Why this project is worth a look
A broad house mix
The original range stretched from roughly 137 to 240 sqm, with three- and four-bedroom formats and two-car parking. That lets a buyer match the estate to a real household need rather than simply search for “a Casa Ville house”: a smaller family plan, a usable ground-floor room for parents, or a larger layout with extra family space. On resale, the model name should always be checked against the actual current plan because alterations are possible.
The environment is visible
The community is mature enough for buyers to judge the real streets, landscaping, clubhouse area and neighbouring plots instead of relying on launch imagery. That reduces uncertainty about the estate itself. The trade-off is that the building inspection becomes more important: fresh paint or a renovated kitchen cannot tell you the condition of the roof, drainage, wiring or hidden moisture.
Useful shared amenities
The clubhouse, swimming pool, fitness area, park and children’s facilities are supported by several detailed project reviews. Those features can add real family value if they remain well maintained. Buyers should still inspect them and ask for the current estate charges because the THB 26 per sq wah monthly figure found in a 2020 review is historical, not a verified 2026 fee.
Best with a car
The estate benefits from several road connections across eastern Bangkok and naturally suits car-based commuting. That can be practical for trips toward Suvarnabhumi, Rama 9 and the outer ring-road network. A buyer who expects to walk from home directly to rapid transit every day should compare it with more station-oriented housing.
Value is house-specific
The lowest well-supported current resale asking price is THB 6.4M for an individual house of about 160 sqm, while other active listings are higher. Plot size, corner position, renovations, extensions, orientation and technical condition can move value materially. The lower listing is therefore a market anchor for comparison, not a promise that every similar house can be bought at that figure.
About the project
Casa Ville Ramkhamhaeng-Wongwaen 2 is a large, established detached-house community by Quality Houses on Kheha Rom Klao Road in Khlong Song Ton Nun, Lat Krabang. The estate covers roughly 84 rai and is now primarily a resale market rather than a developer-led launch. That distinction matters. A buyer is no longer choosing a standard product from a sales gallery; they are choosing one particular house with its own maintenance history, renovations and possible alterations. The original project specification remains useful as a baseline, but it does not tell you the condition or fair value of the home currently offered for sale.
The best-supported project count is 342 houses. DDproperty and BaanFinder show 352, so the difference is kept as an unresolved source conflict rather than averaged away. The broader identity is clear across the sources: this is a low-rise community of two-storey detached houses, not a townhouse estate and not a condominium. Original house sizes ran from roughly 137 to 240 sqm on plots starting at about 50 sq wah and moving toward 80 sq wah for the larger designs. The model names changed across sales periods and databases, which is why a resale buyer should use the old model label as a layout reference rather than assume the present house still matches every brochure detail.

The housing programme was built around family use. Smaller plans already offered three bedrooms and three bathrooms, while larger models added four bedrooms, upstairs family space, a ground-floor multipurpose room or bedroom and two-car parking. The practical differences are therefore about household structure as much as headline size. A family with an older relative may care more about a usable room and shower on the ground floor than about another twenty square metres upstairs. A two-car household should look at the actual driveway after any extensions, not simply rely on the original two-car specification.
Shared amenities were a meaningful part of the original proposition. Multiple project reviews consistently document a clubhouse, salt-water pool, fitness area, a large landscaped park, children’s space and jogging or cycling areas. The security package was unusually detailed for the period: double-gate access, 24-hour guards, CCTV, a high perimeter fence, intrusion detection around the boundary and magnetic sensors fitted to the houses. Those features are relevant, but they should still be inspected in their current state. On a mature estate, the real question is not whether an amenity appeared in a launch brochure; it is whether it is operating, maintained and funded properly today.
This is fundamentally a road-based location. Kheha Rom Klao Road connects toward Ramkhamhaeng, Rom Klao, Rat Phatthana, the eastern Kanchanaphisek corridor and motorway routes serving eastern Bangkok. That can work well for households driving toward Suvarnabhumi, Rama 9 or other eastern employment areas. It is less compelling for a buyer whose first requirement is walking from the front gate directly into a mass-transit station. Travel convenience should be tested using the buyer’s actual weekday route, because several possible road connections provide flexibility but do not eliminate peak-hour congestion.
The completion timeline is not reported consistently. Home.co gives 2019, PropertyHub uses 2020, and Estopolis and some later databases point to 2021; Homenayoo reported in February 2020 that some homes were already completed and ready to occupy. Rather than presenting one of those years as certain, the dossier treats the estate simply as completed today and records the date conflict separately. For a resale buyer, the practical advantage is that the finished environment can be inspected directly: roads, landscaping, neighbouring properties, common areas, security and management are no longer projections.
