Why this project is worth a look
Late-stage construction
Published progress reached 93.6% in July 2026, with the structure complete and building systems close to completion. That narrows the gap between renderings and reality: buyers can already assess the physical buildings and surroundings, while still treating the project as under construction until formal completion and transfer.
Four legible buildings
The 171 apartments are split across four buildings with the unit count of each block already known. That makes comparison more useful: instead of choosing only by size, a buyer can consider building position, access to pools and indoor facilities, parking and the route to the entrance.
Amenities with substance
This is more than a single pool and token gym. The plan includes several water environments, fitness, co-working, theatre, library, meeting room, children's and games areas, a tearoom and rooftop social spaces. For an owner who stays for months rather than days, that breadth can materially change how much of daily life happens inside the compound.
Layouts for real stays
The range starts at 31 square metres but does not stop at compact one-bedroom units. One-bedroom-plus options reach 61 square metres and two-bedroom layouts extend to 148 square metres. Buyers can therefore choose around a real use case: home office, long-stay couple, visiting family or a genuinely larger primary residence.
South Phuket, clearly
Rawai waterfront is within walking distance, with restaurants, boats and everyday services close by. The trade-off is that Rawai itself is not the neighbourhood's main swimming beach. Nai Harn becomes part of the practical routine for beach days; buyers who value a quieter residential south and a working seafront may see that as a better fit than those expecting direct resort-beach living.
About the project
The Title Cielo Rawai is a standalone low-rise condominium close to the Rawai waterfront in southern Phuket. It is not another phase of the older The Title Rawai schemes and it should not be confused with The Title V: Cielo has its own land parcel, its own four-building master plan and 171 apartments. The site covers 5-0-82.7 rai, or 8,330.8 square metres. Buildings A to D rise four to five storeys and contain 66, 50, 27 and 28 units respectively. That matters more than a generic claim of exclusivity. Buyers can actually understand the scale: four residential buildings, one shared resort-style environment and a relatively contained number of apartments rather than a huge thousand-unit compound.
The developer is Rhom Bho Property Public Company Limited, the Phuket-focused company behind The Title brand and part of the AssetWise group. Corporate reporting identifies Cielo Rawai as a 171-unit condominium with a project value of about THB 1.218 billion and classed it among developments that were both under construction and on sale. By July 2026 the published overall construction progress had reached 93.6%. Piling and structure were shown at 100%, architectural work at 86% and building systems at 95%. In practical terms, this is now a late-stage construction purchase rather than an early off-plan bet, but it is still not a completed condominium. A buyer should inspect the actual building, access, common areas and the specific unit status before treating the brochure as the finished product.

The location works best for someone who genuinely wants south Phuket. The project material places Rawai Beach about 250 metres away, the beachfront convenience store around 350 metres away, Rawai Park at 650 metres, Promthep Cape at 2.5 kilometres and Nai Harn Beach at 3.4 kilometres. The distinction between Rawai and a conventional swimming beach is important. Rawai is a working waterfront with long-tail boats, seafood, restaurants and island departures; it is not the place most residents choose for a full day of swimming and sunbathing. Nai Harn is the more obvious nearby swimming beach. So '250 metres from the beach' is geographically true, but the lifestyle meaning is waterfront access and a walkable seafront rather than a classic sand-and-swim experience outside the gate.
Cielo's amenity plan is unusually specific. Buildings A and B share a beach-themed pool zone with a large coast pool, shallow water, a children's pool, jacuzzi and water features. Buildings C and D have a Natural Lagoon zone with a wellness pool, aqua-therapy elements and the Blue Grotto, while Building D also has another organic-shaped pool. Building A adds a lap pool on the second floor and Building B houses the fitness area. The rooftop across A and B is planned with a garden, gathering space, sunset viewpoint, bridge and bar area. Indoors there is a co-working space, children's zone, games room, tearoom, theatre, library and meeting room. Because the developer assigns these facilities to actual buildings and levels, a buyer can think about day-to-day use and walking patterns rather than just counting amenity icons.
