Family-scale layouts
The smallest design already offers 346 sqm and four bedrooms, so the extra space can serve a multigenerational household, live-in help, guests and home working rather than functioning only as formal reception space. The question is how much of it the family will use every day, because an extra 100-180 sqm also means more cooling, furnishing and maintenance.
A real courtyard
The courtyard appears in the published ground-floor plans of all three house types, not merely in the project's name. It brings an outdoor edge into the middle of the plan and can work as a private garden room. Buyers should judge the built version for shade, drainage, planting and maintenance rather than relying on the concept images.
East-Bangkok logic
The address suits households already oriented toward Bangna, Prawet, Lat Krabang and Suvarnabhumi. Pruksa places Mega Bangna at about 6.2 km and the airport at roughly 11 km, with major roads close by. A household commuting daily to central Sukhumvit or Silom will face a different trade-off and should test peak-hour travel before deciding.
Limited community size
Seventy houses create a more contained community than many large suburban estates, while still supporting a clubhouse, pool, sauna, sports rooms, children's area and pet space. The facilities are meaningful only with sound management, so buyers should obtain the current common-fee schedule, estate rules and handover status rather than assuming future operating costs.
Stronger documentation
The project can be traced through Pruksa's own brochure and website as well as a Thai Department of Lands subdivision-licence report. That gives solid confirmation of the developer, residential format and 70-home count. The remaining conflicts on area, completion and pricing are a reminder that good source coverage improves due diligence; it does not replace a plot-specific contract review.
About the project
The Palm Courtyard Bangna Km.8 is a 70-home detached-house development in Dok Mai, Prawet, on Bangkok's eastern side. It sits by the frontage road along Kanchanaphisek Road, so the location makes most sense for a car-based household rather than someone planning daily life around a walkable rail station. From here, residents can distribute toward Bang Na-Trat, On Nut, Lat Krabang, the outer ring road and Suvarnabhumi Airport without first crossing central Bangkok. That can be a practical trade for families whose work, schools or frequent flights already keep them on the east side. Buyers looking for a central-city address should see the compromise clearly: the project offers much more private space and land than an inner-Bangkok home at this level, but most errands will still involve driving.
The defining feature is the courtyard placed inside every house type. Pruksa presents it as a way of bringing daylight, air and greenery into the plan, and the published floor plans support the idea: the courtyard is not simply a landscaped strip beside the boundary wall. It sits within the ground-floor composition and is edged by major living spaces, creating extra glass frontage and a visual break inside a very large house. That can make 346-529 square metres feel less like a deep enclosed box. The benefit is real only if the open space is maintained well, though. Landscaping, drainage, shade and long-term upkeep matter in Bangkok's climate, so a buyer should inspect how the courtyard works in an actual completed house rather than judging it from rendered images alone.

