Why this project is worth a look
More room to work with
The original floor-plan range gives buyers more usable space than many newer compact launches: one-bedrooms were published from 30 sqm and two-bedrooms from 53.5 sqm. That does not make every layout efficient, but it does widen the choice for someone who wants a real dining area, a larger living room or a second bedroom that is not token-sized. On resale, compare the title deed area and the inspected plan rather than relying on the portal's unit label.
Phetchaburi, not BTS-front
The project name can make it sound like a station condo. It is not. The tower fronts New Phetchaburi Road and the nearest BTS options are roughly 2.4–2.8 km away. That can work well for a driver or someone whose routine is split between Thonglor, Ekkamai, Rama 9 and Ramkhamhaeng, but it is a meaningful drawback for a buyer who wants to walk to the train every day. The nearby Saen Saep pier partly changes the public-transport equation, but it is a different commute style.
Amenities occupy real space
The common facilities are spread across dedicated levels rather than compressed into a token deck. The seventh floor contains the pool and garden; the eighth adds the gym and shared rooms; the roof has another garden. Sources also document three passenger lifts, one service lift and around 190 parking spaces. Since the project is completed, buyers can judge whether those facilities are still being maintained well instead of buying from presentation images.
A deep resale set
There is enough live resale inventory to compare units inside the same building rather than treating one asking price as the market. In late September and early October 2026, listings ranged from small one-bedroom homes in the mid-THB 3 million range to very large units priced in the tens of millions, while DDproperty showed an even lower THB 2.59 million ask. That spread is useful, but it also means project-wide averages can hide large differences in floor, view, renovation and unit configuration.
Quota matters more than label
Major portals classify the development as freehold, yet foreign ownership is determined at unit transfer, not by a generic project badge. Thai condominium law caps foreign ownership at 49% of the aggregate unit area in the building, and the juristic person must certify the available foreign proportion. For a foreign buyer, the key question is therefore whether the exact resale unit can transfer in foreign freehold when the transaction is registered.
About the project
The Capital Ekamai-Thonglor is an established KPN Group Corporation high-rise on New Petchaburi Road, at the northern end of the Thonglor/Ekkamai catchment. The useful starting point is that this is a mature resale building, not a launch. A buyer can inspect the actual unit, corridors, lifts, pool, parking and day-to-day management before committing. The project has 281 units in one tower, and the strongest building records support a total count of 27 levels. The address matters more than the branding: the tower sits on Phetchaburi rather than directly on Sukhumvit, so its transport pattern is different from condos built around a BTS entrance.
That creates the central trade-off. Road connectivity is strong, but rail is not at the doorstep. Current project profiles place Thong Lo BTS roughly 2.4–2.8 km away and Phetchaburi MRT around 2.6–2.7 km away. For most residents, those are feeder-trip distances rather than a quick walk. On the other hand, a detailed site review places Thong Lo Pier on the Saen Saep canal about 210 metres from the project, giving the building a public-transport option that is easy to miss if you only look at the BTS map. The location also sits close to Bangkok Hospital and Camillian Hospital and gives drivers direct access to the Ekkamai, Rama 9, Ramkhamhaeng and Asok directions.

The internal stacking is more distinctive than the exterior age might suggest. Parking occupies much of the lower section; the seventh and eighth levels carry the main amenity deck, including the pool, gardens, gym and shared rooms. A detailed project profile describes an approximately 40-metre pool, while the long-form Thai review documents a separate children's pool. Residential floors extend to level 25, with larger homes higher in the building, and the roof level is landscaped. Public databases variously call the project 25, 26 or 27 storeys. Rather than averaging those numbers, the practical reconciliation is to use the contractor's 27-level building record while noting that some portals count only the main or residential floors.
The original unit mix is generous by later Bangkok compact-condo standards. One-bedroom layouts were published at 30–48 sqm, two-bedroom layouts at 53.5–76.5 sqm, and penthouses at 91.5–175 sqm, with 18 subtypes documented in a long-form project review. Today's resale listings do not always follow those original labels neatly. Current advertisements include one-bedroom units around 29–36 sqm as well as very large homes advertised at 170–200 sqm. That makes the title deed area and the actual inspected plan more useful than the marketing label on a portal. As of 2 October 2026, the lowest verified public asking price found for this dossier is THB 2.59 million for a 34.37 sqm one-bedroom unit listed in August 2026, while other units in the same building sit much higher.
Because the building is roughly a decade old, due diligence shifts from construction promises to operating reality. Buyers can judge the finished common areas and building access directly, but individual-unit condition, renovations, arrears and current juristic-person rules become more important. Project profiles quote a common-area fee of THB 50 per sqm per month, and older project material also mentions an original sinking-fund contribution of THB 500 per sqm; a resale buyer should treat those as reference points and verify the current statement for the exact unit. The same applies to tenure. Portals classify the project as freehold, but a foreign buyer still needs the condominium juristic person to confirm that the chosen unit can transfer within the statutory foreign quota at the time of registration.
Ownership format
The project is marketed as a freehold condominium. A foreign buyer can register a specific unit in their own name only if space remains within the statutory foreign quota, capped at 49% of the aggregate unit area of the building. Public sources do not confirm quota availability for any particular resale unit; outside the quota, direct foreign freehold transfer is unavailable and any leasehold alternative would be a separate contractual structure.