There are no studios in the published unit mix. Standard one-bedroom apartments range from 31 to 51 square metres, one-bedroom-plus layouts from 51 to 61 square metres, and two-bedroom apartments from 69 to 148 square metres. The official fit-out schedule includes a built-in pantry with sink, electric hob and hood, built-in wardrobes and other fixed furniture, air-conditioning, water heaters, wallpaper, curtains and a balcony lounge set. That is a meaningful head start compared with a bare shell, but the exact furniture and appliance schedule still needs to be attached to the purchase contract for the selected unit. For longer stays, the one-bedroom-plus category is particularly useful because the extra room can work as an office, guest room or storage zone without moving up to the cost of a full two-bedroom apartment.
Parking deserves more attention than it usually receives in a Phuket sales presentation. Cielo lists 89 car spaces, roughly 52% of the unit count and including double parking arrangements, plus 60 motorcycle spaces. In other words, the master plan does not provide one dedicated car space per apartment. That may be perfectly workable for a mixed holiday and long-stay community, but a resident who expects to keep a car year-round should understand the allocation rules before buying. Southern Phuket is much easier to use with personal transport, especially if Nai Harn, supermarkets, schools or other parts of the island are part of the routine. Scooter users have a larger dedicated pool of spaces, although the final operating rules will still sit with the condominium management structure.
Pricing needs to be read in layers. The development launched in September 2024 from THB 3.88 million, but that was a launch figure and it should not be presented as today's buy-in. In August 2026, live public offers sit higher: DDproperty has shown a 31-square-metre unit at THB 4.1 million, while FazWaz currently shows sale inventory from about THB 4.37 million up to THB 16.7 million. Near completion, however, public inventory can mix remaining developer stock with assignments and resales, and the listing page does not always make the chain of title obvious. The sensible use of the lowest figure is therefore as a market anchor, not a promise. Before paying a reservation fee, get the unit number, building, floor, seller identity, outstanding instalments, transfer structure and written confirmation of foreign-quota availability.
Cielo Rawai's appeal is fairly easy to define without relying on investment slogans. It combines a late-stage build, a legible four-building plan, substantial resort-style facilities and a neighbourhood that supports longer stays rather than only short holidays. Its compromises are equally concrete. Rawai's waterfront is not the local swimming beach, car parking is below one space per unit, and public sources disagree on payment schedules, common-area charges and the precise handover month. None of those points is automatically a deal-breaker. They simply shift the buyer's work from broad project research to unit-level due diligence. At this stage, the project can be compared meaningfully on layout, building position, lifestyle and price; the remaining uncertainty sits mainly in the contract and the exact unit being offered.

Ownership format
A foreign buyer can hold condominium freehold within the statutory foreign quota, which cannot exceed 49% of the aggregate unit area in the condominium. Quota availability must be checked for the specific unit before purchase; other contractual structures, including leasehold, depend on the exact offer and contract.
Unit types & sizes
This category covers a wide span, from compact 31 sqm apartments to much more generous layouts around 50 sqm. The standard fit-out includes a built-in pantry, fixed furniture, air-conditioning, water heaters, curtains and balcony furniture. For a solo resident or couple, the difference between 31 and 50 sqm is substantial, so the actual floor plan matters far more than the simple 'one bedroom' label.
The defining feature is the extra separate room, which can work as an office, guest room or enclosed storage. For remote work and longer stays, that can be more useful than simply adding square metres to the living area. When viewing a unit, check whether the extra room has a proper window and how it is separated, because the internal configuration varies within the category.
The range is unusually broad: compact family layouts start around 69–72 sqm, while the 148 sqm upper end is a very different proposition. Published plans separate the two bedrooms around the main living space and show two bathrooms. An owner-occupier should compare more than headline size: balcony width, orientation to the pools and parking areas, and the privacy of the chosen building can all matter just as much.
The size ranges come from the official project documentation. - Public payment schedules conflict: some platforms show a THB 100,000 reservation followed by four 25% stages, while another shows 30% after reservation and 70% at completion. Use only the unit-specific offer and contract as the current schedule.
- Common-area and sinking-fund charges also conflict: FazWaz currently shows THB 85/sqm per month and THB 850/sqm respectively, while Keller Henson shows THB 50 and THB 600. The official brochure does not confirm these figures, so they are excluded from the main project data.
- The handover month is inconsistent across public sources: FazWaz and Hipflat list September 2026, DDproperty says Q3 2026, while some agencies publish Q2 or Q4. The official project page confirms advanced construction progress but does not state an exact handover month.
