Amenities are already proven
A clubhouse, pool, fitness area, garden, CCTV and 24-hour security are reported by multiple project databases. Buyers can therefore inspect an established common environment rather than imagining one from a plan. The missing piece is the current operating cost: we did not find a dependable published common-fee schedule, so the latest charges and any outstanding balance should be checked against the selected house.
Useful for eastern Bangkok
The estate sits on the On Nut road corridor in Prawet, with practical links toward Srinakarin, Pattanakarn, Lat Krabang and Suvarnabhumi Airport. Baan Thap Chang Airport Rail Link is a nearby rail reference rather than a doorstep station. The location makes most sense for car-using households whose routines are concentrated in the east of Bangkok, not buyers seeking a highly walkable central-city commute.
Foreign buyers need structure
The resale market labels these houses as freehold, but the underlying land changes the legal analysis for a foreign individual. General Thai rules restrict foreign land ownership, while ownership of a building on leased land can be possible. Before price negotiation becomes the main issue, a foreign buyer should establish the land title, who can legally hold it, and how rights to the house and land would be documented.
About the project
Nantawan Rama 9-Onnut is an established gated estate of two-storey detached houses in Prawet, eastern Bangkok. The main project databases are unusually consistent on the core identity: Land and Houses is the developer, the estate contains 300 homes, and multiple independent project records place completion in November 2006. That matters because this is no longer a developer-led new-home purchase. A buyer is choosing a particular resale house from an existing owner, inside a mature community, so the present condition of the building, plot, renovations and legal documents carries more weight than the original sales concept. The name also appears as Nantawarn Rama 9 - Onnut; we found no evidence that this spelling represents a separate phase with its own specifications or delivery date.
Current asking prices show why the estate cannot be reduced to one headline number. There were three active sale listings when checked on 10 September 2026. The lowest was THB 9.49M for a three-bedroom, three-bathroom house with 197 sqm of stated floor area on 63 sq wah of land. Another three-bedroom home with an additional room was asking THB 12M for 220 sqm on 84 sq wah. At the other end, a five-bedroom 450 sqm house on 227 sq wah was listed at THB 34.9M. Those are not interchangeable units. Plot size, renovation level, internal position, usable layout and the legal position of each property can explain far more than a simple “project average” price.

We did not find a reliable surviving developer catalogue that maps the original house models to today’s inventory. For a resale-led estate of this age, that is not necessarily a problem: current listings need to be assessed individually. The unit cards below are live or recent resale examples, not a promise that the same floor plan is always available. Individual owners may also have altered rooms, kitchens, covered parking, extensions or landscaping over time. A current listing can describe what is physically present, but it does not by itself prove that every later alteration is reflected in approvals or title-related documentation. The safest comparison is therefore house by house rather than model name by model name.
The estate still has a recognisable shared amenity package. The confirmed shared facilities include a clubhouse, community garden, swimming pool, fitness corner, CCTV and 24-hour security. That gives Nantawan Rama 9-Onnut the feel of a managed residential community rather than a collection of unrelated roadside houses. For an owner-occupier, common spaces and controlled access can be meaningful advantages. What we could not verify from a dependable current source is the present common-area fee or the financial position of the estate management. A resale buyer should ask for the latest fee schedule, any arrears attached to the selected house, community rules and evidence of what maintenance is actually covered.
The location works best for buyers who understand eastern Bangkok as a road-based residential market. The project is on On Nut Road, also known as Sukhumvit 77, in Prawet, with a confirmed project coordinate of 13.721950, 100.705710. A published route description puts the entrance roughly 350 metres beyond the Sirindhorn Hospital junction. From this part of the city, On Nut, Srinakarin, Pattanakarn and Lat Krabang form the practical road network, with Suvarnabhumi Airport on the same eastern side of Bangkok. That can be convenient for airport-related work, schools and businesses in the east, but it is a different proposition from a home where an urban rail station sits directly outside the gate.
Baan Thap Chang on the Airport Rail Link is the nearest major rail reference we found, at roughly 2.2 km. That is close enough to matter as part of a mixed car-and-rail commute, but not close enough to market the estate as genuinely station-adjacent. A buyer who expects to commute daily to central Bangkok without driving should test the actual first-mile journey and peak traffic rather than relying on the broad “Rama 9-Onnut” label. Conversely, households that use a car and spend much of their time around Prawet, Srinakarin, Lat Krabang or the airport may find the location more logical than buyers focused on Sukhumvit’s central BTS corridor.
There is also observable rental activity, which is useful evidence that the estate still has a functioning secondary market. Late-August rental inventory included a three-bedroom 232 sqm house at THB 56,000 per month and a four-bedroom 325 sqm house at THB 69,000 per month. These figures should not be converted into a blanket yield claim. Furnishing, plot size, renovation quality, lease term and vacancy can materially change the economics of any one house. The useful conclusion is narrower: owners considering a rental strategy have real competing listings to benchmark against, but net returns need to be modelled from the actual purchase price and costs of the selected property.
Land and Houses is a long-established Thai residential developer. Its official corporate profile says the business was founded in 1973 and focuses on residential development, including detached houses, townhomes and condominiums. That provides context for the estate’s origin and helps confirm that the developer name used by the major property databases is not an obscure or untraceable entity. It should not, however, be mistaken for a warranty on a 2006 resale house. The buyer is dealing with the present owner and the present physical asset. Roofs, drainage, electrical systems, extensions, fences and interiors may have been maintained or modified differently from one property to the next.
Foreign ownership requires a separate decision path from a Thai buyer’s. Portal listings describe the houses as freehold, but a detached house in this estate is tied to a land plot. Thailand’s Board of Investment one-stop investment centre states the general rule that non-Thai citizens are not permitted to own land, subject to limited statutory exceptions. The same official guidance notes that a foreigner may own a building on leased land. In practice, a foreign buyer therefore needs to understand the land title, the ownership of the structure and the contractual right to use the land before treating a portal’s “freehold” label as something personally available. Nominee shareholding structures should not be treated as a routine workaround.

For a household seeking a completed detached home in Prawet, the estate offers real choice. For a foreign buyer who requires direct land ownership, the legal constraint is fundamental.
