 2024, while contractor Syntec shows 100% construction progress only in March 2025. The building is clearly completed, but a single completion year is not recorded without an official completion or registration document.
- The street number conflicts across sources: DDproperty and Time Out use 916 Soi Sukhumvit 55, while several newer specialist sources use 878 Thong Lo. Real Asset and Syntec confirm the road and administrative location but do not publish a house number on the main project page, so the registry address omits the number.
- Current Real Asset pages show several different developer entry prices—THB 9.59M, 9.9M, 10.9M and 11M—apparently reflecting different campaigns or inventory. A fixed developer price is therefore not asserted; the registry's starting anchor is based on an active resale listing.
