Why this project is worth a look
An existing neighbourhood
The roads, landscaping and shared facilities can be inspected rather than imagined from a launch brochure. The age of the estate also makes maintenance history central to the decision.
Genuine space for families
Three- and four-bedroom layouts make the estate relevant to households needing separate rooms, outdoor space and parking. A detached property and a twin house should not be priced as though they were identical.
Transport without isolation
Bang Chan on the operating Pink Line adds an alternative to driving, while Ramintra Road connects the area to shops and services. The commute is only an advantage when it works for your own destination.
Practical communal amenities
Pools, gym facilities and green areas offer things that are difficult to replicate on a modest private plot. Their value depends on competent estate management and transparent ongoing fees.
About the project
The first thing to know about Iconature Ramintra is that it is an established residential estate, not a future delivery. Prinsiri developed 209 two-storey houses on the eastern side of Bangkok, with both detached and semi-detached formats. There is a swimming pool and shared green space, but the substance of the purchase is an individual landed home. You are choosing a specific roof, plot, history of maintenance and set of legal documents. A well-presented project profile can establish where to start looking; it cannot tell you whether a particular resale property has been altered well or whether its seller can transfer exactly the rights advertised.
The estate has an unusually important internal distinction. The development has 61 detached houses and 148 semi-detached houses, all within the same named development. The detached homes occupy the earlier section near the principal internal road. Further inside, beyond a bridge over a canal, are the paired houses. The clubhouse and landscaped area sit between the two parts. It would be misleading to treat this as a single interchangeable inventory of 209 identical villas. A house deep within the estate has a different walk to the gate; a paired property has a different relationship with its neighbour; and an asking price may reflect the parcel more than the model name.

Phraya Suren Road, also called Ramintra Soi 109, is the approach road. A site visit recorded the entrance roughly 200 metres from Ramintra Road and the houses set further back. That layout creates some separation from through traffic without putting the estate on a remote lane. It also means an advertisement that says 'near the MRT' does not describe the whole journey. Starting at the entrance, starting at a house beyond the bridge, walking to the correct station entrance and crossing the road are different tests. Families with children commuting independently should try the walk, not rely on an approximate number on a map.
There are four documented original house designs, and they divide neatly into two three-bedroom and two four-bedroom options. The semi-detached i-Sunny has 131 square metres and two bathrooms. The larger semi-detached i-Delight has 159 square metres and three bathrooms. Both were conceived as compact family houses, with a separate kitchen area in their original layouts. For a household that cooks daily, the kitchen's separation from the main living space can be more useful than a large, sparsely furnished reception room. However, resale houses have often been extended or refitted, so the original brochure is only a starting reference.
Buyers needing a fourth bedroom should look at the detached models. The original i-Breezy is a 187-square-metre design with four bedrooms and three bathrooms, on its own project page. The other detached design, i-Merry, measures 204 square metres with four bedrooms and four bathrooms. Its original ground-floor multipurpose room is particularly relevant for a home office, overnight guests or an older parent who might prefer not to climb stairs. Yet a room being on the ground floor is not the same as the house being accessible. Changes of level, bathroom arrangements and door widths matter in the real property.
The developer gives land plots across the estate as ranging from 37 to 92 square wah. That range should never be read as the plot size of every model. Historic plan material listed starting plot sizes around 37.1 square wah for i-Sunny, 39.8 for i-Delight, 50 for i-Breezy and 53 for i-Merry. Later resale advertisements include parcels and built areas outside the original standard figures. Some differences can arise from the plot itself; others may reflect extensions or inconsistent agent measurements. Neither an advertised floor area nor the original design confirms the property's presently approved floor area, so plans and documents should settle that point.
For most households, a garden and two storeys offer more freedom than a compact apartment, but they bring physical upkeep. There may be space for planting, a bicycle, outdoor washing or a quieter seat in the evening. Equally, a buyer takes responsibility for the roof, external walls, drainage, gates and additions. At an estate associated with 2015 completion, that is no longer a distant future concern. Look closely at bathroom waterproofing, kitchen extensions, settlement cracks and water discharge around paved areas. A newly painted façade can be reassuring to look at while saying very little about work concealed behind it.