Unit types & sizes
The detailed project review documents seven original one-bedroom subtypes at 30.0, 32.0, 34.8, 34.8, 36.0, 44.5 and 48.0 sqm. A 30–35 sqm home and a 45–48 sqm home are very different products even though both may appear under the same one-bedroom filter. Current resale portals also show one-bedrooms outside that neat original range, including roughly 29–45 sqm, so title area, floor, view and refurbishment should be aligned before treating two listings as direct comparables.
The original schedule lists six two-bedroom variants at 53.5, 54.5, 58.0, 68.0, 68.0 and 76.5 sqm. For an owner-occupier, the more useful comparison is how the kitchen, second bedroom, road exposure and in-unit refurbishment differ between homes of similar headline size. On resale, two apartments with the same registered area can feel materially different after years of fit-out changes and maintenance, so the original subtype is a starting point rather than the whole buying decision.
Five original penthouse types are documented at 91.5, 109, 150, 157 and 175 sqm. The upper-floor review also notes that level 25 contains only five homes and that some large layouts have private pools. Current resale listings, however, include 170–200 sqm homes advertised with three or four bedrooms. Because those portal labels do not map cleanly onto the original schedule, any large-format purchase should be checked against the title deed and registered plan rather than described from the listing headline alone.
The original schedule is supported by the long-form project review and PropertyHub: 1 bedroom 30–48 sqm, 2 bedrooms 53.5–76.5 sqm, and penthouses 91.5–175 sqm. Modern resale listings sometimes show areas and bedroom counts outside that framework. They are not treated here as new official project types; a seller's resale description can differ from the original classification. For a real purchase, the title deed, registered area and inspected layout are the better reference points. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The building fronts New Phetchaburi Road in Bang Kapi, Huai Khwang, near the northern end of Thonglor and roughly 400 metres from the North Ekkamai intersection in the detailed location review.
- Thong Lo Pier on the Saen Saep canal is documented at about 210 metres from the project, making the canal boat the closest mass-transit option that is genuinely within a short walk.
- Major portals place Thong Lo BTS roughly 2.4–2.8 km away and Phetchaburi MRT about 2.6–2.7 km away. The project should not be presented as station-adjacent.
- The location review places Camillian Hospital at roughly 700 metres and Bangkok Hospital at about 800 metres, which can matter for residents working in or frequently using that medical cluster.
- Expressway access is reported at roughly 2.1–2.7 km. Drivers have useful connections toward Rama 9, Ramkhamhaeng, Asok and Sukhumvit, although Phetchaburi itself is a busy arterial at peak times.

Price & purchase terms
- Current price: From THB 2.59M on DDproperty, checked 2 Oct 2026. This is the lower edge of current resale asking prices, not a developer price; the specific unit, its condition, title structure and continued availability need separate confirmation.
- Completed: 2015
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A good fit for buyers who prefer a finished building over a construction promise. You can inspect the lobby, lifts, pool, parking, corridors and the exact resale unit before committing. In a building completed around 2015, that operating history is useful: maintenance quality is no longer theoretical and can be compared in person.; Practical for drivers and residents whose routine runs across New Phetchaburi, upper Thonglor, Ekkamai, Rama 9 and Ramkhamhaeng. The address offers several road directions, sits near a major hospital cluster and has the canal boat as an alternative route. In that lifestyle, the lack of a walkable BTS station may matter less than it would for someone who relies on rail for every commute.; Worth considering for buyers who want more space without immediately moving into a very large family unit. Original one-bedrooms run up to 48 sqm and two-bedrooms up to 76.5 sqm. The resale pool lets you compare floors, views and refurbishments inside the same building rather than switching between projects with entirely different common areas and management histories.; Best suited to a buyer willing to underwrite the exact unit rather than buy the project name. Asking price, condition, furniture, layout and foreign-freehold eligibility can differ materially from one resale to another. That makes the depth of available inventory useful, but only if each candidate is checked on its own documents and physical condition.; may not suit: A weak fit if the non-negotiable requirement is a short walk to BTS. Thong Lo and Ekkamai stations require a feeder trip, and peak-hour traffic on Phetchaburi is part of the location rather than an occasional inconvenience.; Less suitable for buyers who want a brand-new building with uniform unit condition. After roughly a decade of occupation, renovation quality and in-unit systems can vary significantly, so two units with the same area should not be treated as interchangeable without inspection.; Potentially a poor match for someone seeking a quiet side-street setting. The tower sits directly on a major Phetchaburi arterial, so road traffic is part of the location. Noise-sensitive buyers should compare unit orientation and floor rather than assuming every apartment experiences the site in the same way..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Public sources use different floor counts: PropertyHub shows 25 in its data table but 27 in descriptive text; DDproperty and FazWaz use 27, while contractor Siam Multi Cons identifies levels 26–27 as roof structure. This record uses 27 as the total building level count.
- Completion timing is inconsistent: FazWaz says December 2014, most project directories say 2015, and Siam Multi Cons gives a specific completion date of 31 March 2015. The page therefore uses 2015 without turning the earlier aggregator date into an official milestone.
- The project is marked freehold by major databases, but no public source confirms remaining foreign quota for a specific resale unit. Foreign-freehold transfer eligibility must be certified by the condominium juristic person for the selected unit at the time of transaction.
