Why this project is worth a look
Two clear base types
The original estate is built around two main formats: a 243 sqm three-storey semi-detached house and a 321 sqm three-storey detached house. That makes resale comparison easier once later extensions and owner upgrades are separated from the developer’s original plan.
Genuine family space
Four or five original bedrooms, three to four parking spaces and three storeys make these homes practical for a large household rather than merely prestigious on paper. The extra rooms can support children, guests, home working or staff without consuming the main living areas.
A mature estate
Because the project has been completed for several years, buyers can inspect how the streets, clubhouse, pool, garden and neighbouring homes have actually aged. That is more informative than launch marketing and helps estimate the maintenance burden of the specific house.
Multiple road approaches
The local network connects toward Chaloem Phrakiat R.9, the outer ring road and the Bangna–Trat side. That flexibility suits eastern-Bangkok and airport-oriented routines, but the estate remains car-led and should not be treated as a walk-to-rail address.
An active resale market
Current listings offer meaningful variation in plot, condition, furniture and owner upgrades, giving buyers several ways to compare value. The downside is data hygiene: portals sometimes mix in the older Supalai Suan Luang, so project identity must be confirmed before using a listing as a price benchmark.
About the project
Supalai Essence Suanluang is a compact gated housing estate in Dok Mai, Prawet, on Bangkok’s eastern side. The first due-diligence point is identity: it is not the same project as the older Supalai Suan Luang. Essence has 86 homes on roughly 15 rai and was launched around two three-storey formats, a 243 sqm semi-detached house and a 321 sqm detached house. The older Supalai Suan Luang has 194 units and a different development history. Some portal feeds blur the two names, so listings that do not match the Essence typology should not be used as evidence for this project.
This is now a completed resale estate rather than a new launch. Sources place completion around late 2019 to early 2020, and current availability is driven mainly by individual owners. That makes the buying process more concrete. Instead of judging a show house and a brochure, a buyer can inspect the actual internal road, common areas, neighbouring plots, façade condition and the maintenance history of a specific home. The trade-off is that several years of owner modifications can make two houses with the same original plan very different properties.

The original product mix is straightforward. The 243 sqm design is a three-storey semi-detached house with four bedrooms, four bathrooms and three parking spaces. The 321 sqm design is a three-storey detached house with five bedrooms, four bathrooms and four parking spaces. Resale advertising in 2026 sometimes shows more bedrooms, staff rooms, second kitchens, private pools, solar panels or lifts. Those are not additional official house types; they are owner alterations or fit-out packages. Price comparisons only make sense after separating the base house from later additions.
The original launch price is no longer a useful buying benchmark. Historic project material cited roughly THB 7.3M for the smaller format and about THB 9.97M for the detached house. In the 2026 resale market, a correctly identified 243 sqm house has been advertised at THB 8.8M, another at around THB 9.9M, while larger detached homes around 300–321 sqm have appeared from roughly THB 12.9–13M and well above that level. The spread is not simply a function of floor area. Plot size, corner position, renovation, built-ins, private pools, furniture and maintenance can change the value materially.
The location is fundamentally car-oriented. The estate sits inside the local street network reached from Chaloem Phrakiat Ratchakan Thi 9 Soi 28 rather than directly on a major arterial. Drivers can connect toward Chaloem Phrakiat R.9, the outer ring road and the Bangna–Trat side through the Ramkhamhaeng 2 area. Multiple approaches are useful for family routines and airport-oriented travel, but they do not turn the address into a transit-led location. Buyers who want to walk from the gate to a rail station should look elsewhere.
Recent area summaries put Yellow Line Si Udom station at roughly 5 km and Suan Luang Rama IX station at about 6.3 km. Airport Rail Link is farther away. The practical advantage therefore comes from road access and the eastern Bangkok amenity network rather than from immediate rail access. Mega Bangna, Seacon Square, Paradise Park, Suan Luang Rama IX park and the education cluster around Ramkhamhaeng 2 are all relevant reference points. Commute testing should still be done at the times the household actually travels because Bangkok traffic can dominate theoretical distance.
The shared facilities are appropriate for a small family estate: clubhouse, mineral-system swimming pool, fitness room, communal garden, children’s area, controlled access, CCTV and 24-hour security. Launch-era Supalai material also showed home-automation and security devices associated with the project. A resale buyer should not assume that every original device remains in every house. Systems age, owners replace equipment and some homes are heavily remodelled. The better question is what still works in the selected property and how well the estate’s common areas are being maintained today.
The launch fact sheet quoted a common-area fee of THB 54 per square wah of land per month, prepaid for two years. That number is historical and should not be presented as the 2026 charge. Before purchasing, obtain the current fee schedule from the estate management, confirm whether the seller has arrears and review rules for extensions, external equipment, fences, pools and other plot changes. On a resale house, estate rules and approvals can matter just as much as the attractive physical result of a renovation.