The shared facilities are relatively focused. Prinsiri identifies a clubhouse, an adult pool and children's pool, fitness space, CCTV, controlled access and security. A landscaped garden and a network of internal roads sit alongside those facilities. Those are tangible amenities for residents, not an income-producing hotel programme. They also require a functioning estate management body. A clean pool during a viewing and a published list of facilities do not establish the current reserve balance, staffing or maintenance standard. It is sensible to inspect the communal areas as carefully as the house, because both affect the experience of living there.
Ramintra offers ordinary city services rather than a tourist-resort setting. Shopping destinations such as Fashion Island and The Promenade, local supermarkets, markets and hospitals appear in both the developer's material and independent neighbourhood reviews. Bang Chan station is on Bangkok's Pink Line, which has been operating since late 2023. This broadens the travel options beyond driving. It does not remove the importance of a household's actual destination, especially if daily journeys involve a transfer to another line or a long trip across the city. Try the relevant weekday routes before deciding that the address is convenient.
Prices are best read as a dated set of competing offers. Spring 2026 offers included THB 4.9 million, with an asking price around THB 5.49 million appearing later in the year. Among the more recently refreshed offers, a listing dated 5 October 2026 showed a three-bedroom, 180-square-metre house for THB 6.3 million, the lowest price found among recently refreshed adverts reviewed here. A separate developer offer named plot SG07 at THB 7.99 million. None of these figures is evidence of an agreed transaction value, and the cheaper listings may no longer be active. Compare condition and rights before comparing sticker prices.
The dates in online databases are not perfectly aligned either. Most project records put completion in 2015. Another source uses 2016, while archived project disclosures mention a later partial completion milestone. This is not a live construction-risk question: the development is clearly an established place with resale activity. Still, it is relevant when evaluating warranties that no longer apply, repairs undertaken since handover and the legal completion records for an individual house. The real questions at this stage are what has happened since the first occupation and which alterations were properly authorised.
There is a significant ownership distinction for non-Thai buyers. Freehold is used in several house advertisements, but that describes a land-and-building transfer to someone legally qualified to own land. The foreign quota that applies to condominium units is not relevant here. Thai law generally restricts foreign nationals from holding land title, apart from narrow statutory exceptions. Long-term registered land leases are a different legal interest, commonly limited to 30 years, and any separate ownership of the house must be evidenced independently. No estate-wide leasehold package or foreign-buyer arrangement at Iconature Ramintra has been established in published information.
Costs also need more care than they do in a simple rent-versus-buy comparison. A historic 2018 schedule quoted a communal fee of THB 50 per square wah of land per month, collected in advance at the time. This does not establish what the association charges in October 2026. Ask for the current assessment, confirmation of outstanding dues and information about the management of roads, pools and security. At the property itself, budget for ongoing maintenance rather than assuming that communal fees cover the private building. Two houses at the same asking price can involve very different first-year spending if one needs roof, plumbing or electrical work.
Resale marketing sometimes labels a semi-detached house 'single detached', while the listing's own narrative describes it as a twin house. That is a reason to examine the layout and title, not necessarily a sign of wrongdoing. The project also spans plots of very different sizes, and an enlarged kitchen or converted room may make one home's published area look much larger than the historical design. Before placing a value on extra square metres, establish whether they are part of the lawful building, usable during heavy rain, ventilated and insurable. What seems like a bargain against the brochure might simply be a different product.
The strongest case for Iconature Ramintra is personal use by people whose everyday life already centres on eastern Bangkok and who want a landed house inside an established community. It is less convincing as a passive holiday property: private-house maintenance, management quality, distant inspections and the legal treatment of land all create continuing responsibilities. Rental listings exist, but their advertised rents do not prove occupancy, profitability or a dependable resale market. The next meaningful decision is not which general project scores higher on a portal. It is whether a specific house, its location within this estate and its documented rights work together for the buyer.