House-level due diligence matters more than the launch specification. Roof condition, moisture, electrical work, plumbing, drainage, façades, gates, pumps and water tanks all deserve inspection, as do later extensions and changes to service areas. Current listings show houses with different stated floor areas, plot sizes and levels of renovation. That variation is normal in a mature landed estate, but it means an attractive asking price cannot be assessed properly without reconciling the physical house with the title documents and approved structures.
Foreign ownership adds another layer. A detached house comes with land, and Thai law generally prevents a foreign individual from registering land directly in their own name except under narrow statutory exceptions with specific conditions. A resale portal describing the property as freehold therefore does not by itself establish the structure available to a foreign buyer. Before paying a reservation or deposit, the buyer needs to understand the plot title, the registered landowner, any possible lease arrangement and ownership of the building itself. Nominee-style company structures should not be treated as a shortcut around the law.
Ownership format
Resale listings describe the houses as freehold, but a detached house is transferred together with land. A foreign individual generally cannot register Thai land directly in their own name, apart from narrow statutory exceptions. The specific plot title, registered owner, any land lease and ownership of the building must therefore be checked for the actual transaction.
Home types & sizes
One of the smallest documented original plans, with three bedrooms and two parking spaces. Historical sources place the starting plot at roughly 50–53 sq wah. It suits a household wanting a detached-house format without moving into the size and cost of the larger models.
A compact four-bedroom format on a plot starting at about 50 sq wah. Sources disagree on the bathroom count: Homenayoo shows three while PropertyHub shows four. The bathroom figure is therefore left out as a definitive specification and should be checked against the actual house.
Different sources describe this model either as three bedrooms plus a multipurpose room or simply as four bedrooms. That may be a labelling difference rather than a physical change, because the ground-floor room can be used as a bedroom. Buyers should focus on the actual room, access and nearby bathroom rather than the marketing label.
A larger three-bedroom house with additional multipurpose space and two parking spaces; historical material places the starting plot at roughly 60 sq wah. It is a logical fit for a household prioritising larger shared living areas over the maximum bedroom count.
A larger four-bedroom model with two parking spaces and extra family space. Historical reviews put the starting plot at around 70 sq wah. The additional room is useful for a larger household, but it also means more building area to inspect, maintain and renovate on resale.
The largest well-documented model: four bedrooms, four bathrooms, two parking spaces and additional family functions, on historical plots starting around 77–80 sq wah. With houses of this size, buyers should distinguish the original built area from later extensions and reconcile both with the property documents.
The marketed range changed across sales periods and databases. Sources variously show Combine, Combine+, Compile, Compound, Complete, Commix, Commingle and a Compact label; some count five core models while others show six. Compile is reported at 158 or 160 sqm and Commingle at 239 or 240 sqm. For a resale purchase, the actual house plan should take priority over a single portal’s model label. Location
- The estate sits on Kheha Rom Klao Road in Khlong Song Ton Nun, Lat Krabang; coordinates published by several specialist sources cluster around the same project location with only a small spread.
- Road connections run toward Ramkhamhaeng, Rom Klao, Rat Phatthana, the eastern Kanchanaphisek corridor and the motorway network. The location is best assessed against the household's real commute rather than a single nearby road.
- The surrounding area is established, with local markets, everyday retail, schools, hospitals and other large residential communities across eastern Bangkok.
- The eastern-Bangkok position can be practical for trips toward Suvarnabhumi, but actual journey times remain highly dependent on the route and time of day.

Price & purchase terms
- Current price: From THB 6.4M in an active DDproperty resale listing posted on 3 September 2026 and checked on 7 October 2026. This is the lower asking-price anchor for one approximately 160 sqm house on a roughly 61 sq wah plot, not a fixed project-wide price; availability, condition, title documents and final transaction terms need to be checked for the selected property.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The project count conflicts: Home.co, Homenayoo, PropertyHub and several other sources show 342 homes, while DDproperty and BaanFinder show 352. The main field uses 342 because it is supported by the stronger cluster of detailed project sources.
- Full completion dates conflict: Home.co shows 2019, PropertyHub uses 2020, while Estopolis and some databases point to 2021; Homenayoo reported in February 2020 that some houses were already completed and ready to occupy. The estate is clearly completed today, but one exact completion year is not presented as certain.
- Sources differ on the original model range and some specifications, particularly Combine/Combine+, Compile and the Complete/Compact label. A resale purchase should therefore verify the plan and area of the specific house against its documents.