There are three core house designs. Essence has 346 sqm of usable area with four bedrooms, five bathrooms and three parking spaces; Pruksa's representative plan shows about 70 sq wah of land. Estella steps up to 412 sqm with four bedrooms, five bathrooms and four parking spaces, with an 86 sq wah representative plot on the developer page. Efforte is the largest at 529 sqm, with five bedrooms, six bathrooms and parking for five cars; the representative plot is about 106 sq wah. Independent reviews publish wider land-size ranges within each design, so the land component is plot-specific. That distinction matters because two houses with the same floor plan can differ materially in garden size, road position, privacy and value.
The layouts are intended for more than a small nuclear family. The brochure shows maid accommodation, and the detailed independent review notes a ground-floor bedroom in the house plans. That creates useful options for older parents, live-in staff, guests or a family member who should not depend on the stairs. Multiple multipurpose rooms also make the larger plans adaptable for home offices, children's study space or informal living areas. The trade-off is operating cost. Air-conditioning, cleaning, furnishing, façade maintenance and landscaping for a 346-529 sqm detached house are substantial recurring expenses. A sensible comparison should therefore include the cost of running the home, not just the purchase price versus a smaller house in another Bangna project.
Pruksa states a project area of roughly 27 rai 3 ngan 90.1 sq wah, but the Thai Department of Lands' December 2025 subdivision-license report records 27 rai 3 ngan 78.2 sq wah for the same licensed project. This is a small numerical discrepancy, yet it is worth preserving rather than smoothing away because the government report and the developer disclosure are both strong sources. More importantly, the Land Department document confirms the project name, Pruksa Real Estate as the land developer, subdivision licence 137/2568 and 70 detached houses. That makes the identity of the scheme unusually clear even though several secondary portals disagree on other details such as completion.
Shared facilities are centred on a two-storey clubhouse and landscaped common areas. Pruksa lists a mineral pool with jacuzzi, fitness plus yoga and Pilates studio, lounge and wellness bar, spa and sauna, pet park and playground, and a green avenue/healing area. A detailed site review adds useful operational detail: an approximately 24.7 by 6 metre pool with a children's section, flexible work and meeting space in the clubhouse, two common gardens totalling about two rai, 24-hour security, licence-plate recognition at the gate, CCTV and magnetic sensors at the houses. Those secondary details are valuable for understanding how the community is meant to function, but they should still be checked during a visit because some items were reviewed while the overall development was still progressing.
Completion is the least consistent part of the public record. The Thai legal disclosure in Pruksa's brochure says construction began in January 2025 and that partial completion is expected in December 2026. The English Pruksa page carries a December 2032 date in a parallel disclosure, while FazWaz-family portals label the development completed in January 2026 and PropertyScout shows 2028. Rather than averaging those dates, this dossier follows the Thai developer disclosure and treats the project as under construction at project level. A particular house can of course be physically complete and offered for transfer before every road, common area or remaining plot in the development has reached the same stage, so the selected property still needs its own inspection and handover evidence.
Pricing also changes depending on which layer of the market is being viewed. A January 2026 project review quoted starting references of THB 25M for Essence, THB 30M for Estella and THB 35M for Efforte. Pruksa's current page still displays THB 19.9M for a specified plot, but the adjacent campaign terms are dated through June 2026, so that number should not be assumed to be live in September without confirmation. More recent public resale/agent stock shows the spread clearly: a 346 sqm house was advertised at THB 22.4M in August 2026, while another 346 sqm offer was listed at THB 34.55M. For a buyer, the useful conclusion is that the headline 'from' price is secondary to the exact plot, specification, furnishing, construction stage and whether the seller is Pruksa or a market owner.

Ownership format
Pruksa's project disclosure lists Chanote land title deeds and states that ownership transfer is governed by the sale and purchase agreement. A foreign buyer generally cannot own Thai land directly. We did not find a specific to the project foreign-buyer structure published for this development, so the legal arrangement for the selected house and plot needs to be confirmed before reservation; any registered land lease and separate building ownership should be expressly documented.
Home types & sizes
The entry design is still a very large family house by normal Bangkok standards. Pruksa's plan shows three parking spaces, maid accommodation and a representative land plot of about 70 sq wah; independent reviews publish a broader plot range, so the actual land must be checked by house number. A January 2026 project review used THB 25M as the starting reference, while an August market listing advertised a 346 sqm house at THB 22.4M but with a different bedroom count. That lower listing should therefore not be treated automatically as a standard Essence configuration without checking the seller, plan and documents.
The middle design keeps four bedrooms but adds internal area and a fourth parking space. Pruksa shows a representative land plot of about 86 sq wah. It can suit a family that finds Essence tight in the shared areas or parking but does not need the fifth bedroom of Efforte. A January 2026 review placed its starting reference at about THB 30M; that is a historical project guide, not proof of current availability. Plot size and position, construction readiness, specification and proximity to the gate or common gardens matter more when comparing actual Estella houses.
Efforte is the maximum programme: five bedrooms, six bathrooms, five parking spaces and additional multipurpose areas. The official page shows a representative plot of about 106 sq wah, while independent reviews indicate that larger plots have also been offered. The design makes sense when a household genuinely needs the fifth bedroom, extra work or family rooms and several cars; otherwise much of the upgrade will simply increase operating cost. A January 2026 review used THB 35M as the launch reference, but any September 2026 Efforte price needs a fresh plot-specific check.

The THB 25M/30M/35M figures are January 2026 review references rather than a current price list. August 2026 market listings showed a wide price spread and even a different stated bedroom count for the same 346 sqm size.
