That is useful for a buyer because most of the important questions can now be answered on site: how the common areas have aged, how busy the building feels, whether the lift and rooftop facilities are being maintained, how parking actually works and how the juristic person manages the property. A 48-unit building is materially different from a large Phuket resort condominium with several hundred apartments. It can feel quieter and more personal, but the quality of management and owner payment discipline matter more because the operating base is smaller. Current accounts, common-fee arrears and any planned major works are therefore worth checking before a deposit is paid.
The location is a Rawai lifestyle choice first. Rawai Beach is about 200 metres from the project, putting the seafront within a short walk. Rawai works well as a southern-Phuket base with restaurants, local services and the waterfront close by, but it should not be confused with buying directly on Nai Harn's swimming beach. A shuttle to Nai Harn was part of the original service concept; because this is now a completed resale building, it should be treated as something to confirm rather than a permanent entitlement. Buyers who already like Rawai's daily rhythm will understand the appeal immediately. Buyers whose priority is to walk out of the lobby onto a classic swimming beach should visit the site and make sure the surrounding area fits that expectation before comparing interiors or asking prices.

The original unit mix is simple: one-bedroom apartments from 30.54 to 39.29 sqm and two-bedroom apartments of 69.76 sqm. Current resale portals also label several apartments around 31.7–33 sqm as studios. That discrepancy matters because portal categories are not a substitute for the registered unit description or the actual floor plan. For a compact apartment, a few square metres can change how usable the living room, kitchen, storage and balcony feel. A buyer should therefore compare the title area, floor plan and physical layout of the specific unit rather than assuming that every 'one bedroom' or 'studio' in the building is equivalent. Floor, orientation and view also explain part of the wide resale price spread now visible across the project.
The common facilities are unusually extensive for a building of this size. The stated facilities include reception, an on-site restaurant, rooftop bar, infinity pool with sea views, sundeck, yoga space, laundry, parking and 24-hour security. A gym, steam room, garden, cafe and CCTV are also listed, with the pool, restaurant and cafe on the roof and reception, gym and garden on the first floor. The building has one passenger lift, while parking is reported at roughly 20% of the unit count. That parking figure is a practical point for residents who drive, especially in Rawai where a car or motorbike is useful for everyday movement. The same building is also marketed for short stays as Proud Rawai Resort, so owner-occupiers and investors should understand how residential ownership, transient guests and any hotel-style operation coexist under the condominium's current rules.
Tenure is unit-specific. Thailand's condominium framework allows foreign nationals to own qualifying units freehold within the 49% foreign-ownership quota for the building, and the Thai government notes that a quota confirmation from the condominium juristic person is required for transfer. At The Proud Rawai Condominium, live resale inventory shows both Foreign Quota units and leasehold units. This means a project-level statement that the condominium is 'freehold' is not enough. For a specific purchase, the buyer needs to verify the title, current foreign-quota availability, seller status and the transfer-document package. If the unit is offered leasehold, the remaining term, renewal mechanics, assignability and resale rights need to come from the contract itself. Those points should be understood before the pricing of two superficially similar apartments is compared.
The resale market is active but not uniform. Around twenty units were being marketed for sale when checked on 9 September 2026, with asking prices starting at THB 3.625M. A previously advertised THB 3M unit was marked reserved, so it is not a reliable current entry price. A fresh 33 sqm listing dated 3 September 2026 asked THB 3.8M and described the unit as freehold. At the other end of the range, two-bedroom listings on major portals reach roughly THB 8.8M to THB 11.875M. The spread reflects more than size: tenure, floor, view, furniture, condition and seller expectations all differ. Asking prices should therefore be treated as market evidence, not valuation conclusions. A sensible comparison set would match tenure and layout first, then look at floor, orientation, condition and the seller's actual flexibility.
Ongoing ownership costs are visible enough to budget for, but they still need current confirmation. Current published project data states a common-area fee of THB 50 per sqm per month and a sinking-fund figure of THB 500 per sqm. In a resale transaction, the more relevant questions are whether the seller is fully paid up, whether the juristic person has changed the fee schedule and whether any special assessments are expected. The building has been in use for several years, so the condition of the rooftop pool, waterproofing, lift, facade and mechanical systems now matters more than the original brochure specification. That is one advantage of buying completed property: the buyer can inspect what exists. It also means that due diligence should include the building's current operation rather than relying only on launch-era material.
For the right buyer, the project offers a clear proposition: a small completed condominium close to the Rawai waterfront, compact one-bedroom stock, a rooftop leisure component and an established resale market. It is less convincing for someone who wants a large master-planned residential community, abundant parking or a new-build payment schedule. Investors should also resist treating old rental-guarantee language found in portal listings as a current project promise. The practical investment case has to be rebuilt from today's purchase price, the actual tenure of the unit, current common costs, realistic rental rules and the building's present operating model. The best unit here could be a sensible Rawai purchase, but the building name alone is not enough to establish that; the decision turns on the specific apartment and the documents attached to it.