Ownership format
These are landed houses, not condominium units with a foreign-ownership quota. Resale advertisements describe freehold purchases for buyers legally eligible to own Thai land. Foreign individuals generally cannot take land title in their own name. Any registered land lease and separately documented ownership of a building would have to be established for the specific property; no project-wide foreign-buyer structure has been verified.
Home types & sizes
The smallest original design, historically shown on plots from about 37.1 square wah. It offers bedroom separation without the larger footprint of the detached models. Alterations to a resale home may change its practical layout.
A roomier twin-house layout with three bathrooms and a separate kitchen in the original plan. Early material cites plots from 39.8 square wah. Later extensions can matter more than the model label.
The four-bedroom detached plan still displayed by the developer, with three bathrooms and two car spaces in its original specification. The contemporary review places its starting plot at 50 square wah.
The largest documented original plan, with a flexible ground-floor room and four bathrooms overall. The original plan was marketed on parcels starting from 53 square wah. Check whether later renovation preserved the intended layout.
These are the four historic developer-era plans, not an inventory of currently available homes. Listed areas are original usable-area descriptions, not independently checked net or registered measurements of a specific resale house. Later extensions and inconsistent detached/twin labels explain why current advertisements can look different; early sources also disagree over i-Sunny parking capacity. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Access is from Phraya Suren Road, also signed as Ramintra Soi 109; individual houses sit further within the estate than the external entrance.
- Bang Chan station serves the operating MRT Pink Line. Walking distance varies by plot and station access point; published proximity figures should not be treated as a door-to-platform measure.
- Fashion Island, The Promenade, supermarkets and local markets serve the broader Ramintra area rather than forming part of the gated development.
- Nopparat Rajathanee Hospital and other medical facilities are listed as nearby district services. The journey to a particular clinic still depends on traffic and route.
- Detached houses were developed closer to the first residential section; semi-detached homes are placed deeper inside beyond the canal bridge.
- A historic site description gives a 12-metre principal internal road and nine-metre subsidiary roads. That historical design detail does not establish the parking situation at any particular resale house.

Price & purchase terms
- Current price: From THB 6.3 million in a PropertyHub resale listing refreshed on 5 October 2026. This is the lowest asking price found among recently refreshed offers, not a recorded sale. Cheaper listings appeared earlier in 2026, but their availability is uncertain; the individual home and terms need fresh confirmation.
- Completed: 2015
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A household already rooted in eastern Bangkok that needs several bedrooms, some private outdoor space and an established residential environment rather than a central-city apartment.; A buyer who prefers inspecting a completed home to accepting construction risk, and who has the time to examine maintenance records, alterations and title documents before signing.; Families who use the Ramintra corridor regularly for schools, healthcare, shopping or work and can test their real commute at the hours that matter.; Residents seeking access to shared pools, a fitness room and landscaped areas without having to create and maintain every amenity on a private plot.; Buyers willing to compare detached and semi-detached homes separately, understanding that plot position and condition can influence utility as much as the advertised floor area.; may not suit: Foreign individuals expecting the straightforward freehold purchase of Thai land. House listings marked freehold do not provide the same entitlement as a foreign-quota condominium unit.; People who need an effortless car-free cross-city commute: Pink Line access helps, but the last leg inside the estate and any transfer remain part of the journey.; Investors looking for an income-guaranteed, hands-off asset. Rental advertisements are not evidence of net yields, occupancy or a management guarantee.; Buyers with little tolerance for maintenance or renovation risk. A decade-old detached house can demand attention that a managed apartment would not..

- Completion is variously shown as 2015 and 2016. The community is long occupied, but the handover and approval records of an individual home were not obtained.
- Lower asking prices of THB 4.9–5.49 million appeared earlier in 2026, versus a refreshed THB 6.3 million offer in October; simultaneous availability is unverified. Current estate fees and any foreign-buyer land-rights arrangement for a chosen house are also undocumented.