Foreign ownership requires a separate legal track. This is a house-and-land purchase, not a condominium transaction. Thai government and Department of Lands guidance restrict ordinary land ownership by foreigners, with only narrow statutory routes subject to specific conditions. A portal label such as 'freehold' describes the listing’s tenure in general market language; it does not mean every foreign buyer can personally take the land title. The exact title, registered owner, building ownership and proposed transaction structure need to be reviewed before a substantial deposit is paid.
The developer identity is well supported. Supalai lists the project in its corporate reporting, including land and construction of 15 rai, 3 ngan and 0.8 square wah. Launch-era project data gives 86 homes, split between 38 detached houses and 48 semi-detached homes. That split is useful when interpreting resale listings. Agents may market almost any large house as a villa, but the original 243 sqm product is a semi-detached design. The distinction affects plot configuration, privacy and how a buyer should compare it with the 321 sqm detached house.
For owner-occupiers, the project makes most sense for a household that needs genuine internal space without moving far beyond Bangkok. Three storeys provide four or five original bedrooms on relatively efficient land plots, with enough parking for a multi-car family. Vertical living is also the main usability question. A family with small children, older relatives or mobility limitations should inspect where bedrooms and bathrooms sit rather than focusing on total floor area. A retrofitted lift can improve the house significantly, but it adds another system that needs technical inspection and ongoing maintenance.
For an investor, this is a more specialised asset than a standard condominium. Large furnished houses are advertised for substantial monthly rents, including listings around THB 200,000–230,000, but asking rent is not evidence of achieved yield or occupancy. Carrying costs are higher, the tenant pool is narrower and fit-out quality has a larger effect on leasing. A realistic investment case should therefore start with one actual house: purchase price, verified rental history, estate fee, pool or lift maintenance if applicable, furniture replacement, vacancy assumptions and eventual renovation.
The project’s strongest feature in 2026 is visibility rather than novelty. Buyers can see a mature estate, compare real plots and understand how the homes have aged. Its main due-diligence risk is data contamination from similarly named Supalai projects and from heavily modified resale homes. A sound shortlist begins by confirming that the listing is genuinely Supalai Essence Suanluang, then matching it to the original 243 or 321 sqm type, reviewing the land and building documents, checking alterations and only then deciding whether the asking price is justified.
Ownership format
This is a house-and-land product, so a foreign buyer should not assume ordinary direct ownership of the land. Thai law permits foreign land ownership only in narrow statutory cases; a normal transaction requires a review of the exact title and a lawful structure, which may involve a long land lease with properly documented rights to the building. Nominee-company structures are not treated as an acceptable workaround.
Home types & sizes
The original three-storey format has four bedrooms and three parking spaces. Resale homes can show a fifth bedroom, extra kitchen, staff room or other extensions, so the actual configuration should be checked against the developer’s base plan.
The original detached three-storey house has five bedrooms and four parking spaces. Current resales may include altered room counts, private pools, solar systems, lifts and extensive furniture packages; those belong to the individual property rather than the estate-wide specification.
The original estate is based on two three-storey types, 243 and 321 sqm. Room counts and measured area in an individual resale can differ after extensions or reconfiguration. Cheaper two-storey homes around 180–200 sqm are often listings from the separate Supalai Suan Luang project and are not used as the pricing base for Essence. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 8.8M based on a DDproperty listing for a 243 sqm house, listed on 26 Aug 2026 and found during the 7 Oct 2026 check. This is a lower market anchor for one specific resale, not a project-wide price: availability, condition, plot, included furniture and final deal terms must be confirmed separately.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A family that genuinely needs four to five base bedrooms, several parking spaces and substantial internal area while staying within Bangkok.; A car-oriented household that values more than one route toward Chaloem Phrakiat R.9, the outer ring road and Bangna–Trat.; A buyer who prefers a completed resale home and wants to compare real plots, renovations and physical condition before purchase.; A buyer prepared to review the land and building documents separately rather than treating a portal 'freehold' label as sufficient legal due diligence.; may not suit: Someone who requires genuinely walkable access to BTS, MRT or Airport Rail Link.; A foreign buyer seeking simple standard personal ownership of the land without a separate legal structure.; An investor who wants a small standardised unit with a broad mass-rental audience and minimal maintenance complexity..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion dating varies by source: launch-era material points to late 2019, FazWaz records January 2020, and recent DDproperty material describes completion in 2020. The estate is clearly completed, but the exact formal completion date could not be confirmed from an open primary completion document.
- Property feeds mix Supalai Essence Suanluang with the separate older Supalai Suan Luang estate of 194 units. Two-storey homes around 180–200 sqm at roughly THB 6–7M are therefore excluded from the Essence price base unless the exact address and house type are independently confirmed.
- The current estate fee, the title for each individual plot and a foreign buyer’s lawful transaction structure are not published as one project-wide rule. They need to be checked for the selected house and current documents.
